APPROVAL OF THE JULY 3, 2013 MINUTES Resolved that the Municipal Planning Commission meeting minutes of Wednesday, July 3, 2013 be adopted as transcribed. The Commission was advised that Agenda Item B was withdrawn and would be scheduled on the July 24, 2013 MPC agenda. 2. OLD BUSINESS A. Tricon Developments Inc. Box 5149 Lacombe, AB T4L 1W7 On June 19, 2013 a Development Permit application was tabled for up to three weeks for 2 commercial buildings to be located at 6005 & 6075-67A Street (Lots 8A & 9B, Block 14, Plan 072-7740), zoned C4 to allow the owner time to work with administration to address concerns. Moved by Councillor, seconded by Carol Mah Resolved that the Municipal Planning Commission tables for up to three weeks, the application for 2 commercial buildings to be located at 6005 & 6075-67A Street (Lots 8A & 9B, Block 14, Plan 072-7740), zoned C4, to allow the owner additional time to work with administration to address some concerns with respect to landscaping and the size of the parking lane on the north side of the property. Desiree Babcock, on behalf of the applicant, was present to answer questions and concerns posed by the Municipal Planning Commission. Moved by Councillor, seconded by Peter Holloway Resolved that Municipal Planning Commission approve the discretionary use of a commercial entertainment facility, to be located in the basement area at 4732-50 Street (Lot 3A, Block 37, Plan 892-2183), zoned C1. Approval is subject to the following conditions. 1. The decision of the Municipal Planning Commission being advertised in a local newspaper. C. 4 July 10, 2013 Minutes Resolved that the Municipal Planning Commission approve the discretionary use of a new two bedroom secondary suite, with a shared entrance at the side, as per the provision of Section 4.7(9)(9.4) of the Land Use Bylaw, to be located within a single family dwelling at 4333 35 Street (Lot 9, Block 14, Plan 5963HW), zoned R1. Approval is subject to the following conditions: 1. The development must conform to the plans approved by the Development Authority on July 10, 2013. 2. The floor area of the secondary suite shall not exceed the floor area of the primary dwelling. 3. The owner is required to relocate the fence along the parking pad in order to extend the parking pad 1 meter to accommodate access to the detached garage, by October 1, 2013, satisfactory to the Development Officer. 4. The new parking pad is to match the existing hard surface parking pad, satisfactory to the Development Officer. 5. The owner is required to install a sidewalk from the side entrance of the secondary suite to the rear parking by October 1, 2013, satisfactory to the Development Officer. 6. The owner must maintain a minimum of 3 on-site parking stalls, one of which must be for the exclusive and unrestricted use of the secondary suite tenants and cannot be used in tandem with the residents of the primary dwelling. All parking stalls must comply with the provision of the Land Use Bylaw. 7. The Municipal Planning Commission decision being advertised in a local newspaper and no appeal against the decision being successful. Note: The Secondary Suite must comply with the Alberta Building Code.

Warwick Barton, on behalf of the applicant, was present to answer questions and concerns posed by the Municipal Planning Commission. Resolved that the Municipal Planning Commission approve the discretionary use of a new two bedroom secondary suite, with a shared entrance at the side, as per the provision of Section 4.7(9)(9.4) of the Land Use Bylaw, to be located within a single family dwelling at 3342 44A Avenue (Lot 6, Block 16, Plan 5963HW), zoned R1. Approval is subject to the following conditions: 1. The development must conform to the plans approved by the Development Authority on July 10, 2013. 2.
