Rental Agreement This agreement is between the Salsa With Silvia Dance Studio (herein referred to as The Studio and/or Studio ) and registered under the name Salsa With Silvia, LLC, located at 3232 Georgia Ave. NW, Suite 104, Washington, DC 20010 and (herein referred to as The Renter and/or Renter ). The Studio accepts debit/credit card payments (an electronic payment link will be provided), check made out to Salsa With Silvia LLC and sent to Silvia Alexiev, 636 Kenyon St. 1
NW, Washington, DC 20010, or cash. The Renter will receive an electronic receipt confirming the received of payment. CANCELLATION POLICY: The Studio reserves the right to charge a $80 late payment fee and/or cancel the rental agreement if the full payment is not received within 10 business days from the date this agreement is signed and prior to the rental date(s). If the Studio cannot deliver the rental space on the rental date(s) and time, it will give The Renter at least a 48-hour notice and will issue a full refund to The Renter. In the event that The Renter wishes to cancel the rental day/time, (10% is kept as a space holder fee). The Studio will be notified at least 48 hours in advance. The Renter will then receive a 90% refund. If such notice is not received prior to the 48-hour window, The Studio reserves the right to keep 50% of the full payment amount. STUDIO POLICY & GUIDELINES FOR USE - AVAILABILITY. All rentals are subject to the approval of the Studio s owner and/or an owner s representative as well as availability of The Studio. - LOSSES & DAMAGES. The Renter agrees to inspect The Studio prior to beginning of rental time and report any visible damages. The Renter will be held responsible for damages to The Studio including but not limited to damages to the mirrors, floor, carpet, bathrooms, kitchen, light fixtures, light switches, art work, walls, windows, doors, furniture and equipment as a result of the activities taking place during the rental hours. The Renter will also be held responsible for any missing Studio equipment, furniture and art work including but not limited to speakers, stands, mixer, microphone, cables, ipad, camera, computer, microwave, chairs, couches. The Renter agrees to pay the cost for repair or replacement of any damaged or missing property on the Studio s premises that occur as a result of the Renter s use of the Studio. - CLEANING. At the end of the rental time, in the event where the Renter has not paid a cleaning fee, the Renter agrees to leave The Studio as found: 2
Collect and remove all trash from The Studio s floor, bathrooms, lobby, kitchen, trashcans. Commercial grade dumpsters are available in the back of the building and access code will be provided by The Studio. Clean mirror and glass doors smudges Sweep the floor in entire studio with dry mop followed by wet mop. Vacuum the carpet in the lobby. Clean front desk glass. Leave bathrooms in the same condition as found. - FRONT DESK COVERAGE. In the event where The Renter has chosen to provide front desk coverage during the rental time, The Renter agrees that vestibule door will remain closed AT ALL TIMES and there will be a 100% front desk coverage. Intercom system will be used to screen and buzz every guest in. Visitors that do not belong to The Renter s event will be send away. The Studio has a strict No Public Restrooms Policy. - STUDIO KEY/ALARM AND DOOR CODE. In the event where The Studio does not have a representative/employee present during the rent hour, it will provide a front door key, as well as the alarm and door code to The Renter. The Renter agrees not to release this information or give the key to anyone else. The Renter agrees to be the first and last at The Studio prior and after the rental hours. The key will be returned to the owner of The Studio or its representative within 5 working days after the rental has ended. The Renter agrees not to make any duplicates of the key. - STUDIO CASH DRAWER & FRONT DESK EQUIPMENT will NOT be used and accessed by The Renter at any time before, during and after the rental time. - WI FI INTERNET ACCESS: The Renter and guests can use the guest network. Log in information will be provided by The Studio. - FOOD & DRINKS: The use of food and drinks during the rental time must be approved by The Studio s owner and/or its authorized representative. The Studio does not have a commercial grade kitchen. In the event where food and drinks are allowed, The Renter agrees that no alcohol will be sold or served unless it is done by a certified catering company with the proper food and alcohol licenses. The Renter will be held responsible for any permanent drink of food spills and stains. The Studio, its owner and staff will 3
not be held responsible for any accidents on or outside The Studio s premises caused by excessive alcohol use during the rental hours. - STUDIO USES: The Studio can be rented but not limited to the following uses: dance classes, small weddings and family celebrations, corporate events and parties, social dance events. The Studio use must be approved by the owner and/or its authorized representative. The Studio cannot be used for any activities involving nudity, sexual activities and inappropriate behavior. Excessive use of alcoholic beverages and unauthorized/unlicensed serving or selling of alcoholic beverages is prohibited. Smoking of any kind on The Studio premises is strictly prohibited. - STUDIO CAPACITY: 150 people standing, up to 10 tables and 90 sitting guests. The renter agrees not to exceed The Studio capacity. - SOCIAL MEDIA: The Renter s guests can use electronic devices to publish pictures of events and of The Studio. The Studio requests that guests tag The Studio in their posts for publishing purposes. The Renter must make sure that the guests have cleared and agreed that their photographs and video can be taken and posted online. The Renter is responsible for photo & video releases during the rental hours. - EVENT SET UP & DISMANTLING & CLEANING: The Studio allows 1 hour before and 1 hour after the rental hours for set up, dismantling and cleaning by The Renter without adding additional cost to the full payment. - EXCEEDING RENTAL HOURS: If The Renter exceeds the agreed rental hours, he/she agrees to pay the added time at $ /per hour. 4
This agreement is hereby signed and executed by The Renter and The Studio or their authorized representatives. The Renter agrees to all terms and conditions of this agreement as stated above. The Renter agrees to comply with all policies and regulations stated in this agreement. The Renter agrees to be responsible for all consequences if the terms, conditions, Studio policies and regulations stated in this agreement are not met before, during and after the rental hours.
