Page 2 Page 2 About This Guide The purpose of this guide is to provide information to the public regarding some large-scale development projects in the Town of Vail between 2004 and 2010. These projects are at varying stages of the construction process, ranging from conceptual review to completion. This booklet was created as a guide for a walking tour of development projects, and projects are arranged from west to east to facilitate ease of use. Each project includes the latest rendering available at the time of publication. However, the renderings may not accurately reflect the final product. Below is a summary of statistics for the projects listed in this booklet, including the number of dwelling units (whole-ownership residential), accommodation units (hotel rooms), fractional fee units (multiple ownership scenarios, including timeshare), employee housing units (restricted for use by people working in Eagle County) and commercial square footage. Page 3 About the Community Development Department Page 3 The Community Development Department currently maintains a full-time staff of 13 professionals working across six interdisciplinary teams, including administration, building, environmental health, geographic information systems, housing and planning. The mission statement of the Community Development Department is as follows: The work of every Community Development Department employee positively reinforces the goal of providing exceptional community development services to all our customers. We do this with absolute dependability, reliability, credibility and trust as our guide. While the main focus of the Department is managing the development review process, each team has its own specific responsibilities: The Administration Team is responsible for providing administrative support and assistance to each of the teams, including permit issuance, record keeping and other daily tasks of the Department. The Building Team is responsible for reviewing plans for compliance with the International Building Code, performing inspections in the field to ensure safe, accurate and compliant buildings and to update building codes as necessary. The Environmental Health & Planning Team is responsible for environmental policy recommendations, restaurant inspections, open space management, recycling, water quality and other environmental stewardship projects. The Geographic Information Systems Team maintains the Town s dataset of maps and land data, including land use, zoning, natural environmental conditions and permitting. The Housing Team is responsible for employee housing policy recommendations, employee housing regulations administration, employee housing lottery administration and other projects that increase employee housing opportunities within the community. The Planning Team is responsible for making land use and development policy recommendations, long-range planning, development application review and administration of the Sign, Zoning and Subdivision regulations.

Page 4 Page 4 1 VAIL FIRE STATION NO. 3 2399 North Frontage Road West www.vailgov.com/fire In 2011, the Town of Vail completed construction of a third fire station, located in West Vail. The new fire station reduces the emergency response times in Vail by 30 to 35%. The Town purchased the property in 2007, previously a fast food chain restaurant, for the purpose of constructing the new fire station. The new station has 3 fire truck bays, shift quarters for on-duty firefighters, accommodations for 12 to 14 student firefighters, and offices for the fire department s administrative staff. In an effort to optimize the space, the fire station has multiple training facilities (confined space training, ventilation training, ladder operations, etc.) as well as community meeting rooms. Fire Station No. 3 will be Leadership in Energy and Environmental Design (LEED) Silver Certified, recognizing the Town s commitment to environmental stewardship and sustainability.

Page 5 Page 5 2 TIMBERLINE LODGE CONDOMINIUMS 1783 South Frontage Road www.timberlinelodgecondos.com/ The proposed redevelopment of the Roost Lodge in West Vail was approved in 2008. The redevelopment replaces the existing 72 room budget hotel with 31 dwelling units, 102 accommodation units, and 3 employee housing units. Amenities at the new hotel include fully equipped kitchens in each of the accommodation units, a fitness center, hot tubs, on-site ski storage, and covered parking. The future Timberline Lodge is being developed by Timberline Roost Lodge, LLC, a local development team, and was designed by Lightowler Johnson Associates from Fargo, North Dakota. A commencement date for this project is still pending.

Page 6 Page 6 3 WESTHAVEN CONDOMINIUMS 1325 Westhaven Drive www.vailcascade.com/vail-ski-vacation-condo.php In 2007, Westhaven Condominiums was completed, adding 13 new high-end dwelling units to Cascade Village. Cascade Village includes all of the services of the Vail Cascade Resort and Spa, a AAA Four Diamond Resort, including a 78,000 square foot fitness center, 10,000 square foot spa, and two outdoor swimming pools. In addition to the Resort and Spa, Westhaven Condominiums is less than a 5 minute walk to a ski lift. The 0.85 acre lot sat partially developed for over 20 years prior to Mirus, LLC, a local development team, acquiring and building. The project was designed by Vail firm, Morter Architects. Initial sale of the units was secured prior to project completion.

Page 7 Page 7 4 CASCADE CONDOMINIUMS 1310 Westhaven Drive www.cascaderesidencesatvail.com Cascade Condominium Residences, a proposed infill and expansion development adds 14 new dwelling units bringing the property s total to 22 dwelling units. Changes reduce the amount of existing commercial floor area on the property to approximately 5,000 square feet. Owners of the dwelling units will have access to all of the services of the Vail Cascade Resort and Spa, a AAA Four Diamond Resort, including a 78,000 square foot fitness center, 10,000 square foot spa, and two outdoor swimming pools. In addition to the Resort and Spa, Cascade Condominium Residences is less than a 5 minute walk to a ski lift. The local development team is Cascade Residences, LLC, and the local design firm is RKD Architects.

Page 8 Page 8 5 CORNERSTONE BUILDING 1276 Westhaven Drive In Cascade Village, the Cornerstone Building has been approved on an existing vacant property immediately adjacent to the ski lift. When complete, the Cornerstone Building adds 23 dwelling units, 4 employee housing units and 623 square feet of commercial development that will house skier services. Guests will have access to all of the services of the Vail Cascade Resort and Spa, a AAA Four Diamond Resort, including a 78,000 square foot fitness center, 10,000 square foot spa, and two outdoor swimming pools. L-O Westhaven, Inc., a local development team, used the design services of GPSL Architects, PC of Vail. A commencement date for this project has not yet been determined.

Page 9 Page 9 6 EVER VAIL 1031 South Frontage Road www.evervail.com Ever Vail is a proposed new ski mountain portal currently in the development review process. The proposal includes the construction of a gondola and a public parking structure to disperse access to Vail Mountain. Improvements to Red Sandstone Creek, realignment of the frontage road and other public amenities will be included in the project. Ever Vail includes multiple new structures with 382 dwelling units, 102 accommodation units within one hotel and 45 employee housing units. 49 dwelling units have attached accommodation units that can be short-term rented separately from the dwelling unit. A grocery store provides an anchor for over 60,000 square feet of commercial space, which also includes restaurants, retail and office space. The project is being developed by Vail Resorts Development Company and is being designed by Callison.

Page 10 Page 10 7 GORE CREEK PLACE 730 South Frontage Road Gore Creek Place is a new townhouse development on 2.45 acres in Lionshead adjacent to Gore Creek. The project includes 16 dwelling units that have one common underground parking garage. The project was developed by the Vail Resorts Development Company and designed by 4240 Architecture of Denver, Colorado. Gore Creek Place was completed in 2007 and includes access to amenities at the adjacent Ritz Carlton Residences, including an outdoor swimming pool, hot tubs, spa and fitness center.

Page 11 Page 11 8 RITZ-CARLTON RESIDENCES 728 South Frontage Road www.ritzcarlton.com/vail The Ritz-Carlton Residences were built on a 2.4 acre former surface parking lot in Lionshead. The project includes 71 dwelling units, 45 fractional fee units and 3,600 square feet of commercial space. The Ritz-Carlton Residences were developed by Vail Resorts Development Company and designed by 4240 Architecture of Denver, Colorado. Amenities include a spa and fitness center, outdoor swimming pool, hot tubs and ski valet at the base of the Lionshead gondola. The project was completed in 2010.

Page 12 Page 12 9 STRATA 705 West Lionshead Circle www.stratavail.com/stratavailviewer.swf Strata, located in Lionshead, was approved for construction in 2009. The project is proposed on a 1.56 acre site that currently includes a hotel and a residential property. The proposed Strata project is being developed by Lionshead Inn, LLC and was designed by Oz Architecture of Denver, Colorado. The project includes 63 dwelling units, 16 fractional fee units, one on-site employee housing unit, 5 off -site employee housing units and approximately 7,000 square feet of commercial space. Commencement and completion of construction dates have yet to be determined.

Page 13 Page 13 10 ANTLERS AT VAIL 680 Lionshead Place www.antlersvail.com The Antlers at Vail addition and remodel was one of the first projects to begin Vail s Renewal. The project was developed by the Antlers Homeowners Association and designed by Havekost and Associates of Denver, Colorado. The Antlers at Vail sits on a 1.2 acre property in Lionshead adjacent to Gore Creek. The remodel added 24 dwelling units and 7 employee housing units for a total of 96 dwelling units and 9 employee housing units. The project was completed in 2005. Amenities include conference facilities, an outdoor swimming pool, spa and underground parking.

Page 14 Page 14 11 LIONS SQUARE LODGE NORTH 635 Lionshead Place www.lionssquarelodge.com Lions Square Lodge North included an addition and remodel to the almost one acre Lionshead property. The project, completed in 2010, added 9 dwelling units for a total of 36 dwelling units. The new units were marketed as the Tower Residences at Lions Square Lodge. Amenities include underground parking, an outdoor swimming pool and hot tubs. The developer of the project was J.L. Viele Construction and the designer was Melick Associates, Inc. of Denver, Colorado.

Page 15 Page 15 12 THE ARRABELLE AT VAIL SQUARE 675 Lionshead Place www.arrabelle.com In 2008, the Arrabelle at Vail Square, located at the base of the Eagle Bahn Gondola, was completed adding 67 dwelling units, 36 accommodation units and 49 attached accommodation units that can be rented separately from the dwelling unit to which they are attached. The Arrabelle also includes 43,000 square feet of retail space and restaurants. Additionally, guests have access to amenities such as on-site spa, fitness center, ski valet, valet parking, an outdoor ice skating rink, outdoor swimming pool and hot tubs. The Arrabelle replaces the original gondola building and an existing employee housing hotel. In 2010, the average price per square foot for units sold in the Arrabelle at Vail Square was $1,351. The project was developed by Vail Resorts Development Company and was designed by 4240 Architects of Denver, Colorado.

Page 16 Page 16 13 LANDMARK CONDOMINIUMS 610 West Lionshead Circle www.landmarkresidences.com The Landmark Condominiums, located in Lionshead, completed a renovation and addition in 2010. The addition included 18 new dwelling units for a total of 76 dwelling units on site. Two employee housing units were also constructed on site. The project included the renovation of over 12,000 square feet of commercial space, which is comprised of retail and restaurants. The project was developed by Alter Vail Ventures, L.L.C. and designed by local firm, Fritzlen Pierce Architects and A. Epstein and Sons. Amenities include underground parking, an outdoor swimming pool and hot tubs.

Page 17 Page 17 14 FIRST CHAIR 600 West Lionshead Circle The First Chair employee housing project includes 32 employee housing units that provides homes for 124 employees. The project, to be completed in 2011, was developed by Vail Resorts Development Company and designed by Oz Architects of Denver, Colorado. Amenities at First Chair include underground parking and a common outdoor lounge with barbecue grills. First Chair is located in Lionshead adjacent to the I-70 pedestrian bridge and a short walk from the Eagle Bahn Gondola. The employee housing is being built to fulfill the developer s employee housing requirements for the Arrabelle at Vail Square and the Ritz-Carlton Residences.

Page 18 Page 18 15 LIONSHEAD PARKING STRUCTURE 395 South Frontage Road www.vailgov.com The Lionshead Parking Structure is a town-owned public parking facility that serves Lionshead and provides access to Vail Mountain via the Eagle Bahn gondola. The Town of Vail is adding a bus station on the north side of the existing structure and is redeveloping the commercial auxiliary building on the south side of the parking structure. The bus station includes a public waiting area, restrooms and a guest information center. The commercial addition includes public restrooms, lockers, 200 square feet of retail, a 2,850 square foot space for the Vail Recreation District, and an 1,860 square foot multi-purpose facility. The project was designed by 4240 Architecture of Denver, Colorado. The bus station is scheduled for completion in 2011 and the auxiliary building will be completed in 2012.

Page 19 Page 19 16 FOUR SEASONS RESORT 1 Vail Road www.fourseasons.com/vail Located at One Vail Road in Vail Village, the Four Seasons Resort Vail was completed in 2010. The five star hotel has 16 dwelling units, 122 accommodation units, 19 fractional fee units, and 14 employee housing units. Amenities include an outdoor swimming pool, spa, fitness center, daycare and a ski valet located at the base of Vail Mountain in Vail Village. Additionally, the resort has two on-site restaurants and 24-hour room service. Developed by Four Seasons and designed by Hill Glazier Architects of Palo Alto, CA, the Four Seasons Resort replaced the aged Chateau at Vail hotel.

Page 20 Page 20 17 THE SEBASTIAN 100 East Meadow Drive http://www.thesebastianvail.com Vail s newest boutique hotel, The Sebastian, a Timbers Resorts Hotel & Residence Club, opened for business in 2010. The Sebastian is the renovated former Vail Plaza Hotel & Club which was newly constructed in 2007. The Vail Plaza was developed by Vail Plaza Development, LLC, a developer from Brazil, and was designed by Zehren & Associates, Inc., a local architecture firm. For 30-years prior to The Sebastian opening it was the site of the original Vail Village Inn, located at the gateway to Vail Mountain. The new resort offers guests 99 accommodation units and 50 fractional fee units. The resort also has two restaurants, a market, an on-site spa and fitness center, conference facilities, outdoor swimming pool, and hot tubs. There are also 18 employee housing units on-site.

Page 21 Page 21 18 SONNENALP RESORT 20 Vail Road www.sonnenalp.com The Sonnenalp Resort of Vail, a AAA Four Diamond Resort, in the heart of Vail Village completed an addition and remodel in 2006. With the addition they offer guests 127 accommodation units and 8,000 square feet of retail and restaurants. The Sonnenalp Resort is internationally known for its customer service standards. Amenities include the on-site spa and fitness center, an outdoor swimming pool and hot tubs. The owner and operator, Sonnenalp Resort of Vail, was also the developer of the initial resort and the expansion. The project was designed by local firm, Resort Design Architects.

Page 22 Page 22 19 ONE WILLOW BRIDGE ROAD 1 Willow Bridge Road www.onewillowbridgeroad.com One Willow Bridge Road, former location of the Sonnenalp Resort s Swiss Haus, was redeveloped in 2007 to provide 10 dwelling units, 14 fractional fee units and 10,000 square feet of retail and restaurants. One Willow Bridge Road is located in the heart of Vail Village and an easy walk to the Vista Bahn Chairlift. Amenities at One Willow Bridge Road include a private outdoor infinity edge pool, two hot tubs, ski lockers at the base of the ski mountain, heated underground parking garage and access to all of the amenities and guest services at the Sonnenalp Resort. The property was purchased and redeveloped by Daedalus Real Estate Advisors of Phoenix, Arizona. Resort Design Architects of Vail, Colorado designed One Willow Bridge Road.

Page 23 Page 23 20 SOLARIS 141 East Meadow Drive www.solarisvail.com/ Solaris, which opened in 2010, is Vail s largest retail experience, with 74,240 square feet of commercial space. It is home to Vail s only bowling alley, a four screen movie theater/restaurant and an outdoor ice rink. Solaris replaced an existing shopping mall that was dated and fronted one of Vail Village s main roads with a large surface parking lot. Solaris includes 79 dwelling units, 300 underground parking spaces and 22 off-site employee beds. Amenities for homeowners include an indoor swimming pool, spa and fitness center. Solaris was developed by a local developer, Crossroads East/West One, LLC and designed by New York City based Barnes Coy Architects.

Page 24 Page 24 21 BELL TOWER BUILDING 201 Gore Creek Drive The Bell Tower Building is located adjacent to the Children s Fountain in Vail Village. The property underwent a major exterior remodel, completed in 2008. The two dwelling units within the building expanded into a former employee housing unit, which was replaced off-site. The project also includes 6,000 square feet of commercial space on the ground level and garden level adjacent to the Gore Creek promenade. The developer of the project was the Bell Tower Association and the designer was the Vail Architecture Group.

Page 25 Page 25 22 LODGE TOWER SOUTH 174 Gore Creek Drive www.lodgetower.com The Lodge Tower South, built in 1973, is located at the base of the ski mountain. In 2008, the owners of the 42 condominiums spent $6.5 million to substantially renovate the exterior of the building as well as the front entry and lobby area. While each unit is owned individually, they are short-term rented to guests like a hotel room. Amenities for guests include access to all of the amenities of the new Lodge at Vail spa and fitness center, which is steps from the front door. The Lodge Tower South also offers convenient parking beneath the building and walking distance to all of the amenities of Vail Village and Lionshead. The renovation was designed by Klipp Architects of Denver, Colorado.

Page 26 Page 26 23 THE WILLOWS 74 Willow Road www.willowscondos.com Triumph Development, LLC, of Bethesda, Maryland worked with the 26 existing owners of aged condo-hotel units in a prime Vail Village location to redevelop into what is the new Willows. The Willows has 9 dwelling units, 9 fractional fee units and one on-site employee housing unit. Amenities include a 22-person outdoor hot tub and underground parking. The Willows was completed in 2009 and replaced a 36-year old building. Local firm Resort Design Architects designed the new building.

Page 27 Page 27 24 VAIL S FRONT DOOR One Vail Lane Vail's Front Door, located at the base of Vail Mountain, was developed by Vail Resorts Development Company and designed by 4240 Architecture of Denver, Colorado. Completed in 2008, Vail s Front Door includes many components, including Mountain Plaza, the Lodge at Vail Chalets, Vail Mountain Club and a 15 -bay subterranean loading and delivery facility. Mountain Plaza is a 20,000 square foot base lodge area that includes lift ticket sales, ski school, public day storage lockers, over-night public ski storage, public restrooms, and a cafe and eating area. The Vail Mountain Club is a private 500-member club that includes a lounge, ski lockers, fitness center, spa and under-ground parking. On the adjacent 4-acre parcel are 13 high-end, ski in/ski out chalets with underground parking.

Page 28 Page 28 25 288 BRIDGE STREET 288 Bridge Street 288 Bridge Street was formerly known as the Rucksack Building. The building underwent an addition and exterior remodel to the over 3,000 square foot commercial portion of the project, which includes three levels of restaurant, retail and office. The project was developed by Jeff Selby and was designed by local firm, Fritzlen Pierce Architects. 288 Bridge Street also includes two dwelling units that front Mill Creek. The project was completed in 2009.

Page 29 Page 29 26 FOUNDER S PARK AND PARKING GARAGE 360 Hanson Ranch Road Founders Park and Parking Garage were developed on a surface parking lot property in Vail Village. The project includes 114 condominiumized underground parking spaces with a public park above the parking structure. Founders Park and Parking Garage were developed by Vail Resorts Development Company and was designed by 4240 Architecture of Denver, Colorado. The project was completed in 2005 and has since filled a gap in private for-sale parking spaces within the core areas of Vail.

Page 30 Page 30 27 TIVOLI LODGE 386 Hanson Ranch Road www.tivolilodge.com The Tivoli Lodge is a redeveloped hotel in Vail Village that was completed in 2006. The hotel includes 62 accommodation units, one penthouse dwelling unit and one employee housing unit for an on-site staff member. The new hotel was developed by Lazier, LLC and designed by local firm Resort Design Associates. Amenities include conference facilities, a lobby bar, an outdoor swimming pool and a geothermally heated driveway.

Page 31 Page 31 28 RAMS-HORN LODGE CONDOMINIUMS 416 Vail Valley Drive www.ramshornvail.com Rams-Horn Condominiums completed an addition and renovation of the residential building in 2011. The project added two dwelling units during the renovation for a total of 16 dwelling units. Rams-Horn dwelling units also include 24 attached accommodation units which can be rented separately as hotel rooms. The project also includes one employee housing unit for an on-site staff member. Rams-Horn Condominiums was renovated by the Rams-Horn HOA and was designed by local firm, Fritzlen Pierce Architects. The project, located on a 0.77 acre site in Vail Village, also includes a pool and spas as amenities.

Page 32 Page 32 29 MANOR VAIL RESORT 595 Vail Valley Drive www.manorvail.com Manor Vail Resort completed an addition and renovation to the project in 2009. The project added 15 dwelling units to the project for a total of 138 dwelling units. Manor Vail also includes 20 attached accommodation units that can be rented as hotel rooms, separate from their attached dwelling units. There is also one employee housing unit on site as a result of the renovations. Manor Vail s amenities include an on-site restaurant, conference facilities, outdoor swimming pools and spas. The project was developed by East West Partners and was designed by local firm, Zehren & Associates.

Page 33 Page 33 30 VAIL MOUNTAIN VIEW RESIDENCES 442 South Frontage Road Vail Mountain View Residences is a redevelopment project on the eastern end of Vail Village adjacent to Gore Creek. The project, built on a 1.3 acre site, replaced an 18 unit time share property called Apollo Park with 17 dwelling units. Vail Mountain View Residences was completed in 2009, and was developed by Ron Byrne & Associates and designed by local design firm, Resort Design Associates. Amenities include an outdoor swimming pool, spas and underground parking. The project also includes a private parking club, with monthly parking available to renters.
