The subject lands are also designated Oak Ridges Moraine Countryside by the new City of Vaughan Official Plan 2010, which is subject to approval from the Ontario Municipal Board. The proposal conforms to the policies of the Official Plan. The subject lands are located in an estate residential neighbourhood with lot frontages greater than 50m. The Owner is requesting permission to construct an accessory structure (cabana) and to maintain an existing detached garage on the subject lands. Page 2 of 2 On December 5, 2000, the Committee of Adjustment approved Minor Variance application A305/00 to permit a single detached dwelling and detached garage on the subject lands with the following variances: Variance Proposed Required 1 Maximum lot coverage 15.0% 10% 2 Maximum building height 11.5m 9.5m 3 Maximum size of accessory structure (detached garage) 99.04m 2 67.0m 2 As the existing detached garage was previously approved under Minor Variance Application A305/00, the Development Planning Department has no objections to the size, location and height of this structure. The Development Planning Department is of the opinion that the proposed cabana will have minimal visual impact on abutting properties. The proposed cabana is centrally located in the rear yard and maintains all of the required setbacks as stipulated in Zoning By-law 1-88. In addition, extensive landscaping is located along the north, south and east property lines. On this basis, the Development Planning Department has no objections to the area and height of the proposed cabana. The proposed lot coverage of 15.8% represents an increase of 0.8% to what was approved under Minor Variance Application A305/00. Accordingly, the Development Planning Department has no concerns to the increase in lot coverage. The Development Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land.
