The following are not counted in lot coverage: (a) Air conditioners, compressors, generators, stormwater planters, and other similar equipment, whether or not set on a foundation; (b) Above ground swimming pools; (c) Sidewalks and other pedestrian walkways; exterior basement steps, areaways and window wells; (d) Tents and other temporary structures; play equipment; outdoor furniture; barbecues and grills; and (e) Hot tubs. B. Main building footprint coverage Main building footprint coverage is the percentage determined by dividing that area covered by a main building footprint in square feet by the gross area of the lot in square feet on which the main building is located. C. Main building footprint The main building footprint shall include all parts of a main building that rest, directly or indirectly, on the ground, including, by way of illustration and not by limitation, attached garages, bay and oriel windows with floor space, chimneys, porches, decks with floor heights that are four feet or higher above finished grade, balconies with horizontal projections that are four feet or more, and covered breezeways connected to a main building. (Article 3, Section 3.1.4) EXISTING CONDITIONS: The subject property is an approximately 84-foot-wide corner lot containing 8,800 square feet of land area. The lot is Zoned R-8, One-Family Dwelling District. The R-8 zoning district permits one-family dwellings on lots that are a minimum of 70 feet wide and contain at least 8,800 square feet of land area. The General Land Use Plan is Low 1-10 Units per acre. The existing one-story dwelling was constructed in 1951. The detached garage was added in 1971, the enclosed front porch in 1998 and the covered pavilion in 2002. The existing Main Building Footprint is 21.6% (28% permitted) and the existing Total Lot Coverage is 42.3% (43% permitted w/ existing detached garage). PREVIOUS BZA ACTIONS: V-8356-97-1: On November 12, 1997, the BZA approved a Variance with conditions to permit a setback of 41 feet from the centerline of 31 st Street North instead of 50 feet (16 feet from the - 2 -

right-of-way line instead of 25 feet) and a setback of 37.5 feet from the centerline of North Ohio Street instead of 50 feet (10.8 feet from the right-of-way line instead of 25 feet) as required, and to permit a wall/fence height of up to 8.5 feet instead of no higher than 3 feet and 4 feet, re: a covered front porch addition and retaining wall with fence railing; premises known as 6100 31 st Street North (07). V-11238-17-VA-1: On February 8, 2017, the Board of Zoning Appeals deferred Variance V- 11238-17-VA-1 to the March 15, 2017 meeting. On March 15, 2017, the Board of Zoning Appeals deferred Variance V-11238-17-VA-1 to the May 17, 2017 meeting. On May 17, 2017, the Board of Zoning Appeals deferred Variance V-11238-17-VA-1 to the June 21, 2017 meeting. PROPOSED CHANGES: The applicant is proposing a 42 x 26.3 (1,104.6 square feet) twostory addition with an approximately 120 square foot covered porch over the driveway. DISCUSSION: The applicant submitted a letter dated June 26, 2017 requesting a deferral to the September 2017 BZA hearing. MOTION: I move that the Board of Zoning Appeals defer Variance V-11238-17-VA-1 to the September 2017 BZA hearing. - 3 -
