APPLICATION CRITERIA AND CONSIDERATION 1. All application paperwork must be completed in blue ink only. 2. Occupancy standard: Two occupants per bedroom 3. An application will be required for all persons 18 years or older. All applicants over the age of 18 are required to sign the lease. 4. Each applicant must provide information on job history. Gross monthly income must be at least 1.5 (one and half) times the amount of rent. If your employer will not verify your income over the telephone, you will be required to produce paycheck stubs to verify your income. If you are self-employed, you will be required to produce current income tax papers to verify your status and income. Failure to provide income verification will result in application denial. 5. At minimum of 6 months of consecutive employment is required to qualify for the standard security deposit. 6. A current credit report will be pulled on each applicant and evaluated according to our current move in policies. 7. Each applicant must provide information on rental history. 6 months of positive rental or mortgage history during the last 2 years is required to qualify for the standard security deposit. Renting from family members do not count. 8. Criminal background checks are required on all applicants. 9. Applicants must not have more than 1 unsatisfactory eviction judgment. 10. We welcome pets at City Limits Apartments. All pets must have management approval and a Pet Addendum to Lease executed and any applicable pet fees paid upon move in. No more than 2 pets are allowed per apartment. The application fee and deposit must be in separate verifiable funds (money orders or cashier s checks). Cash and/or personal checks are not accepted. If the application is not approved, the deposit will be refunded immediately. An applicant has 72 hours to change their mind about the apartment and receive their deposit back. After 72 hours of receipt the deposit is not refundable. City Limits Apartments comply with the Minnesota Anti-Discrimination Laws. Move in Policy The application is denied if: A. The applicant s gross income is less than less than one and half (1.5) times the amount of rent. B. The applicant has been convicted of a felony or has multiple misdemeanors in the last ten 10 years. Traffic violations will not be considered. C. The applicant has an unsatisfied eviction judgment. In order for applicants to qualify for the standard security deposit, the following criteria must be met: 1. Applicants must prove they have been in the same job, with the same employer, or have had the same source of income for the past 6 months. 2. Applicant must have their credit approved. Additionally, if the applicant has a credit score less than 600 or little or no credit history security deposit will be equal to one month s rent. 3. A verifiable rental history is required. We must be able to confirm at least 6 months of positive rental history some time during the past 2 years, renting from family members do not count. 4. Applicants must not have a balance due with a previous landlord. If balance is owed, proof of payment arrangement will be required. Pet Policy We welcome cats at City Limits Apartments. The initial pet fee is as follows: A one hundred and fifty ($150)-refundable pet deposit is required. There is a monthly pet fee of: $20/month per cat. No more than two (2) cats are allowed per apartment. Initial Pet Deposit is refundable and does not transfer from apartment to apartment. Pets may cats only. Pets allowed without deposits: small birds, turtles, hamsters, guinea pigs, fish acquirements that are five (5) gallons or less. Note deposits are required on large birds, including but not limited to, Parrots, Cockatels, Sun Conures, or other birds often let out cages. The following pets are not authorized at City Limits: snakes, lizards, sugar gluider, flying squirrels, chinchillas, ferrets, reptiles, amphibians, rodents, or venomous animals of any kind. The following are the owner s requirements: No pets allowed on new carpet or carpet less than two (2) years old, pets must be inoculated, proof of age, all fees must be paid on or before the date the resident takes possession of the apartment, and a separate addendum is to be completed and signed, and is considered as part of the Lease Agreement.
