SHORT TERM LEASE AGREEMENT (WEB COPY) This Short Term Lease Agreement (the Agreement ) is made by and between Charles and Krista Kent ( Homeowners ) and ( Guest ) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The property is located at Sandy Point west shore, Georgia Straight Oceanfront. The property is comfortably furnished and includes items in Exhibit B attachment 2. Rental of: The Main Beach House This rental agreement includes only our Beach Home; there is no access to the Guest Home or garage. 3. Rental Party: The rental party shall consist of Guest and the following persons and no other persons: Please contact us if this rental party list requires adjustment before or during your stay at the beach. 4. Maximum Occupancy: The maximum number of guests is limited to eight (8) persons for the main house. Base rate is for six (6) guests with hidden sleeping for up to two (2) extra guests. 5. Term of the Rental Agreement: The Agreement begins at: 4:00 PM on (Check-in ) The Agreement ends at: 10:00 AM on (Checkout) If you require early check in / late checkout don t forget to notify us close to your rental date to see if it can be arranged 6. Minimum Stay: This property requires a three (3) night minimum stay. Shorter stay requests may be granted but extra fees charged. 7. Rental Rules: Guest agrees to abide by the Guest Conduct and Property Rules - Exhibit A (and Pet Addendum when applicable) at all times while at the property and shall cause all members of the rental party and anyone else the Guest permits on the property to abide by the rules at all times while at the property. Please contact me if you have any questions regarding these documents. 8. Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection and maintenance. Homeowner shall exercise this right of access in a reasonable manner. 9. Rental Rate and Fees: a. Booking Deposit & Security Deposit: A deposit of $ (= $500 SD + 50% of the total Rent and fees) is due on return of this signed agreement. The deposit is for security and shall be refunded in full within fourteen (14) days after the Checkout Date provided the following: I. No damage to our home or its contents beyond normal wear and tear. II. No charges incurred due to contraband, pets or services rendered during the stay. III. All doors and windows of our home are closed and locked prior to departure. IV. No linens, appliances, or other household goods are lost or damaged. V. The guest is not evicted by the owner, representative of the owner, or the local law enforcement. VI. No other cost incurred by Homeowner due to Guest s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform homeowner immediately. b. 10. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: a) Total Security Deposit will be returned. b) If cancelled prior to 45 days of Check-in Date: Total Booking Deposit will be returned minus a $150.00 booking fee. c) Rent deposit: If cancelled after 45 days prior to the Check-in Date 0% will be returned unless: The property becomes rented for all or any portion of your cancelled reservation nights, then you will receive back the moneys for the nights it was rented minus a $150 booking fee. We usually rent to larger groups and families, time is of the essence. 11. Insurance: We encourage all renters to purchase traveler insurance. Contact your insurance agent for details. 12. Payment: Acceptable payment method is Personal Check/Cheque. 13. I agree that all rental monies are non-refundable per cancellation policy above. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Time is of the Essence: It is important to send your Booking Deposit within two days of signing this agreement as the property will be available to potential guests until the Booking Deposit (described on page 2) is made. Please notify Homeowner by phone or email when you have mailed the Booking Deposit. We recommend mailing payment by Express Post or Courier as regular post can take up to 14 days to arrive and may result in loss of booking discount. Guest Conduct and Property Rules Exhibit A 1. Have fun! The people of Sandy Point are always friendly and there are miles of beach to enjoy. 2. Parking is limited to four (4) vehicles parked in the driveway and behind the east fence on the property. 3. Pets allowed only when agreed upon by homeowner and strictly managed by pet owner following the rules outlined in the Pet Addendum 4. Keep property and furnishings in good order. 5. Only use appliances for their intended uses. 6. Please do not adjust the top blinds in the living room & dining room area of the main house. 7. Smoking is allowed outside only using ashtrays provided. 8. Check-in & Checkout Early check-in and/or late checkout is not available unless granted by Homeowner. 9. We do not permit towels or linens to be removed from the houses. You are welcome to bring your own beach towels but shake them out thoroughly on the beach before returning them to the house or putting them in the laundry. 10. Extra Guests - People other than those in the Guest party set forth above may not stay overnight in the property. There will be an additional $250.00 charge for each additional unreported overnight guest. Please contact us immediately if you wish to add a guest to the Rental Party guest list (page 1, Rental Agreement) in many instances, adding an extra guest to the list will cost you nothing as long as it is reported to us before their stay and the number of guests never exceeds twelve (12). 11. Fires - The current fireplace is not operational. You are welcome to have a small campfire on the beach in the evenings after calling the Sandy Point Fire Department (360) 384-1480 between 8:00 AM 4:00 PM to check if a fire ban is in effect. Always monitor the fire and extinguish it completely before you retire. 12. Please let us know if something is lost, missing, breaks or is rendered unusable so that it can be replaced or repaired for our next guests. Incidentals such as this are regrettable but will not affect the return of your Security Deposit. 13. Storms If there is a natural event, no refunds will be given unless the State or local authorities order a mandatory evacuation for Sandy Point due to Tropical Storm / Tsunami Warning We will then refund any unused portion of rent from a guest: a) Who is currently registered and is ordered to evacuate. b) Who has to postpone their arrival due to the evacuation order. Upon departure we ask that guests: Load the dishwasher and start it Strip the beds of sheets & pillowcases and begin the first washer load Wipe down kitchen & bathroom surfaces Return all furniture and accessories to their original locations Gather all trash and place in the trash can outside Check all doors and windows to ensure that they are closed and locked Neighbourly conduct and consideration for residents safety is essential: a. Call Sandy Point fire Department (# listed above) before lighting camp fires on the beach or use of fireworks to inquire about current burning bans in the area. Beach fires during a fire ban, large fires, bonfires, fires on the beach house property, burning garbage on the property or beach, and careless use and storage of fireworks are not permitted. b. Quiet time in Sandy Point is 11: PM every evening (There may be exceptions to this during celebrative holidays in the area) c. Verbal and physical conduct is expected to be respectful between guests and visitors as well as guests and neighbours. Any failure, by guests or their visitors to the property, to insure the safety and comfort of the Sandy Point neighbourhood may quickly result arrival of law enforcement or safety officers along with eviction and loss or remaining rent and security deposit. At any time before, during or after your stay, your information may be shared with www.guestchecker.com Our many excellent guests will receive recommendations, and possibly discounts, for future rentals with us or anywhere else in the world they wish to stay.
