Design, PR and marketing Our in-house team brands developments and creates publicity campaigns. Together with traditional brochures, flyers and advertising designs, our digital marketing experience means we use our website, Facebook and Twitter channels along with mailing lists to update customers about our new homes. We also create PR campaigns to promote our sites. Sales and marketing agents We work successfully as agents for a number of local authorities, private developers and housing associations. Whatever your tenure - market rent, shared ownership or outright sale - we have an experienced sales and communications team which can market and sell your development. Matrix Homes This is a pioneering joint venture between Manchester City Council, GMPF (Greater Manchester Pension Fund) and the HCA (Homes & Communities Agency). Plumlife was commissioned by Matrix Homes to market and sell 240 new homes across a variety of tenures in neighbourhoods in Manchester, Salford, Stockport and Trafford. We rebranded the company, designed a new logo and created a suite of brochures, onsite signage and a bespoke website. Our team handled all publicity and promotions, along with the viewings and progressed sales to completion. Leesbrook View Plumlife provided a complete sales and marketing service for this mixed tenure development of 44 homes, consisting of two, three and four bedroom houses for sale under shared ownership and outright sale. We promoted the development by creating bespoke branding, brochures, flyers and external signage. We publicised this site was in the local press using case studies, along with an official PR launch, which included local and national politicians. Lettings Service We manage over 2,700 properties across a variety of tenure. We advise clients on rent levels, arrears management and tenancy terms based on our extensive knowledge and experience of the market. Our award winning marketing & PR team can maximise the promotion of your development with bespoke branding, ensuring we find the right tenants for your property. Consultancy services We provide a full market research service, including demand analysis, neighbourhood intelligence and rental prices. We will assist you in determining suitable tenancy terms for sites along with property mix, design, specifications and pricing strategies. Finding suitable tenants The most important role for a property manager is finding the right tenant. A bad letting can result in arrears loss through non payment of rent. We have a number of safeguards in place to ensure this doesn t happen including referencing guarantors, deposits and a robust sign-up process. Prepare property for letting We will work with you to ensure you are protected against any non compliant letting. We can offer advice on the minimum letting standard you should adopt. Income management We collect rent and a deposit in advance, with all tenants signing a direct debit as part of the check-in process. We recognise there will be times when a customer fails to pay their rent and we take swift action to correct this. Check out Re-letting the property starts during the notice period. We make clear during the pretermination visit our expectations around the standard of the property when vacated in order for the tenant to successfully recover their full deposit. Accounting to the client A full financial statement will be provided each month including all rents received, minus any fees or costs and transfer payments, within five working days of the end of the month. Property Management We offer a comprehensive property and facilities management service for both residential and mixed-use developments. We work with developers, freeholders, leaseholders and management companies and tailor our services to each individual development. Customer service We can provide a dedicated property manager for all day-to-day management enquiries so there is no customer call centre queue and we can efficiently nip any issues in the bud. We also support our customers with an out of hour s emergency service. Asset management We are firm believers that prevention is better than cure so we run a planned maintenance and renewal programme across all developments we manage. Design & specification We will apply our experience in the design and specification of buildings to minimise maintenance costs in design or refurbishment stages. Fee structure We believe in transparency so that both the client and customer know exactly what is being charged and for what. We will agree a pricing structure to cover all aspects of property management identifying what is included in the basic management fee and when additional fees would be charged. Insurance We can take advantage of the purchasing power of being part of Great Places. The size and scale of its portfolio means that we can secure the most competitive and attractive rates for property insurance. Compliance The safety and wellbeing of the customer is paramount to us so health and safety is a key commitment for us. We use independent health & safety consultants to undertake fire risk and building risk assessments. Financial management We provide high quality financial management and comprehensive financial reporting which can be tailored to the individual needs of you. We provide annual budgets, reserve fund reconciliations and cash balances. We will draft and audit annual accounts ensuring that accruals and prepayments are included. This is a multi tenure development including homes for outright sale, shared ownership and affordable rent. Tribe, Manchester These three 13 storey blocks were refurbished and transformed into contemporary urban apartments within a minute s walk of Manchester city centre.
