COTTONS AND HOBLEY FURZE GENERAL DESCRIPTION This is a rare opportunity to purchase a woodland in rural Warwickshire close to the border with Leicestershire. Those looking for a peaceful idyll where timber can be harvested and crafted will not be disappointed. Cottons Furze and Hobley Furze are completely separate former estate woodlands historically planted and managed to provide cover for game and to produce timber and firewood for estate use. These woods are not classified as ancient woodlands which give a new owner wide flexibility for future management. ------------------------------------------------------------------------------- LOT 1: HOBLEY FURZE 13.92 hectares / 34.40 acres Hobley Furze is a sensibly sized predominantly broadleaved woodland. The underlying land is relatively level and soils are ideal for the growth of native broadleaves and other non-native species according to an owner s objectives. Current crops are all either mature or approaching maturity and with further thinning the main crop of oak and ash trees could be left to mature and improve ready for harvest or further thinning. Options for the future management of the woodland are varied. A new owner may choose to remove the poplar which is present in some parts of the wood by clearfelling, or be more sensitive with a continuous cover management system aimed at regenerating the woodland through small coupe selective felling. Access for harvesting is easy through the gate at point A on to an unmade track leading onto the woodland s ride system. This is a series of unmade rides which gives good access to the majority of the woodland. A new owner may wish to stone a proportion of these rides to provide year round access. LOT 2: COTTONS FURZE 11.20 hectares / 27.67 acres Slightly smaller than Hobley Furze, this is a stand-alone woodland which has not been managed for a number of years. As a result the woodland is packed with mature timber ready for immediate harvest subject to felling permission from the Forestry Commission. The woodland contains a mixture of broadleaved species including poplar, oak, ash and sycamore. There is also the odd Douglas fir tree. As with Hobley Furze, a new owner has real scope to transform this woodland according to his or her objectives of management. Access is easy from a gate at point B shown on the sale plan. This wood also has good road frontage to the minor roads which form the northern and western boundaries.
