The annual rent is 12.07 and is fixed for the full term of the lease. The rent has been paid for this year. A copy of the lease is included in the tender documents. DESCRIPTION Coed Tylecrwn is a substantial block of woodland located close to the town of Brecon. The woodland sits along a ridge and backs onto a number of old fort sites. The hillside slopes down to the Dulas, a tributary to the Afon Llynfi, and throughout the wood there are views reaching to the northern Beacons. The property is approached from the county highway by way of a stone track across an adjoining field. This access track and a short section of the main track within the wood provide suitable access for normal vehicles. Beyond the gate leading into the property is parking for several vehicles and from this point two tracks lead away and into the body of the wood. A short way down the stone track from the parking area is a large clearing containing four static caravans. Leaving the clearing a track extends to the east of the property and splits in two to serve the north east and south east compartments. The crops comprise a large element of 1960 thinned Douglas fir. This crop has performed well on the nutrient rich soils and offers a positive commercial opportunity for further thinning or felling subject to licence. Throughout the property are attractive stands of 1960 Japanese larch and beech, 1990s Sitka spruce and beech plus further areas of mixed aged broadleaves. The beech compartments offer an attractive visual element to the wood with prolific bluebell growth on the forest floor. Throughout the spring the wood is awash with colour and provides a very attractive vista both into and out of the wood. The Sitka spruce crops are growing well with excellent leader lengths and are approaching the point of first thinning, subject to felling licence approval. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are reserved to the freeholder. MINERAL RIGHTS These are reserved to the freeholder. FENCING A fencing liability exists along the woodland boundaries against agricultural land owned by the lessor at the start of the lease.
