Welcome Design Lines Architects is a family based architects practice located in Cullercoats, Tyne and Wear, run by architect Steven Lines RIBA and administrator Christine Lines. The practice was first established in 1995, but with changing market places and workload the practice was incorporated in 2006. A R C H I T E C T S 0 1 9 1 2 5 1 0 2 9 7 We have experience in designing most building types including industrial, commercial, speculative housing, one off new houses, and domestic alterations. In this latter we are somewhat unique, being one of very few chartered architects practices that undertake small scale domestic alterations. As a small practice all our clients get one to one attention, and considering that all of the architecture is handled by Steven all of our clients can be assured that all aspects of their project is undertaken by a qualified architect, from the first meeting to the last line on the drawings. We specialise in housing, both domestic and speculative development, but we undertake all types of work. As we work from home our overheads are low and we can therefore be very competitive on fees. Wherever possible we prefer to work for a fixed fee rather than rely on percentage of costs which can vary. Our hobby of Viking reenactment, and our involvement with period timber buildings has led to the nickname of the Viking Architects. As many of our contacts know us because of this we have actively used the name. Conversions Barns, Ecclesiastical and Other Buildings A R C H I T E C T S Design Lines has a large portfolio of farm and Victorian commercial conversion projects to turn otherwise derelict buildings into new homes and offices. 0 1 9 1 2 5 1 0 2 9 7 1 9 JOHN S T R E E C U L L E R C O A T T Y N E & W E A N E 3 0 4 P T S R J Usually such works are for individual clients, although every now and then a speculative developer will want larger premises altered. One of these was the old Convent at Wolsingham, where developer Beechwood Homes asked Design Lines to complete the design works to fit 10 new dwellings into the original buildings. The convent chapel is shown right. Barn conversions are one of the building types usually commissioned by individual clients. A private house conversion of an original barn and coaching stable in Middleton, County Durham, is shown below. We were also appointed as site architects for the refurbishment of several old farm buildings at West Farm, Backworth, Tyne & Wear for Hyperion Homes. (shown below) Historic Buildings We have a depth of experience of older buildings, most of which have been converted to housing. In this we have at times needed to work with archaeologists to establish what was on site before the works could commence. Refurbishment Repair and Renovation Design Lines have worked on several projects to renovate and repair existing buildings. A R C H I T E C T S 0 1 9 1 2 5 1 0 2 9 7 At Percy Gardens in Tynemouth we successfully refurbished the original lodge when extensive repairs and maintenance was required. The lodge serves as the resident gardeners house and had not been modernised for decades. (shown right) We integrated a new roof and remodeled the interior. The replacement windows were based on old Victorian photographs of the house when new. Modern Maintenance Of course its not just older buildings that need refurbishing from time to time, and we can help with any scale of work to existing buildings from a full scale remodeling to simple maintenance works. We specified the replacement of the original render at Priory Court in Tynemouth, with the job also including adding insulation to save energy, (shown right). Domestic Alterations A R C H I T E C T S Design Lines is one of only a handful of architects practices in the North East of England that are active in the domestic house alteration market. We have done so many small alterations and additions to private houses that you could say that we specialise in it. 1 9 JOHN S T R E E C U L L E R C O A T T Y N E & W E A N E 3 0 4 P T S R J 0 1 9 1 2 5 1 0 2 9 7 No job is too small for us ; we have undertaken domestic projects ranging from several extra room extensions right down to interior remodeling without needing to extend. In fact we pride ourselves on being able to get the most out of the house you already have before or after extension. We offer a start-off consultation for home owners thinking of extending or altering their property. For a set fee of only 72.00 1 we will come and see you at your house, offer advice on what can and cannot be done, give you ideas of how to achieve what you want, and talk you through the entire process of having drawings prepared, obtaining Planning Permission and Building Regulations Approval, and finally selecting and appointing a contractor. There is no time limit on these initial consultations, but most take between 60 and 90 minutes. We can come out to see you after normal office hours so that you do not need to take time off work. You are under no obligations to employ us further after this initial consultation but obviously we would like to think that our advice is such that you will. 1. Set fee of 72.00 applies to all locations within a 25 mile radius of our offices. Locations over this distance will have an additional mileage surcharge applied. Contact us for details. Commercial Shops and Offices Design Lines has designed doctors surgeries and creche-nursery schemes for private clients, and have worked on several offices and shops in and around the North East. A R C H I T E C T S 0 1 9 1 2 5 1 0 2 9 7 Design Lines Architects itself does not have a huge portfolio of commercial projects, however, principal architect Steven Lines has over the years designed many commercial buildings whilst in previous employment. Such schemes include several retirement homes, a council chamber for Aycliffe Town Council, offices for Reg Vardy, and starter business units at Blyth and Sunderland for English Partnerships. Steven also worked as package architects for parts of several larger projects including Canary Wharf in London s docklands and Gateshead s Metro Centre. Vehicle Workshops In 2010 Design Lines completed a comprehensive refurbishment and refit of existing garage facilities including a large garage workshop extension for Fred Henderson of Durham City. Industrial Industrial Units Design Lines Architects has worked with several large industrial companies, the biggest of which was Philips Components Ltd. at Belmont in Durham, where the practice regularly undertook internal alteration and refurbishment projects. Steven has also worked closely with ICI for manufacturing facilities in Dumfries and Blackburn. Site Services CDM Regulations All building projects which take more than 30 working days on site, or which involve more than 500 person days, are notifiable to the HSE under the Construction (Design and Management) Regulations. Since the introduction of the 2015 Regulations this includes domestic works, including extensions and alterations, and as such the CDM Regulations now apply to almost every building project. A R C H I T E C T S 0 1 9 1 2 5 1 0 2 9 7 Under the Construction (Design and Management) Regulations all projects require the appointment of a Principal Designer to assess potential health and safety issues. The client is required to appoint a competent, properly qualified and experienced person to this post as soon as its obvious that the proposed works will come under the full CDM Regulations. Design Lines Architects can act in this capacity for projects we have designed, or else can act as independent CDM consultants for clients who have appointed other designers. Where a client has passed on the obligation of appointment of a CDM coordinator under a design and build contract then DLA can work as an independent principal designer appointed by the contractor. Contract and Project Management As architects DLA can provide a full service : After preparing designs and drawings, and then procurement of any necessary permissions, we can assist with the selection of contractors, their appointment, and subsequent contract administration on site. We would normally do this for projects we have designed but if necessary we can carry out these procedures for other clients who perhaps require further advice and assistance that their initial designer might not be able to help with. If practicable we can provide project management rather than traditional contract management, and arrange individual trades packages of work. Through our involvement with business networking we have a trusted set of tradesmen we can recommend to undertake packages of works for such projects. Where applicable we can help contractors with Design and Build contracts for all stages of the contract. Other Services Site Surveys Design Lines Architects can undertake measured surveys of buildings and provide a set of As Existing drawings for records or legal purposes (as noted below). There is a multitude of reasons why such drawings may be required, but for example, we can provide fire zoning and similar operational schematics and drawings for a company health and safety file. Building Defects Inspections Our insight into how buildings are supposed to go together gives us a good grounding in knowing how and why buildings fail. Design Lines therefore offers a building defects service to help owners locate and rectify problems with their buildings. This can range from advice regarding minor damp or water ingress through to more serious faults. These can be used anywhere, so are not limited to our usual operational area. If you are interested please contact us for more details. Green Issues Over recent years there has been a lot of talk about global warming, and as a result there has emerged several green packages for buildings. These new technologies can save you money, from grey-water recycling to reduce your water bill, to sustainable energy solutions to reduce both your carbon footprint and your energy bills. If you are thinking about such things then Design Lines can help with advice as to what options would be viable for you. Expert Witness and Legal Advice We can provide solicitors and their clients with invaluable expert advice in building disputes and their resolution. Contact us for further details. Viking Architecture A R C H I T E C T S In our private lives our main hobby is Viking reenactment and whilst this is totally separate from our day to day architecture, the two have crossed paths and which has led us to having several busman s holidays helping with period timber longhouses in Norway. 1 9 JOHN S T R E E C U L L E R C O A T T Y N E & W E A N E 3 0 4 P T S R J 0 1 9 1 2 5 1 0 2 9 7 This in turn has given us a unique insight into the development and designs of timber buildings which we can now pass on to our clients. In this we believe that we are probably unique, having both the architectural training and the hands on experience of actually building such structures. Our major project of this nature is a replica longhouse on Unst in Shetland based on an actual longhouse excavated at Hamar. Whilst we appreciate that very few people will want a longhouse building, there are specialist museums and schools that would benefit from our experience and knowledge when constructing or even just discussing period replica buildings.
