AGENT S REMARKS The land extends to 188.26 acres or thereabouts in four lots, shown on the plans and detailed on the schedules included in these letting particulars, which are available for sheep winter grazing only between 6 th October 2018 and 28 th February 2019. Four fields in Lot 1 are down to rape and stubble turnips with the remainder of the land being grass. The Licensor is prepared to carry out internal fencing work, at the direction of the Licensee, of up to 500m to Lot 1 and up to 200m to Lot 3. It is highly likely that the land will become available on new Grazing and Mowing Licence Agreements from 1 st April 2019. ACCESS All of the land benefits from good access. LOCATION All of the land is situated near the village of Trevor. Llyn Farm is located off the A539 Ruabon to Llangollen road taking the turn south past the Bryn Howel Hotel and following the lane round to the left for approximately half a mile. GRAZING LICENCE AGREEMENTS GENERAL TERMS The land is available from 6 th October 2018 until 28 th February 2019 on Grazing Licence Agreements. All of the licence fee must be paid prior to taking occupation of the land on 6 th October 2018. Copies of the proposed Grazing Licence Agreements will be available at our Menai Bridge office to interested parties, who must be fully aware of the terms in order to comply with the requirements throughout the term. The Licensee/s will be fully expected to leave the property in the same condition at the end of the Grazing Licence Agreement/s to its condition at the commencement of the Grazing Licence Agreement/s. BASIC PAYMENT SCHEME No Basic Payment Scheme entitlements are included with the land however cross compliance rules etc. will have to be adhered to at all times. GRAZING RESTRICTIONS The land is only available for sheep grazing. Poaching and overgrazing must be avoided at all times. FERTILISING The Licensor will not be purchasing and applying fertiliser to the land during the term of the Grazing Licence Agreement/s. MOWING The Licensee/s will not be allowed to take any cuts of silage or hay off the land. SUB-LETTING The Licensee/s will not be permitted to sub-let, assign or otherwise share or part with possession of any parts of the land. DAMAGES The Licensee/s must reinstate any damages done to the land, access or boundaries during his/their occupation of the land. If this will not be done then compensation will be payable to the Licensor.
VIEWING All interested parties are welcome to inspect the land, by foot only, at their own convenience. All persons when viewing must ensure that they are in possession of these letting particulars and furthermore ensure that the gates etc. are left entirely as found.
