In previous issues, I have referred to the old Chinese proverb may you live in interesting times; it would appear that we are on the cusp of very exciting times. Here at IBRE we are pleased to announce a strategic alliance with one of the most well known and reputable real estate auction companies in the nation, Auction World USA, to launch a one of a kind event in Sarasota next month. We will host a commercial real estate auction at The Francis, the new event facility on Palm Avenue in Sarasota on Wednesday, April 10th at 1:00 p.m. No one has done this type of event in Sarasota before and this will be a tremendous buying opportunity for people who attend. In an emerging market like this one, auctions can serve to be a true test of the market. It s a way to expose properties to an entirely different clientele and to enhance our typical marketing efforts to showcase specific properties. Together, with Auction World USA, we ll only bring in make sense inventory to our event. We will feature 12-17 properties and Sellers will have just one $500 marketing fee to enter per property, plus a standard commission. Unlike many other auctions, at this event, buyers will not be charged a buyer s premium. For a long time, real estate here was easy. You put up a sign and they came. We ve continued to do well in good times and bad because of our experience and knowledge of the market. That s the value we plan to bring to these auctions as well. From our perspective, there is a significant increase in activity in the commercial real estate market. The new activity has encouraged our company to be more expansive and to open more options to our sellers. In addition to these new marketing strategies, we have also increased our staff to include senior commercial property manager, Lonnie Homenuk, who has managed millions of square feet in many parts of the world including Indonesia and Canada. I would also like to thank Lonnie and Blalock Walters for their interesting and informative articles and sharing their expertise with our readership. I am confident that the flutter of year-end activity in 2012 will continue into 2013. I look forward to a new, invigorated city commission after the March election and leave you with a quote from my late father in law onward, forward, excelsior.

The River Grande Hotel revitalization A text book example of effective public /private partnerships. William C. Robinson, Jr. Esq. Blalock Walters wrobinson@blalockwalters.com During the boom of the 1920s, the Manatee River Hotel was constructed along the banks of the Manatee River and its historic splendor included serving as a Prohibitionera playground for the rich and famous. Unfortunately, over the past decade, the building has fallen into disrepair and one of the most historic buildings in Manatee County faced a dire prospect of having to be demolished, given its age and deteriorating condition. Fortunately, The Widewaters Group, Inc. acquired the property and soon thereafter began strategizing with government partners to make the redevelopment of the site a reality. Widewaters planned a $15 Million Dollar renovation project which included redeveloping the site into a modern hotel, with the amenities that twenty-first century guests expect. Given the scope of the redevelopment and current market conditions, public-private partnerships with federal, state and local governments were critical to the success of the redevelopment project. The federal government s historic preservation tax credit program and the state government s Brownfield program first allowed certain tax credits to be granted given the historic preservation and the environmental remediation that would occur on the property. A major step was the successful negotiation and approval of a development agreement with the Bradenton Community Redevelopment Agency, which allowed certain property tax abatements, cash contributions and public street improvements along the frontage of the property. The development agreement was unanimously ratified by the Bradenton City Council. The Council also approved certain off-site parking rights allowing patrons of the hotel to park in existing public spaces nearby. Management, from page 9 To effectively accomplish this, the property manager has to have a team in place which consists of both, on and off site direct employees such as the accountants, the IT people, support staff, and then on-site engineers and maintenance people, in addition to the various vendor/partners who also play a strong and present role in delivering the levels of service expected. Generally these operational outside vendor/partners might consist of security, HVAC, janitorial, roofing, painting, parking lot contractors, window washing, and general contracting service providers. It is essential that they are all considered part of the property management team because - they are! A property manager has to wear a lot of hats and even the most tenured managers are not experts in any one field, as there are just too many subjects to cover. Thus there must be a heavy reliance on those team partners. Additionally, the stronger the working relationship, the more efficiently things can be accomplished and efficiency saves dollars. Not to mention, when disaster (man-made or otherwise) strikes, the strength of those relationships and partnerships really comes to fruition, because those partners could be out servicing someone else were it not for a trusted and strong operating relationship. Taking a team approach also can provide owners a certain economy of scale regardless of the size of property, because the team is able to buy or provide product and service through larger sizes at generally lower prices, and allocate their own costs to ownership across a wider spectrum of combined properties that they manage. Finally from strictly a liability point of view for ownership, it is better to spread the risk of any liability across a wider board and leave the responsibility of servicing the property and its occupants to a professional team! From the federal government level on to the local government level, the project s success was tied to obtaining these public-private partnerships. Without the support of the Bradenton community, specifically the Bradenton CRA, City Council and the Manatee Board of County Commission, the redevelopment of the Manatee River hotel would not have occurred. It took a collaborative effort from all levels of government to bring this historic redevelopment to reality said Brian Long, Director of Development for Widewaters. All of the incentives were tied to employment and historic preservation construction standards, which the project hopes to meet when it completes the project in late 2013.
