Continue on this road for 30 miles, passing through Horncastle en route, before turning left towards Louth and Alford at the roundabout just before Partney. After 4 miles turn left at the Ulceby Cross roundabout following the A16(T) towards Grimsby. Take the first right to South Thoresby after 1½ miles. From South Thoresby follow the road towards Aby and after half a mile turn right into Greenfield Lane. The entrance to the wood is on the left after nearly one mile, point A on the sale plan. Please be aware of hazards within the woodland when viewing. DESCRIPTION Swinn Wood is situated to the south-east of the village of Aby whose name is believed to be of Old Norse origin. The woodland is reputed to have earlier been known as Swynne Wood a reference to the former rights of residents of Aby to graze the wood with pigs (swine) for two months of the year. The woodland enjoys a rural setting amongst farmland with public road frontage on its southern boundary and a long disused railway line on its eastern side. From the public road a gated access leads into the wood. From here a good stoned track runs approximately north-south through the property. This links with a series of rides providing access to the eastern and western sides. This is a traditional broadleaved woodland comprising ash, both standards and coppice stools, with oak and birch over a coppice, principally hazel crop. Minor species include field maple, hawthorn, blackthorn, spindle tree and aspen. Swinn Wood will delight those with a conservation interest. Management has been with conservation as a major priority. The ride system is cut late in the year to allow natural seeding of wildflowers in the rides. Butterflies including small and large Skippers, Brimstones, large, small and green veined Whites, Purple hairstreaks, common and holly Blues, White and Red Admirals, small Tortoiseshells, Peacocks, Commas, Speckled Woods and Meadow Browns thrive in the woodland, which is one of the top two woodland sites for butterfly numbers in Lincolnshire. Bird boxes are found throughout and the wood attracts a wide variety of birds including nightingales, lesser and greater spotted woodpeckers, green woodpeckers, long eared and barn owls, coal, great, willow, blue and long-tailed tits. Swinn Wood attracts large numbers of woodcock and has a good local reputation in shooting circles with 88 being shot in one day. In the spring, there are large numbers of bluebells particularly in the north-west corner of the wood. Other flora includes wood anemone, Lords-and-Ladies, great butterfly orchid, early purple orchid, primrose, common fleabane, lesser celandine and Common Dog-violet. Surveys have shown Swinn Wood contains a wide range of mosses, grasses and sedges, herbs, ferns and liverworts including Lejeunia cavifolia which is rare on the eastern side of England. This was its first recording in Lincolnshire. Approximately six ponds of varying sizes, some with islands, have been created to attract additional wildlife including great crested newts and dragonflies. The most recent of these is over 20 years old. All the ponds are stocked with rudd to attract birds, including herons, to feed. Swinn Wood is classified as Ancient Semi-Natural Woodland (ASNW). Ancient Woodland is a designation indicating this is an old woodland site dating back to at least 1600 AD. Prior to this date, planting of woodland was very uncommon which suggests if a wood was present in 1600 AD it is likely to have been there for some time previously and may be a remnant of the original wild wood which once covered most of Britain. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
