177.011 Purpose and scope of part I. This part shall be deemed to establish consistent minimum requirements, and to create such additional powers in local governing bodies, as herein provided to regulate and control the platting of lands. This part establishes minimum requirements and does not exclude additional provisions or regulations by local ordinance, laws, or regulations. Florida Statute
177.081(1) Prior to approval by the appropriate governing body, the plat shall be reviewed for conformity to this chapter by a professional surveyor and mapper either employed by or under contract to the local governing body, the costs of which shall be borne by the legal entity offering the plat for recordation, and evidence of such review must be placed on such plat. The preliminary plat is submitted as a part of the construction plan set. Plans are submitted through Community Development and distributed to: Electric Department Water Department Parks & Recreation Public Works Engineering & Survey
The preliminary plat contains at a minimum: Name of subdivision Current owners of record North arrow and scale Location map Description with total area Proposed lot, block, tract and parcel layout Proposed street names Typical layout for interior and corner lots Construction can commence upon approval of the construction plans containing the preliminary plat.
The formal plat submittal includes: 10 copies of the plat Current title search Signed and sealed boundary survey Closure sheets of the boundary, lots, parcels and tracts Plats and plans are submitted electronically through the City s eplan system or hard copy with reviews submitted through TRAKiT. Reviewers have 30 days from the log in date to provide comments.

Land Development Code Requirements (9.7.1.3) for final plat: Information shown on the final plat shall include the minimum information required for a preliminary plat, the requirements of Chapter 177, FS, and the following: Maintenance provisions for rights-of-way and common areas FEMA 100 year flood elevations where applicable New Polk County Flood maps in effect 12-22-16.
Deficiency examples: No boundary survey, title search or closure sheets submitted with the plat Boundary survey does not agree with boundary of the plat or the closure sheet Title search addressed to Polk County 1400 requirement Lots and/or tracts not agreeing with closure sheets Require plat submittals to be signed.
Deficiency examples: 1) Richard Powell 863-834-6244 richard.powell@lakelandgov.net 2) Please provide updated title work with next submittal. The report should be less than 30 days old at the time of recording. 3) On the cover sheet, the year in the four sign off blocks should be 2015. 4) The dimension of the line between lots 62 and 63 is 124.98 per the closure sheets. 5) Please coordinate with the project engineer that the drainage easement widths meet the requirements of the Land Development Code 9.8.5 and the Engineering Standards Manual 2-14. This should be based on the as-built conditions of the structures (submittal of as-built survey required). 6) Please provide a signed and sealed boundary survey for our records. The previous survey was not sealed. 7) PCP s and lot corners need to be set prior to recording the plat. As of 9-30- 15, no corners were found.

Final submittal: Two (2) sets of mylars executed by the owner, mortgagee, witnesses and surveyor of record Title search addressed to the City of Lakeland less than 30 days old Recording fees
