Mariner s Cove Condominium Owners Association Rental Agreement Supplement. Rental Contracts are for a minimum of one year as per Addendum A of the Association s CCRs. This supplement must be included with rental agreements between owners and tenants at Mariner s Cove Condominium complex. Signed agreement is to be returned to the Association Board Secretary, Katy Montfort, along with a copy of the owner s/tenant s rental agreement and a $50 nonrefundable move-in fee made payable to Mariner s Cove Condominium Owners Association. 1. It is understood by the Tenant(s) that Mariner s Cove is a condominium complex and is not an apartment rental building. As such, it is a community made up of resident owners, part-time resident owners, and renters. Renters should conduct themselves as guests when in the common areas of the complex; areas such as the pool, club house, parking lot, and lawns. 2. The Tenant(s) shall allow the Landlord or a representative of the Association Board access to the Premises at all reasonable times with prior arrangement with the Tenant, to inspect the Premises or to carry out any work that may be required to be done or are deemed to be necessary in order to keep the property fixtures and fittings in good order and conditions. In case of an emergency, access will be made with out prior arrangement. 3. Locks can not be modified as the Association Board representative must have access at all times in case of emergency. 4. The Tenant shall reasonably keep and maintain all sewerage pipes, water pipes and drains in the rented condo unit free from obstruction and/or blockage. The Tenant shall use and operate all electrical and plumbing fixtures properly. 5. The Tenant shall not remodel or make any structural changes to the Premises, with out the prior written permission of the Landlord and the Association Board. 6. Gardens and lawns are common areas. Only potted plants may be added to those areas. 7. The Tenant shall not keep any pets or animals without the Landlord s prior written consent. The Tenant shall be responsible for any damage to the premises on the grounds caused by such pet or animal. Tenants must comply with the rules for pets as stated in the Association s By-laws. 8. A maximum of two vehicles is allowed per unit. Parking is on a first come basis. Only one vehicle may be parked at the sidewalk side of the parking lot. Second vehicles and guest vehicles must be parked on the back wall of the parking 9. The Tenant shall not do or allow to be done in any way anything which would increase the premiums of or violate the Policies of Insurance on the property. Tenants are advised to obtain renter s insurance. The Association s insurance will not cover Tenant s personal belongings. 10. The Tenant agrees to use the Premises solely as a private dwelling for the Tenant and additional members of the Tenant s household as identified in the owner s/renter s Lease Agreement and not permit use of the Premises for any other purposes other than as a private dwelling. The Tenant shall not provide accommodations for boarders or lodgers. 11. The Tenant shall conduct himself/herself and require persons on the premises with his/her consent to conduct themselves in a manner that will not contravene any law, bylaws, ordinance or regulation applicable in respect of the Premises nor cause or permit any nuisance.

The Tenant acknowledges receipt of the By-laws as determined by the Mariner s Cove Condo Owners Association, and undertakes to abide by it and any amendments made thereto from time to time. Pool use and club house use rules are strictly enforced. Tenants must accompany any guest when guest is in those public areas. 13. The Tenant and any other person associated with the Tenant including but not limited to relatives, friends, or visitors shall have no claim for injury, damages or loss sustained directly or indirectly in or about the Premises against the Mariner s Cove Condo Owners Association for any act or omission of the Association including but not limited to any agent, cleaner, maintenance person, handyman, or employee of the Association except from that arising due to active negligence or willful misconduct. MARINER S COVE CONDO OWNERS AND RENTERS REMINDER OF HOUSE RULES (This list is not inclusive. For a complete list of rules, please refer to the Association s CCRs.) PARKING: ONLY TWO CARS PERMITTED PER UNIT There is no assigned parking except assigned handicapped. As a courtesy to others, please park only one of your cars at the sidewalk. Guest parking is away from the sidewalk area. No vehicle maintenance except for small emergency repairs is allowed. Please do not park in numbered spots as these are for recreational vehicles RECREATIONAL VEHICLES: All recreational vehicles/boats must be registered in writing with the Board and parked only in the spot assigned by the Board. Keep your assigned parking area clean. No storage of gear is allowed outside the vehicle/boat. No maintenance except for small emergency repairs, please. TRASH: BE GREEN RECYCLE TRASH CONTAINERS FOR RESIDENTS ONLY Recycle whenever possible in the appropriate bins. Please do not leave items on the ground outside of the bins. No garbage or trash is to be left on balconies or entrance ways. Only regular daily household garbage is to be placed in the dumpster. We are charged extra for large items left such as furniture, shelving, computers, etc. No construction material is to be left outside or placed inside the dumpster. The disposal of those items is the responsibility of the owner/renter. BOXES MUST BE BROKEN DOWN PETS: PETS MUST BE ON A LEASH OR HELD WHEN OUTSIDE THE UNIT Pet restrictions allow only one dog and one domestic cat OR two cats per unit as defined by CCRs 3.14. Walking of pets for pet relief shall be off condo property in the gravel or in the strip between the sidewalk and the road. Pet droppings must be picked up immediately and disposed of properly. Protect the beach and protect our lawns. Urine is hard on the lawn and shrubs. A pet registration must be completed and submitted to the Association. CLUBHOUSE AND POOL: The Clubhouse is meant for occasional use of owners for social gatherings and meetings for groups larger than can be accommodated in the individual unit. It is not a play area for unsupervised youth. The clubhouse social room may be reserved by placing your name, unit number, and times needed on an open date on the calendar in the kitchen. In order to accommodate everyone s needs, please limit consecutive weekly reservations. Lights are to remain on while in the pool area or any other area of the clubhouse. The pool cannot be reserved. The pool is closed from 11pm to 5 am. NOISE: BE RESPECTFUL OF YOUR NEIGHBORS AT ALL TIMES. COMMON AREAS: Nothing shall be placed in a way that ingress and egress are blocked. Landings and stairways are not to be used as a storage area. No wood is to be stored outside of the unit, Bikes and kayaks or other small boats must to be placed in the racks provided by the storage shed. Owners must provide their own locks. TO: Mariner s Cove Condo Owners and Renters FROM: Mariner s Cove Condo Association Board - October 2010 RE: Winterizing your unit for the cold weather This is a reminder that all units must be kept at 55 degrees or higher. When leaving the unit overnight or longer, leave bathroom and utility doors open so heat can reach the pipes. Also, open the cupboard doors under kitchen and bathroom sinks. Owners who have outside storage units with heaters in them should keep heat on low to protect the inside plumbing that is near the storage units. Be sure all combustibles are away from the heaters. If you are going to be gone for an extended time, please notify the Board by putting a memo concerning the time you will be gone in the suggestion box that is located in the kitchen in the social room. You may also mail the Board with the information to Mariner s Cove Condo Association, 8026 Birch Bay Drive #100, Blaine WA 98230. The Board has control of a master key that allows access to units in an emergency. If you have changed your lock, you must provide the Board with a key to your unit to protect the complex in case of emergencies. Units without keys will be entered by a locksmith with the cost of the locksmith and the cutting of a new key billed to the owner. (The Board s authority to enter units can be found on page 21 Section 12.3 of the Condominium Declaration for Mariner s Cove.) All vacant units will be entered once a month during the cold, rainy months to check for potential problems. When units are entered, there will always be two people present. Owners who have freezing problems that could have been prevented and that cause damage to their unit and/or adjoining units will be assessed the cost of repairs. (The Board s authority for this assessment can be found on page 9 Section 5.4 of the Condominium Declaration for Mariner s Cove.) Owners should carry their own condo insurance to protect themselves from any liabilities to other units. In order to stop deterioration of our sidewalks and parking lot from the use of de-icer, this year we will be stocking sand in a container in the parking lot area for use by owners during freezing ice situations. We would suggest that you get some of the sand in a small container, such as a coffee can, to keep inside your unit for use in your area when the need arises. If you need assistance getting sand to your unit, please let one of the Board members know. Any questions concerning these requests can be forwarded to the Board via the suggestion box or by using the Association s mailbox.
