SITUATION Woodchester lies in the valley of the Nailsworth stream and is divided into North and South Woochester. The village supports a parish Church, village hall and The Ram public house. Close by is Woodchester Park which was acquired by the National Trust to protect its delightful 18th and 19th Century park through which threads a chain of five lakes. From Rosare there are views across the valley to Rodborough Common, a large swaithe of open grassland also owned by the National Trust. There is also National Trust land beyond Rosare, providing immediate access to the beautiful secret valley and walks up to Selsey Common. Essential facilities are found in the small bustling town of Nailsworth which is less than two miles away. Here there is an excellent variety of shops including the well known Williams Kitchen, Raffles Fine Wines and Hobbs House, an award winning bakery. Also nearby is Stroud, a larger centre which supports a Waitrose supermarket and an Appollo cinema, in addition to a wider variety of specialist shops and services. The property is well placed for access to the M4 (Junctions 15 and 18) and the M5 (Junction 13) as well as the nearby historic towns of Cirencester and Tetbury to the east, the fine Spa town of Cheltenham to the north, as well as the Georgian city of Bath and regional centre of Bristol to the south. Kemble Station on the edge of Cirencester, offers a mainline railway station with services to London Paddington taking approximately seventy five minutes whilst Stroud Station, about three miles away, provides a service taking approximately ninety five minutes. There is the excellent prep school Beaudesert Park in Minchinhampton with other notable schools including Westonbirt School for girls, Wycliffe College, Stroud High School and Marlings in Stroud. Sporting and leisure opportunities include golf at Minchinhampton and Cotswold Edge; polo at Cirencester Park and Westonbirt; racing at Cheltenham, Bath and Chepstow; gliding at Aston Downs; water sports at the Cotswold Water Park and rugby at Kingsholm in Gloucester. There also superb walks on the adjacent commons at Selsey, Rodborough and Minchinhampton.

DESCRIPTION Oakley House is a striking Grade II Listed house which probably dates back to the mid 1800 s and has been lived in by the same family for the past 40 years. The house provides very comfortable family accommodation and still possesses many original characteristics and features including open fireplaces. At the front of the house are the three main receptions rooms which consist of a large dining room, drawing room and sitting room. All of which have been updated and beautifully enhanced by our clients. These rooms also make the most of the original sash windows and high ceilings. Additionally on this floor is a large central hallway which gives access to the first floor, a study, sitting room and an eat in family kitchen. On the first floor there is a large master bedroom suite which benefits from its own dressing room and bathroom room. Additionally on this floor are a further four double bedrooms and a family bathroom. The extensive internal area continues on the lower ground floor which is currently used as storage but could easily be incorporated into the main house to maximum the living area and internal sq ft. OUTSIDE The house is complemented by delightful gardens and grounds of approx. 3acres which is primarily laid to lawn but offers huge scope to further landscape. There is also a large garden store and greenhouse. The entire garden really maximises the position of the house and gives far reaching views over the valley and beyond SERVICES Mains water, electricity and drainage. Gas fired central heating and Aga.
