APPROVAL OF MINUTES It was moved by Commissioner Norman, and seconded by Commissioner Drewko, that the minutes of the regular meeting of August 23, 2017, be approved, as submitted. C. *CONSENT AGENDA Chairman Kidd explained the Appearance Commission meeting process. It was moved by Commissioner Norman, and seconded by Commissioner Kuhlman that the Consent Agenda be approved, as submitted. Vote on the motions was as follows: D. APPEARANCE REVIEW 1. *Appearance Case Number SA-17-27: Single-Family Alteration at 823 South Chester Avenue. Ruben Anastacio submitted an application for a single-family alteration at 823 South Chester Avenue. The proposed alteration would consist of a one-story addition to a single-story residence. Proposed materials include asphalt shingles, cement plaster chimney, stone and decorative railing and balusters. The Commission found the alteration to be in accordance with the character of the residence. On a motion by Commissioner Norman, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single-family alteration at 823 South Chester Avenue, Appearance Case Number SA-17-27, as submitted. In making the motion, the Commission made findings based on the exhibits presented. The design of the proposed single-family alteration would be compatible with the existing house and neighborhood. Therefore, the Commission found that the proposed single-family alteration was designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 2. *Appearance Case Number SA-17-28: Single-Family Alteration at 700 Edgemont Lane. Michael Wall, Neri Architects, PC, and Daniella and Lucas Fuksa, submitted an application for a single-family alteration at 700 Edgemont Lane. The proposed alteration would consist of a second floor addition to an existing one-story residence. Proposed materials include black vinyl clad windows, dark bronze metal roofing, pristine desert architectural shingles, and arctic white fiber cement siding. 2
The Commission found the alteration to be in accordance with the character of the residence. On a motion by Commissioner Norman, seconded by Commissioner Kuhlman, the Commission AGREED to approve the single-family alteration at 700 Edgemont Lane, Appearance Case Number SA-17-27, as submitted. Appearance Case Number SF-17-29: Single-Family Residence at 2404 Oak Tree Lane. Wojtek Bialy and Mr. and Mrs. Bomaczyk, submitted an application for a single-family residence at 2404 Oak Tree Lane. The proposed residence would consist of a two-story home with an attached garage. Proposed materials include hard stucco, grey reflective tempered glass, and limestone cladding. The Commission found the residence to be in accordance with the character of the neighborhood. They suggested replacing any landscaping damaged during construction. Neighbors of the property inquired about the Appearance Commission review process. Chairman Kidd explained details about how the Commission reviews each project. On a motion by Commissioner Kuhlman, seconded by Commissioner Norman, the Commission AGREED to approve the single-family residence at 2404 Oak Tree Lane, Appearance Case Number SA-17-29, subject to replacing any landscaping damaged during construction. 4. Appearance Case Number TF-17-01: Two-Family Residence at 1427 North Northwest Highway. Michi Mho, Neri Architects, PC and George Cahill, submitted an application for a two-family residence at 1427 North Northwest Highway. The proposed residence would consist of a two-story, two-unit townhome building. Proposed materials include sandstone beige shake siding, black architectural shingles, charcoal gray vinyl lap siding and stone veneer. The Commission found the residence to be in accordance with the character of the neighborhood. They discussed adding a sidewalk to directly connect the building entry to the public sidewalk along Northwest Highway and reorienting the landscaping to coordinate with the new walkway. On a motion by Commissioner Kuhlman, seconded by Commissioner Holmes, the Commission AGREED to approve the two-family residence at 1427 North Northwest Highway, Appearance Case Number TF-17-01, subject to adding a sidewalk and modifying the landscape plan. In making the motion, the Commission made findings based on the exhibits presented. The design of the proposed two-family residence would be compatible with the neighborhood. Therefore, the Commission found that the proposed two-family residence was designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 5. *Appearance Case Number GN-17-04: Garage Review at 529 North Prospect Avenue. Ruben Anastacio submitted an application for a new three-car detached garage at 529 North Prospect Avenue. The proposed garage would consist of hardie board siding, stone wall, and architectural shingles. Exhibits of the building s size, design and relationship to the residence were entered. The Commission found the garage to be in accordance with the character of the residence. On a motion by Commissioner Norman, seconded by Commissioner Kuhlman, the Commission AGREED to approve the garage review at 529 North Prospect Avenue, Appearance Case Number GN-17-04, as submitted. In making the motion, the Commission found the garage to be in accordance with the character of the residence. Therefore, the Commission found that the proposed garage review was designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. 4
6. Appearance Case Number GN-17-05: Garage Review at 403 North Lincoln Avenue. Tim Metropulos and John and Sandra Zver, submitted an application for a garage review at 403 North Lincoln Avenue. The proposed garage would consist of a new detached frame garage. Proposed materials include asphalt shingles, aluminum gutters and vinyl siding. Exhibits of the building s size, design and relationship to the residence were entered. The Commission found the garage to be in accordance with the character of the residence. They suggested changing the roof to a Dutch him roof and altering the dormer to accommodate the new roofline. On a motion by Commissioner Drewko, seconded by Commissioner Norman, the Commission AGREED to approve the garage review, Appearance Case Number GN-17-05, subject to changing the roofline and altering the dormer. In making the motion, the Commission found the garage to be in accordance with the charter of the residence. Therefore, the Commission found that the proposed garage review was designed in accordance with the standards, spirit, and purpose of the Urban Design Guidelines. D.
