The Hotel Herald Spring, 2018 A management update for The Loraine Condominiums After a long, cold Winter, Mother Nature has finally eased her grip and Spring is upon us. Farmers Market has returned to the Capitol Square meaning it must be time for the Spring edition of The Hotel Herald, a quarterly management update for The Loraine Condominiums. Spring Cleaning/Primping In and around The Loraine is underway as usual but with an asterik due to the continuation of the exterior brickwork project. Chores soon to be completed include: power washing all garage floors. other parking structure items will include touch up painting, bulb replacement and caulking of cement. carpet cleaning throughout the building.* lower floor window cleaning.* detail cleaning of hallways and stairwells.* grass reseeding and landscape primping. flower planting (circular drive and courtyard) by mid-may. service common area HVAC (furnaces and air conditioners). courtyard cleaning and grilling station buffing.* *items to be completed once BRC completes exterior construction Crystal Courtyard The improving weather and annual plantings will make the Crystal Courtyard more appealing to Loraine residents. That is once BRC completes their project. As a reminder, Residents are encouraged to utilize the spaces and to host personal events throughout the year. Since transforming to residential use in 2004, these amenities have hosted birthday parties, graduation celebrations, rehearsal dinners, wedding receptions, movie nights, retirement functions and an acoustical concert. Events which require using the entire space(s) are more than welcome.
Small functions which utilize a portion of the area(s) are also encouraged and can be reserved; however, it is important to consider other residents and allow for sharing of the space(s). Much like reserving a table at a restaurant, the entire facility should not be shut down to accommodate a small group. Common sense and the golden rule should be exercised when determining reservation requirements. PLEASE: Reserve the facilities for groups of 10 and up to 50. Make reservations with Accord Realty. Respect your neighbors and keep noise down after dark. Return the facility to the condition in which you found it. HOURS: Monday Thursday Friday Sunday 8:00 a.m. to 10:00 p.m. 8:00 a.m. to 12:00 midnight The acoustical nature of the area results in sound bouncing around so PLEASE be aware of your neighbors and keep it quiet after dark. The same rules hold true for the courtyard decks on floors 4 though 9. Also, please remember to close doors leading to the courtyard decks after use. The Crystal Courtyard can be reserved through Susie at Accord Realty (256-4566 or accordrealtymadison@gmail.com. The schedule is posted in the community room, the third floor hallway and on the website, theloraine.org. Dorothy Slivicki will be overseeing the herb garden in the courtyard again this year. Best wishes to Dorothy for nurturing a bumper crop this season. The garden will be planted at same time as flowers in Courtyard. The Grilling Station In the Crystal Courtyard continues to be a popular amenity at The Loraine. Please remember to completely clean-up after using this common element feature. Bicycles should enter and exit through the parking garage and if at all possible, should be stored in the garage. If you must take your bike to your unit, you should go through the garage entry door and up through an elevator on first floor. Please park only actively used bikes in the bike rack. Please store seldom used bikes in your parking stall. This will free up space for the bicycle active tenants use. Trash Room Procedures Should be followed as indicated on each dumpster. Recyclables should not be mixed with garbage. Basically, bagged and tied garbage goes down the chute and recyclables in the two open bins. Cardboard boxes should be broken down before discarding. Packing materials (unless specifically biodegradable) should be bagged and placed in the garbage. These items are not considered recyclables. Shredding Service - The blue locked containers in the trash room are provided by Shred-It and are available to all Loraine residents. You can dispose of papers and files by simply inserting documents through the slot opening. You do not need to remove staples or clips prior to inserting materials.
Lost and Found Please check the lost and found cupboard next to the mailboxes in the lobby as the inventory of articles is growing. Enjoy Mints From The Lobby But please take a few and dispose of wrappers properly. Lobby Usage Enjoy this common area but please be aware of other residents when in use. Kindly keep the stairway and traffic area clear of toys and personal belongings. Routine Management/Maintenance Requests for Common Area Items Should be forwarded through your management company, Accord Realty. As most of you are aware, Accord Realty is located in The Loraine Business center at 119 W. Washington Ave. Accord Realty staff members Susie Draeger, Barb Bultman and Brandon Grosse are available Monday Friday from 8:30 a.m. to 5:00 p.m. at 256-4566. As backup, C.A.
