Historical Note The Northgates, originally called Northgate House, was the principal house of a large estate that changed hands at least three times in the 19th century. During that period the house, at that time more substantial than it is today, was built. The Northgates is a reminder of the grandeur of the Victorian era with large reception rooms and bedrooms as well as a coach house courtyard and wing, which offers further potential to provide additional accommodation. Significant improvements have been made to the house and grounds in recent years including the addition of the garden room enjoying the fabulous views, a new kitchen, an adjoining greenhouse and the creation of the garden pond. Situation A few miles off the old Hereford to Monmouth road, close to the village of St Weonards and its shop, this region of Herefordshire has dramatic rolling countryside with far reaching views. Close to the market towns of Monmouth and Ross as well as Hereford City, the house is particularly accessible to excellent local facilities as well as the M50 and stations at Hereford or Abergavenny. For Sale The house is first seen over the brow of the hill along the tarmac drive, which sweeps through wrought iron gates around to the front of the house. The glazed porch shelters the front door. The attractive fire place in the panelled Hall has a wood burning stove and the cantilevered staircase is very fine. Off the panelled corridor with its cloakroom, are the principal reception rooms including the panelled Dining Room, the elegant Drawing Room with an open fireplace, the Butler s Pantry and at the far end the Orangery, overlooking the terrace. Off the Breakfast Room, with its impressive inglenook fireplace, is the comfortable Sitting Room and the Kitchen with a four oven Aga and impressive array of fitted units incorporating fridge freezer, dishwasher and electric hob. The Garden Room, with under floor heating, has bi-fold doors which open out onto the garden to enjoy the southerly views over the pond. Beyond this is a further cloakroom, and access to the adjoining garage is from the Back Kitchen/ Utility Room. The rear Hall/Boot Room has a back door out into the courtyard and the back stairs.

On the first floor the Library landing is an excellent study area. There are four bedrooms off the inner landing and three bathrooms (one bathroom is shared between two of the bedrooms). The wing of the house is dedicated to the master bedroom with its own bathroom and dressing room, which could be the sixth bedroom, both accessed from the back stairs. The Coach House Courtyard The courtyard at the back of the house is also approached from the main drive. This sheltered corner comprises various buildings including potting sheds, workshop, fuel stores, mower and equipment store, an open sided garage and the former coach house, now a garage, which could well be converted to provide separate self-contained accommodation. The Gardens and Land Surrounding the house is a very beautiful garden. Edged by mature hardwoods in one corner of the sloping lawns at the front is a summer house. The woodland is bisected with paths and a large number of rhododendrons. The ballustraded elevated

terrace is a wonderful entertaining area overlooking the pond and enjoys the wonderful views. There is also a small orchard, vegetable garden and a bespoke greenhouse attached to the house and directly accessible from the Garden Room.
