I n t r oduction LexisNexis Property Data provides detailed public records data from deed and assessment records for residential properties Available data varies by county and state and may include census tract, land use, sales date or price, mortgage lender, prior sales information, assessed value, market value, tax amount, square footage, year built, number of bedrooms, number of bathrooms, parking information, type of foundation or roof, heating or cooling data, loan amount, loan terms, and other information, all in discreet data elements The report is Non-FCRA (Fair Credit Reporting Act) and should not be used (in whole or in part) to make a pricing, rating, or underwriting decision, nor for any other purpose governed by the FCRA This How to Read document explains pertinent sections of the Property Data report You can request Property Data information as a stand-alone report or as part of a LexisNexis Property Data Prefill report H o u sehold Members Report LexisNexis Household Members is a non- FCRA offering that identifies potential additional occupants of driving age in a household who may not have been disclosed by the applicant Household Members reports these potential occupants as well as certain identity information associated with them Household Members is available in all 50 states plus the District of Columbia and can be ordered as a stand-alone product or as part of Property Data Prefill Information returned in the Household Members reports must be independently verified before being utilized by the customer Household Members can be ordered as a stand-alone via Home Product Gateway Rule Plan This section will only appear if the product is available to you based on your account settings and search query Proceed to Property Data Report if this report is not available in your account Report Header Section The Report Header section includes information that identifies your specific report 4

Processing Status (Continued) Status Not Processed; Invalid LexisNexis account number Not Processed; access not permitted Indicates that the order was not processed due to an invalid account number Indicates that the order was not processed because of insufficient access Source Section The Source section includes the origin of the data provided The Property Data report generates information from up to two data sources LexisNexis utilizes multiple sources of data to provide you with a comprehensive property information Two Property Data reports could be returned and both could have different values at the data element level Source A and Source B are from Public Records data sources that use County Assessor Tax and Deed records to provide property information Source identifies the data source for each individual report, while the Source Indicator identifies the source of the data attributes/characteristics returned on each individual report Source Section The following table contains the Source Indicator descriptions Source Indicator s Indicator 100 Future Use 200 Public record data source B 300 Public record data source A 900 Localized averaging 1 1 Localized averaging is a LexisNexis proprietary algorithm developed to provide modeled property characteristics that would otherwise be missing on a Property Data report This process looks at surrounding homes when certain characteristics are missing for the risk inquired on to FIB (fill in the blank) with LexisNexis default or modeled data The localized averaging is identified on the report with a 900 source identifier This 900 source code enables you to identify that the data was modeled by LexisNexis using proprietary algorithms 9

Property Section The Property section includes property information from the indicated data source This section can be reported twice to reflect multiple data sources Property Section The following table contains the Property Subsection descriptions Property Subsection s Subsection Risk Address Property Attributes Property Characteristics Address returned from the data source based on the inquiry data Information about the property such as the square footage, the year the structure was built, and the number of stories Information related to the type of construction materials used to construct the property 10

Mortgage Information Section The Mortgage Information section summarizes the mortgage information returned for the property If a value is not found, the field will be blank This section can be reported twice, displaying first and (optional) second mortgages based on multiple data sources Mortgage Information The following table contains the Mortgage Information field descriptions Mortgaged Information s Mortgage Type Mortgage Company Name Loan Amount Loan Type Code Interest Rate Interest Rate Type Code Type of mortgage issued to the property Name of the mortgage company where the loan is acquired Existing loan amount of the property to the mortgage company Type of mortgage loan issued to the property Interest rate present on the existing mortgage Type of interest rate present on the mortgage (variable, fixed, ARM, etc) Sales Information Section The Sales Information section provides data about the most recent sales information of the property submitted If a value is not found, the field will be blank This section can be reported twice to reflect multiple data sources Sales Information The following table contains the Sales Information field descriptions 11

Sales Information s Classification Deed Recording Date Deed Document Number Sales Date Sales Amount Sales Type Code Sales Full Part Indicates the sale classification Official date of the document recordation Document number assigned to the sale indicated Most recent date a sale was recorded for this property Total amount paid for the property based on the sale indicated Type of sale issued to the property, such as Assignment Deed Indicates whether the property was transferred in full or partial Property Tax Section The Property Tax section contains information reported by the County Tax Assessor's office If a value is not found, the field will be blank This section can be reported twice to reflect multiple data sources Property Tax The following table contains the Property Tax field descriptions Property Tax s FIPS Code APN Number The numeric code which identifies the state and county in the United States The first two digits are state codes and the last three digits are county codes The APN (assessor's parcel number) or the Parcel Identification Number This is an arbitrary parcel identifier assigned by the county assessor to simplify identification and expedite the location of parcels 12

Property Tax s (Continued) Block Number Lot Number Municipality Range Section Zone Location of Influence Land Use Property Type Percent Improved Homestead Exemption Parcel Number Number assigned to a particular tract of land and usually comprised of multiple lot numbers, indicating smaller individual divisions of the land Number assigned to a particular tract of land Multiple smaller lots make up larger blocks of land Official name of the municipality associated with the property Geographical coordinates based on a local survey Ranges typically run east or west of a predetermined meridian in six-mile intervals Local survey information that indicates which specific part of a range the property is located Actual zoning that is listed for the property Specific codes related to the property to provide additional location information The classification used to identify the use of the property The code used to indicate the type of property, such as residential or apartment Value used to determine the percentage of improvement done to a property It is arrived at by dividing assessed improvement value by total asset value and multiplying the result by 100 Type(s) of tax exemptions granted for this property The number that identifies the land within the county Inquiry Data Section The Inquiry Data section contains inquiry data that was submitted to generate the Property Data report This information is not altered, and is returned exactly as it was submitted Inquiry Data 13

F o r e closure/vacancy Report The Foreclosure/Vacancy Report section is a combination of the LexisNexis Foreclosure Discovery and LexisNexis Home Vacancy Indicator reports This section will only appear if the product is available to you based on your account settings and search query Skip this section if this report is not available in your account Foreclosure Discovery is a non-fcra offering that uses only public record information to help identify whether or not a property may be in any stage of foreclosure The results may not be used to make a pricing, rating, or underwriting decision nor for any other purpose governed by the FCRA Rather, the information provided should be used solely to help determine whether to order a site inspection on the property at issue Home Vacancy Indicator is a non-fcra offering that uses only public record information to help identify whether or not a property may be vacant or vacated for 90 days or longer The results may not be used to make a pricing, rating, or underwriting decision nor for any other purpose governed by the FCRA Rather, the information provided should be used solely to help determine whether to order a site inspection on the property at issue Report Header Section The Report Header section includes the basic reference information related to the order The information helps to clearly identify the report Report Header The following table contains the Report Header field descriptions Report Header s Order Date Date and time that the order was placed 14
