DUTCH OFFICE LOCATIONS RANKING 2017 An investors guide to the best office locations in the Netherlands.

Where to invest your money continues to be a current discussion in the office market. As adviser of national and international investors, we have long been engaged in this discussion. Of course, the answer depends on the investors profile but also on the strongly diverse dynamics throughout the Dutch office market. Spring Real Estate has investigated the quality of over 145 office locations in 34 municipalities. The quality, in this case lettability, has been translated into a score from 0 percent to 100 percent. The score combines the probability, or likelihood, that the square metres of available office space in a specific location are leased within in a year and how this takeup is allocated over individual office buildings in a specific location. In addition to the lettability score per location, this report provides an overview of the key activities and features of the past year. These include: The total office stock larger than 50 per building as of mid2017, including the office stock under construction larger than 50 per building. The supply of office stock larger than 50 per building as at mid2017 as well as the ratio of the supply relative to the total office stock. The office stock under construction larger than 50 per building as well as the withdrawals that have taken place between July 2016 and July 2017. The lowest gross rental price and the highest gross rental price at which office space is supplied mid2017. The annual net takeup measured over the period July 2016 and June 2017, including purchases for own use and excluding renewals. The total investment volume measured over the period July 2017 and July 2017. For the second year in a row the Zuidelijke IJoever in Amsterdam topped the rankings as best office location in the Netherlands. For some a surprising winner, for other an acknowledgement. The Zuidas in Amsterdam can be found on a second place and is followed by the Bio Science Park in Leiden on the third place. 3 IJoever Amsterdam 01Zuidelijke 62.7% For the second year in a row the Zuidelijke IJoever proved to be an exceptionally successful location, taking first place in our 17 ranking. Although four years ago the vacancy rates in various submarkets in the Zuidelijke IJoever were still among the highest in the Netherlands, that supply has almost completely been taken up. Meanwhile, the vacancy rate in this location is a mere 1,5% of the office stock. It is not unthinkable that in the years ahead the rental levels on the Zuidelijke IJoever will increase further to a level that is more comparable with that of other prime office locations in Amsterdam, such as the Amstel Station Area and the Zuidas. 423,973 sqm 6,203 sqm (1.5%) +92,74 175 285 84,441 sqm 339,000,000 Amsterdam 02Zuidas 46.4% The Zuidas in Amsterdam is undoubtedly the most corporate office location in the Netherlands and is home to large financial institutions and law firms, amongst others. Since the beginning of this century, developments on the Zuidas have been taking place, involving high quality and large office buildings. In the next years the area will be extended further to the west, on both sides of the A10 highway. Although the Zuidas has performed exceptionally well as an office location in the past decade it is expected that some submarkets will become far less accessible in the coming years as a result of the ZuidasDok infrastructure project. In this project an approximately 1,5kilometre length of the A10 highway is being diverted to an underground tunnel. 1 Science Park Leiden 03Bio 46.0% Amsterdam s two most important core markets are closely followed by the Bio Science Park in Leiden; with more than 60 businesses this location ranks as one of the biggest life science clusters in the Netherlands. The niche market works closely with the University of Leiden. In the past few years the entire stock has been used without any supply coming to the market. The area has once again proved to be an attractive office location for international tenants. For instance, office building The Cloud has been fully let following a major renovation. Amsterdam City Centre is popular, in particular, amongst companies related to the ICT sector and the creative industry. Rental prices are rising rapidly on account of the declining vacancy rate and the lack of development potential. An interesting development is the transformation of the former V&D department store into office space. Here a number of retail layers are being redeveloped into office space for Bestseller ECommerce. 165 195 8,75 (5.0%) City Centre Amsterdam 28.9% 07 The office stock in the City Centre of Utrecht consists of historical and relatively small office buildings. Thanks to relatively large rental transactions which have taken place in the past few years, there is little to no supply. Therefore, the City Centre of Utrecht as an office location is one of the biggest risers in our ranking. 5 08 Central Station Utrecht 25.7% Being a hub for the Dutch rail network, Utrecht Central Station is perfectly accessible from all cities in the Netherlands. Several big commercial tenants are based in the offices around the Central Station. CBRE Global Investors is currently developing the WTC Utrecht next to the Central Station. It will be the second WTC in Utrecht. New office developments are expected to take place in future. 4 Amsterdam 10OudZuid 24.4% Similar to Amsterdam City Centre, OudZuid is very diverse and attracts a wide range of companies. The area extends from Amstelveenseweg in the west to the western banks of the river Amstel in the east. OudZuid encompasses historical smaller office villas, boutique offices and largescale office buildings. OudZuid is famous as being the location with the highest rental prices in the Netherlands. 6 12 Bijlmer ArenA Amsterdam 23.9% Bijlmer ArenA, also known as Zuidoost Centrum, has greatly improved in recent years. With recent developments in leisure, the area has become more multifunctional. The quality of office spaces in Bijlmer ArenA is considerably better than other areas in SouthEast Amsterdam. In the past few years much of the office stock has been taken up and this has resulted in the area s rise in the rankings. 703,997 sqm The HighTech Campus is a hightech R&D campus in Eindhoven. Many praise the campus as one of the best locations in the world for hightech development and startups. The image of Rotterdam s CBD has improved considerably in the past few years. It is a leading location for many large companies. 7 14 Beatrixkwartier Den Haag 22.2% 5 The Beatrixkwartier came out as the best office location in The Hague. The Beatrixkwartier is squeezed in between the Central Station, the Station Laan van NOI and the A12 highway, thus providing excellent accessibility. The Beatrixkwartier has a modern and corporate look. The tenants include large institutional organisations. Examples include Nationale Nederlanden, Deloitte, MN Services, PostNL, CAK and Siemens. The Beatrixkwartier also has a World Trade Center. It is a successful location in relation to the neighbouring Schiphol markets. The rental prices are relatively high and supply is limited. Most of the buildings in the SchipholCentrum are still owned by Schiphol Real Estate. New office developments are expected there in future. For example, Schiphol Real Estate has announced the construction of The Base D, an extension to the existing office building The Base that has been fully leased out in the past few years. 216,678 sqm 150 370 9 Amsterdam 16Riekerpolder 22.0% The fastest riser in the rankings compared with one year ago is the Riekerpolder office area. Two years ago the area still had to deal with vacancy rate over 20%. Since the area was only moderately accessible by public transport compared with other office locations in Amsterdam there was little demand for office space. This changed when B.Amsterdam moved into the former office of IBM. The business center only allows startups that can make a contribution to the community that is created by B.Amsterdam. B.Amsterdam expanded after their first opening. They opted for the Tiara building, which had been vacant for 12 years, and the Flightdeck office building. B.Amsterdam created a new synergy on the Riekerpolder. In the past few years there has been a considerable increase in takeup by large and smaller partners. Thanks to all the developments on the Westas there is a good mix of residential, offices and hotels. 9 IJsseloord2 is located in a green environment adjacent to the A12 highway. Although the office market in IJsseloord2 still has to deal with an oversupply, in the past few years there have been significant rental transactions and as a result IJsseloord2 came out as best office location in Arnhem. IJsseloord2 still has ample development potential which is perceived as a weakness for investors. Beslist.nl The Office Operators Multiple 16 Driver of the market dynamics in the Eindhoven city district of Strijp is the submarket of StrijpS. The industrial heritage at the former industrial site which belonged to electronics group Philips is now being developed into a creative and innovative hot spot with a rich urban character.
