Description Description: The site lies on the eastern side of High Road between Chandos Avenue and Buckingham Avenue. The site is a former BP petrol filling station that is currently used as a car wash. We have been informed the petrol tanks have been taken out and the ground has been remediated. The site is approximately 0.28 acres and is of a regular square / rectangle shape. The site is bounded by High Road to the west, a Marks and Spencers store and car park to the north and east respectively. To the south of the site is Brook Point, a 5 storey office building. The site fronts High Road and access is taken off High Road.
Planning Planning: The site currently does not have planning consent for a change of use. A planning application (Reference number: N/16024/08) was submitted the London Borough of Barnet in February 2008 for: Demolition of former petrol filling station forecourt shop building, and erection of a seven storey mixed use building, comprising A1, A2, A3 and B1 commercial floorspace at ground floor and 40 residential units on the upper floors with associated car parking at basement level The above application was refused predominantly on the grounds of: 1. Obtrusive density and massing 2. No allowance made for affordable housing 3. No formal undertaking to take account of costs for: - Extra educational costs - Extra library costs - Improving local parks - Improving highways Subsequently the vendor has drawn up a revised scheme of ground floor retail with 38 apartments on 6 storeys. The mix of units includes: 12 x 1 bed apartments 14 x 2 bed apartments 12 affordable units (3 x 1 bed apartments, 3 x 2 bed apartments, 5 x 3 bed apartments and 1 x 4 bed apartment) The scheme allows for 1 parking space per residential unit over 2 levels of basement parking. The above scheme and plans have not been discussed with the council.
