Description The property comprises an attractive parcel of arable, pasture and woodland together with a range of farm buildings. In recent years Bincknoll Farm has been farmed as an organic unit in an Organic Entry Level Stewardship Scheme. The land is situated on the edge of the wooded escarpment adjoining the North Wessex Downs, which rises steeply to the south. The land has considerable sporting and amenity potential. A small shoot has been run on the farm in recent years, with high birds provided by the natural contours of the land. There is historic interest, with part of the undulating grassland reputed to be the site of the former settlement of Bicknoll. An Iron Age hill fort, Bincknoll Castle, is situated on adjoining land at the top of the escarpment. The Farmland and Woodland: The land lies within a ring fence, rising to the south. It ranges from productive, under drained arable fields and three fields planted to clover leys, to banky permanent pasture, most of which is situated under the escarpment. Access to most of the field enclosures is available from Bincknoll Lane or over a hard trackway running through the farm. The woodlands are scattered across the farm. Part of the woodlands on the western boundary, mostly comprising poplars, were planted under the auspices of a Farm Woodland Premium Scheme.

The adjoining Honey Hill Copse and part of the woodlands on the escarpment are classified as Ancient or Semi-Ancient Natural Woodland. The land is mostly classified as Grade 3 with a small parcel of Grade 4. The Farm Buildings: The buildings are situated at the end of Bincknoll Lane, and comprise a useful range of livestock and fodder buildings which were formerly utilised for dairy production and briefly comprise: Covered yard (31.7m x 28.9m): a 7 bay, triple span steel portal frame cattle building with lean-to, clad with concrete block and sleeper walls. BINCKNOLL FARM Directions From the north end of Royal Wootton Bassett high street, take the A3102 road in an easterly direction from the Coped Hall roundabout, signposted for Swindon and the M4 Motorway (junction 16). At the first mini roundabout, turn right signposted for Woodshaw, and at the next roundabout, turn left into Bincknoll Lane. Follow this road for nearly two miles to Bincknoll Farm, which is situated at the end of the lane.
