Reminders: Short Term Rentals: Our Declaration does not allow short term, less than one month, rentals. Use of web sites like Air BNB and VRBO to offer your home or rooms in your home for rent must meet the one month minimum in the Declaration and no more than 2 times a year. All leases must be submitted to the Property Manager s office for Board approval. Failure to do so can result in a fine of $50.00 per day. Garbage, Recyclables, and Yard Waste: These containers are not to be placed at curbside until after 6:00 PM the evening before your pick-up day and should be promptly returned to an out of sight spot by the end of the pick-up day. Vendors and Visitors: Please remind all your vendors, sub-contractors, deliveries, and visitors that they must enter through our US 41/Tamiami Trial N/Imperial Golf Course Blvd. gate (897 Imperial Golf Course Blvd.) regardless if their GPS tries to route them to the Entrada Gate. The Entrada gate is for IGEHOA residents only. The Entrada Gate is monitored by cameras 24/7 and non-residents entering that gate are Trespassing. Damages to the gate systems will be charged to the offending vehicle owner. The GIBs Access Control vendor Ramco Protective has changed software at the front gate including the call in system and added a capability for you to manage your authorized visitor access list from home or your smart phone. Log into www.gateaccess.net and select Community Code IGC using your primary telephone number and your previously assigned PIN number that you used when calling in visitors. Details are on the IGE Web Site Home Page under Quick References and have been emailed to our residents. Please be respectful of your neighbors by following our speed limits and stopping at stop signs in Imperial and on Entrada Blvd. Your 2017 quarterly assessment has increased by $10 per quarter to $433 per quarter and the second quarter payment was due Apr 1, 2017. The next quarterly assessment is due Jul 1. Please include the coupon with your payment. You should receive a new coupon in the mail with the new assessment amount prior to the due date. If you have not received your coupon, please contact Sandcastle Community Management Accounting at 239-596-7200. It is your responsibility to call in all vendors and visitors to allow pre-authorized access through the US 41 front gate. Call 239-597-2005 to enter the automated call in system. You can include your regular vendors on your pre-authorized access list. An access authorization form is available at www.greaterimpreial.info under Access Control Form or by using www.gateaccess.net. This includes your favorite pizza vendor unless you want it delivered cold! Vendors are not allowed access into Imperial after hours daily, on Sundays and most holidays. Please do not try to schedule a delivery or work after hours, on Sunday or a Holiday! You can update your personal information in the Property Manager s data base using the Owner Contact Form on line at: www.igenaples.info/all_forms/owner_info.htm or you can obtain a form from the Property Manger s office. 1

Call to Order: The Jun 22nd Board of Directors meeting was called to order at 8:30AM by President Tom Harruff. The following board members were present: Scott Toth, Martha Mugford, Pat McCabe, Dan Castaldini, Patrick Keating (by phone) and Charlie Litow (by phone). Mark Thieme, IGE Superintendent and Beth McWilliams, CAM representing Sandcastle Community Management attended. There were two owners in attendance. Review of Minutes: The Minutes from the May 25, 2017 meeting of the Board of Directors were presented to the Directors in advance of the meeting, reviewed, and were approved as presented. Approved minutes will be available on the IGEHOA Web Site. IGEHOA Summary Treasurer's Report: (Treasurer Pat McCabe) Financials As of 5-31-17: Assets: Operating Cash $201,041 Reserves $543,972 Accts Receivable $9,228 Other Assets $20,213 Total Assets $774,454 Liabilities: Total Current Liabilities $161,333 Reserves $543,972 Owners Equity $62,149 Total Liabilities/Owner Equity $774,454* (*Numbers may not add due to rounding) Treasurers Comments: (Treasurer Pat McCabe) Balance Sheet: IGEHOA has adequate cash on hand for our operating expenses and the financial health of the HOA is good. Income and Expense Statements: Income: Budgeted $96,393 Actual $99,659 Difference +$3,266 Income Statement: Actual income exceeded budgeted income due primarily to income from violation fines. See comments below. Expenses: Budgeted $96,387 Actual $93,440 Difference -$2,947 Expense Statement: Actual expenses were lower than budgeted primarily due to less than budgeted building and grounds expense. Treasurer s Comments: Reserve accounts are strong financially and most remain well funded. Owner/member overdue balances owed to the HOA remain very small as a percentage of the whole membership. Treasurer s Report was accepted by the Board. 2 President s Report: President Tom Harruff Collier County Water Main Replacement Project: The Board of County Commissioners has approved (5-23-17) and the county has signed a contract for the replacement of the water main from US41 to the four way stop. The county project managers are working with the contractor to set a date for a Neighborhood Information Meeting (NIM) to discuss the details of the project to Imperial residents. It is anticipated that they will be ready to have the NIM in July, possibly at the Imperial Golf Club, and start the project in late July or early August. The County is now saying that they won t be ready for a NIM until mid-august. Comcast Bulk Cable TV/Internet Replacement Contract: The following five Imperial communities have approved negotiating a contract with Comcast for Bulk Cable TV and Internet services: IGEHOA, Bermuda Greens, Park Place, Imperial Gardens, and Wedgefield. We have received a revised Town Hall briefing from CSI for the benefits of our projected contract. They missed the additional $3.00 per month for two additional devices (5 total as our current contract). We need to decide when to hold our first Town Hall meeting with our lot owners to provide the details of the proposed agreement and services. We also have received a draft agreement from Comcast for review. The other Associations are waiting for their draft agreements. Becker and Poliakoff has an attorney who has reviewed 12 15 proposed Comcast contracts and CSI has provided the name of an attorney that has negotiated over 100 or more. We will need to decide on which attorney to use to review our draft agreement and help us negotiate our contract. Other Board members need to get involved in this review and approval as this is a ten-year contract and Dan and I are leaving the Board in January. The remaining Board members must respond to member questions on the contract and services next year and beyond. The Board decided to obtain the services of Attorney Chelle Konyk to review the Comcast documents. Aggressive Driving: We have received advice from Becker and Poliakoff on potential ways to deal with aggressive driving within our community using our Governing Documents given the recent response from the CCSO, Cpl. Madden. The Board needs to discuss these recommendations and decide on a future course of action. Future Sandcastle Support to Board: Our current Sandcastle contract provides for a part time Property Manager and no price increase for two years. That two-year period expires in early 2018. RESIDENT CLASSIFIED ADS Imperial residents can place a classified ad in The Estates Newsletter to sell household items within Imperial Golf Estates at NO CHARGE. Ads should be 4 lines or less. With Dan and I leaving the Board in January next year the Board needs to decide if they will need additional Property Manager support from Sandcastle next year. We have opened discussions with Sandcastle management for their suggestions on levels of support required. Job descriptions from each director were requested. GIB Report: Director Castaldini for GIB Treasurer Meyers Income and Expense Statement as of 5-31-17: Total Operating Income: Operating Income is $27,119.32, under budget by $911.76 due to gate opener income. YTD Operating Income is under budget by $1,356.25. Total Operating Expenses: Operating Expenses are $25,733.13, under budget by $2,292.89. YTD expenses are under budget by $3,369.18. Landscape expenses and Smart Passes are still tracking to annual budget numbers. Infrastructure (Storm Water Management, Roads and Drainage): Director, Dan Castaldini We have just witnessed one of Mother Nature s quickest turnarounds in the past few days. We went from drought conditions from a dangerously dry winter, to flood conditions in a three-day period. It was fortunate that all our lakes had the capacity to store the volume of rainfall that occurred or we would have had road flooding at a minimum. However, as we enter Hurricane Season, it is time to ensure that you and your family are prepared for all possibilities. Taking precautions now could help save your home and loved ones from damage and injury during a storm. We have been fortunate in the past few years that no significant tropical storm or hurricane has threatened us but we cannot count on our good luck to continue. It is just a matter of time that we will find ourselves in the path of an oncoming storm. Planning can reduce damage, injury, or worse. Know where shelters are located. Know if they accept pets. Remember to bring food for the animal. Remember to bring any medications that you or your pet requires. Keep your vehicles full of fuel. These and other reminders may be the difference of life or death. Still waiting for a start date for the pavers for the cul-desacs. Early Aug is the forecast. 3 Superintendents Report: (Superintendent Mark Thieme) Entrada: We are obtaining a proposal to upgrade two low definition cameras to one high definition camera. We are obtaining proposals for the seal coating and striping of Entrada Blvd and the gate house area along with replacing existing reflectors. Residents please always remind your guests and vendors to use the US 41/Imperial Golf Course Blvd. entrance. Beautification: Empress and Zack's lake repaired fountains are in hand waiting for placement again. Rainy season is back new plantings will go in soon. Weed spraying was started in the Entrada preserve and park. Drainage: Rainy season has come back with a vengeance. The first week brought 14+ inches of rain. We went to capacity in one week. We have already started releasing water. Two drain basin lids were ordered for drains on Princess Ct. Roadway: Waste Management trash truck had a hydraulic leak and the county was out very quickly and washed the BLVD from Abbey on the Lake to the end of Regal Ct. Beautification Committee Report: (Director Litow): We need to discuss any insurance issues for the herb garden with our carrier. We also need to talk with neighbors about the selection site. Those will be accomplished by the next board meeting. Entrada Gate: (Director Castaldini) Due to a power outage, it was determined that the Entrada automatic start generator did not work. Naples Generator has diagnosed the fault submitted a proposal to repair and install an automated monitoring system to notify our Superintendent when system failures occur. The generator system has been repaired and is operational. IGEHOA residents only are authorized to use the Entrada Gate. Architectural Review Board Report: (Vice President Toth) Nine requests were approved by the ARB in the period of May 25 to Jun 21, 2017. There were no disapproved requests. Approved requests included, new roof, pavers, new doors and windows, pool renovations and pavers, painting and landscaping, addition to lanai, and addition to house. There were no pending requests. The Board approved the ARB report.

Traffic/Community Awareness: (Director Keating) Traffic Awareness Aggressive driving seems to have increased. The board is communicating with the Sheriff s Department on a regular basis. Community Awareness Had a discussion recently with Cpl. Klewicki, who oversees burglary task force for CCSO. Cpl. Klewicki emphasized that the burglary rate in Naples has risen and he expressed his disappointment that more people are not taking advantage of the free home security check-up that CCSO provides. Last week Cpl. Klewicki performed the check-up at our home. There were a number of items that were identified that I have now addressed. I strongly urge all of our residents to get this security check-up. You can arrange for this free service by calling Cpt. Klewicki at 239-252-0706 or e-mail james.klewicki@colliersheriff.org. Violations and Fining Committee: (Director Mugford) Rounds were made on June 3, 10 and 18. The Fining Committee will meet on Friday, June 30 at 2:30 p.m. at Sandcastle. There are eight fine recommendations to present to the Board for approval today, and one request for time extension and one property at 1900 Empress Court that was excused from being fined. I would like to thank the property owners who responded and corrected the violations that were noted by me when making rounds. Being a good neighbor will benefit everyone who lives in our community. If you are headed out of Florida, please have a safe summer and we will see you when you return. PM Florio for PM McWilliams) An Entrada Gate Violation Report as well as a Community Violation Report were presented. The issue was tabled until the August board meeting to give the Board time to consider the multiple proposals. The Entrada Gate Software Conversion will take place the week of July 10, 2017. The Comcast Bulk TV/Internet agreement is being finalized. The final version will be presented at the August board meeting. The Collier County Water Main Replacement Project pre-construction Neighborhood Information Meeting with the Imperial neighborhood residents will be scheduled sometime in July and construction starting in late July or early August. Later information from the Collier County project manager is for a Neighborhood Information Meeting in mid-august. New Business: None discussed. Homeowners Issues: Owners need to clean their roof annually and not just when noticed. Mailbox conditions were discussed.
