Regional Development Projects List B. Regional Development Projects Map INTRODUCTION This is the quarterly report of development project activity outside of the City of Beverly Hills. The Community Development Department regularly monitors development projects occurring in neighboring jurisdictions and updates the City Council quarterly. There are two attachments to this report. Attachment A is the Regional Development Projects List, which is a list of development projects proposed near the City of Beverly Hills. Attachment B is a map of the local region. Numbers have been placed on the map to correspond with the projects on the list. DISCUSSION One project has been added to the list since the last quarterly regional projects report was released on October 2, 2012. New Projects o Adas Torah, Orthodox Jewish Synagogue The Victory Furniture Store property, at 9040 W Pico Boulevard, has been purchased by Adas Torah and after a remodel the synagogue plans to relocate from its current location in the Beverlywood area to the site. City of Los Angeles requires a zone variance to be obtained prior to beginning the project to allow: (i) a reduction in the required number of parking spaces on the site, (ii) continuance of the existing car back up distance in the alley, and (iii) use of two of the onsite spaces for deliveries. An application has not been submitted for the zone

Meeting Date: January 8, 2013 variance. Once the application is submitted to the City of Los Angeles there will be opportunities for the public to submit comments and to participate in the process. Project Updates The following projects have updates since the last. Errant Golf Ball Fence (Los Angeles Country Club) The errant golf ball fence planned at the Los Angeles Country Club is being revised and new plans are expected to be submitted to the City of Los Angeles. The fence has been proposed to prevent golf balls from landing on the Rob-May Department Store and other private properties that border the golf course along its eastern boundary. The Country Club is working with the owner of the 9900 Wilshire property to assure that the fence does not affect future views from the development planned for the 9900 Wilshire site. 2025 Avenue of the Stars (Century Plaza Project) A hearing is scheduled for January 15, 2013 to consider the development agreement and all associated environmental documentation for a project that would redevelop the Century Plaza Hotel as a mixed use site. The meeting will be held at 10:00am on January 15, 2013 in the John Ferraro Council Chambers, Room 340, Los Angeles City Hall, 200 N Spring Street, Los Angeles, CA 90012. Not impacts are anticipated during development of this project, however once completed an increase in traffic volumes might be expected on Santa Monica and Olympic Boulevards. Staff will be attending the hearing on January 15, 2013 and will report back to the City Council with the outcome. 10000 Santa Monica The residential tower planned at 10000 Santa Monica Boulevard is being reviewed by the City of Los Angeles for building permits and work is expected to break ground shortly. Some amount of inconvenience is expected to occur, however the contractor will be following a construction mitigation management plan that includes measures to prevent excessive dust, noise, and vibration, and other neighborhood concerns. Measures will be taken to assure that commutes to and from the Beverly Hills High School and surrounding area are not greatly impacted by construction activities. Since this project is being constructed in the City of Los Angeles, the City of Los Angeles will be the leader in monitoring the construction work. The City of Beverly Hills will coordinate its monitoring efforts with the City of Los Angeles to help reduce any impacts experienced by the community. Monitored Projects Not on the Regional Projects List Additionally, although not included on the, staff continue the monitor the following projects: 9941 Tower Lane (Old King Vidor Estate) In 2011 a new owner proposed redeveloping the existing estate. Development plans were submitted to the City of Los Angeles. Building plans are being reviewed by Los Angeles and no permits have been issued to date. The proposed development does not require any discretionary permits and therefore no environmental review is required. 9650/9652 N Royalton Drive (Hastain Trail) Plans for a single family home and to construct a bridge to two single family home lots are currently being reviewed by the City of Los Angeles. These plans were submitted to the City of Los Angeles prior to enactment of the Los Angeles hillside ordinance and Page 2 of 2

City of Los Angeles Bicycle Plan The first year of Los Angeles five year Bicycle Implementation Plan is available for review and can be accessed at the following web address: http://planning. lacity.org/cwd/gnlpln/transelt/newbikeplan/toc_bicycleplan. htm FISCAL IMPACT There are no fiscal impacts associated with this report.
