Passing traffic also means maximum exposure for your property! The Crowne Real Estate team have decades of combined Real Estate experience. We have an impeccable record in relation to selecting the right tenant for your property, consistent and thorough property inspections and attention to detail and care for all managed properties. We use the latest in real estate technology to ensure that we are as flexible and fluid as the market in which we operate. We pride ourselves on our presentation and professionalism and our clients feel the same.

Tenant Selection Tenant selection starts with a property inspection by staff. We do not give out keys as this protects your investment property and gives staff the opportunity to ask questions without prospective tenants being aware their responses are being assessed. Often in the current rental market, open houses are conducted to allow as many prospective tenants to view the property. We specialise in individual viewings at times that are convenient for all prospective tenants. Prospective tenants must complete an application form, which is available from our office or on the internet. The applicants must provide 100 points of identification, including: Photo identification Proof of income References: both personal and professional Previous rental references A verification checklist will be completed by the Property Management staff confirming details provided by the prospective tenants. We are a member of the Tenancy Information Centre of Australia (TICA) which provides a tenant database for defaulting tenants. Once applications have been approved by our staff, the decision will be yours as to who will tenant your investment property. The process is conducted in compliance with Privacy and Discrimination Legislation.

Owner Information Repairs and maintenance will be completed by qualified repairers who have Professional Indemnity, Legal Liability Insurance and have completed a Contractors agreement. Emergency repairs will be organised immediately as required under the Residential Tenancy Act. Other maintenance issues will require the tenant to notify us in writing, we will then advise you of the issue and the best course of action. Keeping up maintenance on your property is an important way to protect your investment. Routine inspections are conducted every 3 months as per our office policy. A detailed written inspection, including photos, will be forwarded to you with any maintenance issues and suggestions for improvement to attract higher rental returns or capital growth. Advertising of your property will start as soon as an Appointment to Act as a Managing Agent (Form 6) has been completed, signed and received by our office, or if A Notice of Intention to Leave (Form 13) has been received. To find you a tenant: The property will be placed on our rental list, online and in our office window The property will be placed on realestate.com.au and four other internet portals

Is Your Property Ready to Rent? Have you installed smoke detectors and do they comply with current Smoke Alarm Legislation? Has your property got a Safety Switch and has it been checked by an electrician? Are all electrical power sockets, light switches and any other electrical appliances in safe working condition? Have you left operating booklets for appliances and any inclusions for the tenants use? Have you arranged your Public Liability Insurance usually covered in your building insurance? Building Insurance needs to be kept up to date, and there should be adequate contents insurance to cover curtains, carpets and any other inclusions for tenants use. Have you arranged Landlord Insurance? Are all glass panels secure and intact? Are all fence panels and gates secure? Pool fencing does the safety fencing around the pool comply? Has it got a selfclosing gate and resuscitation notice on the fence? (This is required to comply with Council regulations on pool fencing) Carpets need to be professionally cleaned and if animals have been on the property a professional flea treatment is required Are all gutters clean of leaves and debris? Three sets of keys are required two sets for tenants and one set for the office

Fees and Charges Letting the Property*: One week's rent + GST Lease Renewal Fee: $33.00 inc GST Advertising of rental: $55.00 inc GST Rent Collection: 5.50% inc GST Management Fee: 3.85% inc GST Postage and Petties: $5.50 per month inc GST Small Claims Tribunal: Court costs $66.00 inc GST * Properties purchased through Crowne Real Estate are not charged their first let fee No piggy banks were harmed in the making of this brochure, and we promise to keep yours happy, too!
