650 Mission Street, Suite 400 San Francisco, CA 9403 Fax (45) 5586409 NOTICE OF PUBLIC HEARING Hearing Date: Wednesday, May 25, 206 Time: Not before 9:30 AM Location: City Hall, Dr. Carlton B. Goodlett Place, Room 408 Case Type: Variance Hearing Body: Zoning Administrator PROPERTY INFORMATION Project Address: 82 Green Street Cross Street(s): Btwn. Mason and Taylor Block /Lot No.: 09/00 Zoning District(s): RM2 / 40X Area Plan: None APPLICATION INFORMATION Case No.: 206000540VAR Building Permit: 203.06.249 Applicant: Sheila Mednick Telephone: (45) 7664073 EMail: smednick@sutroarchitects.com PROJECT DESCRIPTION The project proposes to combine two upper flats in an existing three unit, threestory over garage building, and to provide a replacement dwelling unit at the ground floor. Construction of the replacement dwelling unit includes filling in under a cantilevered room at the first floor. The project also proposes the addition of a roof deck. Per Planning Code Section 40, at least one room which meets a 20 square minimum floor area requirement must face a public street or alley at least 20 feet wide, a side yard at least 25 feet in width, a codecomplying rear yard, or an open area at least 25 feet in every horizontal dimension. The proposed replacement dwelling unit does not contain any windows facing Green Street or a complying open area. The existing rear yard is not codecompliant and there are no side yards on the property. Therefore, the project requires a Variance from Section 40 of the Planning Code. ADDITIONAL INFORMATION ARCHITECTURAL PLANS: The site plan and elevations of the proposed project are available on the Planning Department s website at: http://sfplanning.org/ftp/files/notice/206000540var.pdf Members of the public are not required to provide personal identifying information when they communicate with the Commission or the Department.
