SITUATION The Lower Beauly Fishings are located in Strathglass, Inverness-shire, approximately two miles south of the village of Beauly and 15 miles west of Inverness. They are reached via the A862 Inverness to Beauly road and the A831 Beauly to Cannich road. In addition; there is a railway station at Beauly with regular connections to Inverness and the south. Inverness airport has regular flights to other parts of the United Kingdom. THE FISHINGS The Lower River Beauly Fishings are regarded as the prime beat of the Beauly system, accounting for around 60% of all salmon caught. The Fishings extend to over three miles on both banks of the River. The Lower River is divided into three beats; Falls, Home and Downie. The three beats rotate daily. Each beat has its own comfortable, log-cabin style fishing hut. There are three experienced ghillies employed by the syndicate, one for each beat. The Fishings are divided into 28 time-share weeks, each composed of three five-rod groups (A, B & C). Six separate five-rod groupings are available to purchase. The successful purchaser will acquire a certificate of ownership for the rod/s in perpetuity. In addition to the fishing, two separate certificates of ownership are available to purchase in Cruives Lodge Syndicate in week 15 and in week 17. The available weeks fall throughout the season, as shown in the table above. A copy of the Syndicate s cyclical calendar is available from the selling agents. ANNUAL MANAGEMENT CHARGES Owners are bound to pay a share of annual running costs of the Fishings. The management expense charges for the relevant weeks are shown in the table above. The annual management expense charge for Cruives Lodge Syndicate is 1,506 per week. VAT is applicable to the annual rod charges, though not the Cruives Lodge charge. CONSERVATION LEGISLATION The Conservation of Salmon (Scotland) Amendment Regulations 2018 are now in force and impose conservation measures on salmon fisheries. In 2018 the Beauly system has been allocated category three status, imposing a legal requirement to implement 100% catch and release of salmon. The conservation status will be reviewed annually. TITLES & CONSTITUTION The Fishings and Lodge are held in trust for the benefit of members. The Title Deeds are available for inspection by a prospective Purchaser or their agent at the offices of the Syndicates' Solicitors (Messrs. Brodies LLP, Unit 3, Fodderty Way, Dingwall Business Park, Dingwall IV15 9XB. Should there be any discrepancy between these particulars, stipulations, special conditions of sale and missives of sale, the last shall prevail. A copy of the syndicate constitution is available from the selling agents. VIEWINGS Strictly by prior arrangement with the sole selling agents. OFFERS AND CLOSING DATE Offers for the whole or on an individual rod basis will be considered. The seller will not be bound to accept the highest or indeed any offer. A closing date may be fixed and prospective purchasers are advised to register their interest with the selling agents. CRUIVES LODGE Cruives Lodge is located in a secluded and tranquil spot on the banks of the River Beauly. It is ideal for those fishing on the Lower Beauly and is close to the village of Beauly and other amenities. The Lodge is built in the style of a traditional large house but is of modern construction. The property enjoys a beautiful location on the river bank. The garden is surrounded by trees, and an external patio and barbecue area overlooks the river; an ideal setting for evening entertainment. The property was built approximately 20 years ago and is in excellent condition. The Lodge can sleep up to 12 people and has four twin en-suite bedrooms, one double ensuite bedroom, and a sixth twin bedroom with access to a shared shower room. The large dining room is well equipped for large-scale catering; it is a great space to socialise over a meal. The comfortable sitting room with its open fire is ideal for after dinner entertainment. The well-equipped kitchen is fitted with an Aga. There is also a spacious rod room. WiFi is available throughout the property.
