DESCRIPTION This sale provides an opportunity to acquire part of the land at Langley Hall Farm, extending to approximately 50.65 hectares (125.28 acres) of productive arable land, situated in Langley, Essex. LOCATION The land is located between the attractive villages of Langley Lower Green and Upper Green in the undulating Essex countryside. It comprises four principal fields in arable production within a ring fenced block. The land is located 8 miles east of Buntingford, offering immediate access to the A10 and approximately 8.5 miles west of Saffron Walden, both small rural towns offering a range of local amenities, services and multiple restaurants and pubs. The area is predominantly surrounded by agricultural land that is in use for arable production. THE LAND The land extends to approximately 50.65 ha (125.28 acres) and comprises a ring fenced block of arable land. The land is currently in arable production and Lot 2c comprises 0.47 ha (1.20 acres) of pasture land, currently let on a grazing agreement. The land is available as a whole or split into 8 Lots. The property is bordered by natural boundaries, comprising mature tree lines and hedgerows. The land has historically been used for arable purposes and farmed on a conventional arable cropping rotation. The land benefits from vehicular road access in a number of location. ACCESS The property can be accessed directly from Bull Lane. The property benefits from an access track to the north off Bull Lane, which leads to Lot 1 and 2. A right of access is available for all purposes off Bull Lane to Lot 2 and 3, as shown shaded brown on the lotting plan. Lot 3 has road frontage on the south eastern boundary and access off Bull Lane, to the south of the village of Langley Upper Green. SITE PLAN DIRECTIONS From the A10 at Buntingford, leave the A10 south of Buntingford and travel north on London Road. After 0.7 miles turn right onto the B1038 signposted towards Hare Street/Brent Pelham. Travel for approximately 4.7 miles in an eastern direction, through the villages of Hare Street and Great Hormead. On arrival in Brent Pelham turn left at the Church, signposted Meesden and Anstey and continue for approximately 2.7 miles. Upon entering the village of Lower Green, turn left at the T-junction and after 140 metres turn right onto Bull Lane at The Bull Pub.
