THE PROJECT 3 PROJECT WADDINXVEEN With our design and project we have the aim to contribute to the cosmopolitan character of Waddinxveen with the establishment of a unique concept: luxurious apartments in the vicinity of the center of Waddinxveen. The target audience are students and young workers of Waddinxveen. Each spacious apartment of our project will have an open living / dining area. The modern interior will excel in architectural aesthetic qualities. This new concept plan for a withhold several advantages in strategic location, consistent flow of clientele and profit conversion. The strategic location relative to public transport, the presence of sufficient parking spaces and proximity to the city center of Waddinxveen has been a trigger for the Municipality of Waddinxveen for a an approval for the construction plans. Sustainability Our design is based on transforming the building into an architectural example of aesthetic interior design with the intertwining of sustainability. The building also will be completely transformed by our commitment to meet the contemporary requirements and developments relating to sustainability, so that it will be a role model for the buildings in the vicinity. This will be realized due to smart design and the use of the latest technology in ecological and environmental sustainability. The object The 5333 m 2 office building will be transformed towards 94 apartments. Parking On its own terrain there are more than 90 parking spaces.
THE CITY 4 THE CITY OF WADDINXVEEN City of Waddinxveen Aerial photo City of Waddinxveen Lift bridge crossing the Gouwe Hefbrug Church Waddinxveen is a town and municipality along the Gouwe river in the Western Netherlands in the province of South Holland near Gouda. The municipality had a population of 25,555 in 2014 and covers an area of 29.40 km2 of which 1.50 km2 is water. In Waddinxveen, there s the so-called Vergeten Plek (Dutch for Forgotten Place ). This is the lowest place in the Dutch polders. It s 7.01 meters below Amsterdam Ordnance Datum. Partner city of Waddinxveen is Pelhřimov in the Czech Republic. The city of Waddinxveen is located near highways to all major cities in the South of The Netherlands, namely The Hague, Rotterdam, Gouda and Utrecht. This is currently the reason why many people from these major cities move towards Waddinxveen. Living in Waddinxveen is actively promoted, and it is already confirmed that the city will grow within the next 2 to 3 years. However there are very few considering this demand which has lead to a shortage of houses and apartments. In order to buy a house in Waddinxveen there is a waiting list, as there are not enough living spaces. The building is located North of the city. and it is near public transport and easily accessible by bus.

PROGRAM & DESIGN 6 PROGRAM & DESIGN PROGRAM Residence Waddinxveen will consist of spacious long stay apartments and facilities in a high quality building, namely: Ground Floor: flexible space / lobby / lounge 37 apartments First Floor: flexible space 37 apartments Second Floor: 20 apartments --------------------------------------------------------------------------------------------------------------- Size: 5333 m2 94 apartments Parking places: 90 DESIGN The building complex of Residence Waddinxveen is already a building of stature designed to meet all demands and standards for students and young workers. Karolinska Institute, Sweden, Tengbom Architects Green Walled Future Learning * The vast and spacious open location give the building facade a striking appearance and will have an emphasizing character in its surroundings. * The rooms and apartments are designed by the Dutch Architect office Exs Architects according to the newest modern trend: a high-tech designed interior with luxury facilities. This will provide a rustic atmosphere when closing the door after a hectic day. The rooms are designed with the most efficient use of space (with everything within reach) which provide an open and luxurious feeling. * The building is designed according to the newest standards, with exclusive ambiance * As the design emphasizes the spaciousness around the building, room is left to expand the complex easily with extra facilities and more rooms in the future. * Due to its smart design the rooms will be spacious and comfortable * Possibility for a roof terrace / garden
FLEXIBLE SPACE 7 The design of the building is spacious, has an efficient use of light, and is architectural and aesthetic well thought. On the central part of each floor a flexible area is formed. This area contains small and sustainable work and study places leaving plenty of flexible space to accommodate the creativity of the residents. TYPOLOGY REFERENCES 8 The complex consists of spacious apartments, each with an open-plan living and dining area. The architect has designed interior features, modern décor. The design, concept of the apartments and the lay-out are rather unusual in the area, which makes the apartments easy and attractive to rent.

CONCLUSION 16 VISION The vision for the development of Residence Waddinxveen has several factors which make it a constructive and well-thought project with several crucial factors: * Excellent location near major Dutch cities in the economic centre of The Netherlands * As there is an increasing shortage in regular apartments in the nearby cities. * A large number of residents from the nearby cities are moving to Waddinxveen * Currently no other apartments for young students and workers * Fast operationality * The municipality of Waddinxveen will provide full cooperation * Excellent market value after transformation * The Netherlands provides vast opportunities for successful venturing in real estate investments. Therefore, Residence Waddinxveen will provide all the ingredients for a successful venture which can start in a relatively short period of time.
