Conditions and Restrictions As soon as reasonably possible after commencement of construction, any building or improvement shall be completed with appropriate landscaping. In the event any building, structure or improvement is damaged or destroyed, the owner shall promptly restore the building, structure or improvement to the condition it was in before the damage or destruction or completely remove the damaged or destroyed building, structure or improvement and grade, seed, sod and/or landscape the area from which the building, structure or improvement was removed. Property owner(s) shall at all times keep the premises, buildings and improvements in a safe, clean, wholesome condition and comply with all applicable government, health, fire, zoning and police requirements and regulations and any owner shall remove at his/her own expenses any rubbish of any character which may accumulate on the property. Conditions and Restrictions Driveways, parking and loading areas shall be paved (asphalt, concrete or exposed aggregate concrete) to provide dust free all weather access. Refuse receptacles (garbage cans, dumpsters, etc.) shall be to the rear of buildings and concealed from view by an attractive screen(s). No exterior radio or television transmission or receiving antenna shall be erected, placed, or maintained on any lot, with the exception of a satellite dish which shall be located in the back yard only and concealed from view to the extent possible. No above ground swimming pools shall be permitted. Swimming pools shall be located in-ground and constructed only in the rear yard. No mobile home, double-wide mobile home or any manufactured home generally considered to be a "mobile home" shall be permitted on any lot. No noisy, noxious, or offensive trade or activity shall be conducted on any lot, nor shall anything be done which may be, or become, an annoyance or nuisance to the neighborhood. No unlicensed, junk or salvaged vehicles, boats, machinery, or equipment or other offensive items may be kept on the property. All utilities shall be underground.
