WOODLANDS OF DURRIS DEVELOPMENT BANCHORY, ABERDEENSHIRE AB31 6BE Banchory 6 Miles City Centre 13 Miles Aberdeen Airport 16 Miles 3 Individual House sites Detached Family Homes Internal roads & services completed Full Planning Permission Picturesque woodland setting Highly desirable location LOCATION Woodlands of Durris is a beautiful and highly desirable location only 6 miles from the town of Banchory and only 13 miles into the City Centre of Aberdeen. Despite being only a short distance from the local town and city, Woodlands of Durris holds a picturesque countryside position in the heart of Deeside. Education is provided at the very local Woodlands of Durris Primary School whilst the highly reputable Banchory Academy provides secondary education. Alternatively all the private schools are located in the city centre and only a short drive away. Banchory, being the nearest town, is an extremely popular town to the west of Aberdeen. It has a variety of shops, lovely coffee shops, restaurants, health and community facilities including a swimming pool and tennis club. Aberdeen City is some 13 miles, and provides all the leisure, recreational and entertainment facilities expected from the oil capital of Europe. It also provides good transport links with a mainline railway station and is host to an airport providing both domestic and international flights. WOODLANDS OF DURRIS DEVELOPMENT The Woodlands of Durris house sites are nestled in the natural landscape and woodlands offering a very high degree of privacy and natural wild environment. The private access road meanders through the trees leading to the extremely large house sites which have been formed to take full advantage of the existing woodland surrounding the sites. Full planning has been granted for the construction of 3 detached family homes, all extending to over 280 sqm in size and with detached double garages. The current planning allows for the homes to be constructed from materials specifically chosen to sympathise with the rural environment, yet used within a modern design to compliment the woodland setting. Materials include a sustainable timber framed construction with a combination of Siberian larch cladding, silver or red tin cladding and the roof to be clad in natural slate. Open plan living was very much at the forefront of the internal design to accommodate the modern family lifestyle, yet additional separate public rooms provide the option of privacy. The modern open plan spaces have been further enhanced by perfectly positioned and proportioned windows, to capture the woodland views and to bring the outside in, whilst bi-fold doors lead to the garden terraces. In this picturesque woodland setting it was imperative that the design allowed for the indoor and outdoor spaces to be encouraged to flow together. SERVICES All water & electricity services will be connected to all 3 individual sites. Oil central heating would be recommended with wood burning stoves. Drainage will be by means of a mound soakaway.
