CURRENT & PRIOR PROJECTS Eschweiler Buildings Owner Representative Wauwatosa, Wisconsin Client: UWM Real Estate Foundation Service: Owner Representative Project Overview: On February 15, 2011 the UWMREF and its affiliates purchased an 88 acre parcel from the northeast quadrant of the Milwaukee County Grounds located in Wauwatosa near the Medical College. This site is the location of Innovation Campus; a world-class, public-private research park that spurs partnerships between academia and industry that bring new products, businesses, and jobs to the marketplace. TVD was hired as an owner representative to oversee these assets, including the historic Eschweiler buildings, as the UWMREF prepared for the next phase of these historic buildings. TVD s work on this project ended with the sale of the Eschweiler Buildings to Mandel Group. Project Highlights: TVD collaborated with various stakeholders on the restoration efforts of the historic Eschweiler buildings. TVD promoted the overall benefits of Innovation Campus. Cambridge Commons Tenant Representative Milwaukee, Wisconsin Client: UWM University Housing Service: Tenant Representative Stakeholders: UWM Real Estate Foundation UWM University Housing Mandel Group HGA KBS Project Overview: Construction Services for UWM University Housing during the construction and warranty period of Cambridge Commons, which is a 700-bed student residence hall located in Milwaukee s Eastside neighborhood. Key stakeholders include the owner, UWM Real Estate Foundation; developer, Mandel Group; architect, HGA; general contractor, KBS; and the long term tenant, UWM University Housing. TVD was instrumental in coordinating with campus personnel to ensure security, technology, transportation, energy saving software, and other academic features for University Housing were incorporated into the project in a timely fashion while equipping staff to oversee the ongoing maintenance and function of the facility. Building Highlights: Innovative Design to Encourage Academic Living and Learning LEED Gold Certified Building Two Green Roofs Solar Photovoltaic System Underground Rainwater Storage www.truevinedevelopment.com 262.490.2572 Project Details: Environment Portions of the site were restored with native plantings and wildflowers that promotes water quality and wildlife habitat, including a 15,972 SF green roof Transportation Partnered with ZipCar to offer car sharing services to students, staff and the broader community to reduce the need and cost of onsite parking Cambridge Commons featured secure bicycle rooms and numerous bike racks throughout to promote alternative transportation The University Housing shuttle service operates continuously between the UWM Main Campus and surrounding student housing facilities to ensure easy access for students Energy Saving Features The facility utilizes Lucid Technology to monitor its energy usage, including electric, natural gas, water; and helps students modify their habitat to reduce building operating cost. Accelerator Building Owner Representative & Facility Management Wauwatosa, Wisconsin Client: UWM Real Estate Foundation Service: Owner Representative & Facility Management Stakeholders: UWM Real Estate Foundation UWM City of Wauwatosa Concordia Phelan Development Eppstein Uhen Miron Construction Project Overview: Construction Services included assistance to the UWM Real Estate Foundation and Phelan Development so campus standards were integrated within the facility. Upon building completion, TVD has been retained for facility management oversight and coordination with the tenants and main campus. In addition TVD ensures all warranty items are completed per the terms of the contract. True Vine Development 7
Ravinia Park Construction Administration Summit, Wisconsin Client: Waukesha State Bank Service: Construction Administration for Land Development Project Overview: As the market turned for the worst in 2009, banks started to take back real estate projects from undercapitalized developers, such as Ravinia Park in Summit, Wisconsin. Most of these projects were incomplete at the time of repossession; thus TVD was hired to oversee the remaining construction phase so these assets could be sold. This project was a single family subdivision that needed the remaining details completed so the lots could be sold to individuals and builders. Project Highlights: Assisted Waukesha State Bank (WSB) in finishing outstanding construction items so the Letter of Credit that was posted with the Village of Summit could be released Coordination with Waukesha County to ensure native plantings were completed per the Developers Agreement Provided input for the creation of the Home Owners Association for this neighborhood Conducted regular site reviews to ensure tasks were completed within the scope of service True Vine Development 8
F. Mayer Boot & Shoe Building Market Research Milwaukee, Wisconsin Client: Milwaukee Fortress, LLC Service: Market Research Project Overview: TVD was retained to research the market to determine the highest and best use for a redevelopment plan for the F. Mayer Boot & Shoe Building, also known as the Milwaukee Fortress Building. To do this, TVD evaluated both commercial and residential absorption rates in the downtown, eastside, and surrounding neighborhoods. Once it was determined that rental residential use would yield a higher return, further analysis was done gathering apartment inventory, comparables, rental preferences, renter demographics, and other amenities. This data was collected for each of the surrounding neighborhoods. In addition, research was done to determine what other projects were in the pipeline that would compete with this property. This information was then compiled into a final report, which in turn was utilized to help obtain project financing. True Vine Development 9
Innovation Campus Wauwatosa, Wisconsin TVD is providing ongoing construction administration services to the UWM Real Estate Foundation as different components of Innovation Campus move forward. TVD s work is ongoing. Cozzens Cudahy Research Center Milwaukee, Wisconsin 18,000 SF facility utilized for research, teaching, and conference activities. TVD provides professional managed services with regular onsite support and online work order system. Supports events with furniture setup/takedown, facility coordination during the event, parking lot support, and clean up. Oversees fire / life safety systems, security systems, janitorial services, mechanical and electrical repair work, snow removal contractor, and trash service. Provides monthly reporting to client. Chancellor s Residence Milwaukee, Wisconsin TVD assisted the University of Wisconsin, Milwaukee (UWM) during the transition when they purchased and prepared an estate on Lake Drive for the Chancellor s private residence. Work included the management and coordination of the landscaping, mechanical, and carpentry trades to ensure work exceeded expectations. True Vine Development 10
