COMPLETING YOUR HOME PURCHASE & PROTECTING YOUR INTEREST It can take 15 90 days to complete all the steps involved in a home sale, depending on the complexity of the transaction. Work with the Seller s broker to see that they fulfill their responsibilities under the contract. Suggest that you attend the property inspection and review your detailed report with the inspector. Remove conditions and prepare paperwork to be sent off to your lawyer, mortgage Broker, insurance provider and others who will assist you in closing the sale. Communicate with you on a regular basis so that you can stay informed and as worry-free as possible. - There are several ways to help support a trouble-free home purchase: A written property disclosure statement (PDS) from the Seller will reveal any problems with the house and the surrounding area that you need to know about. Professional inspections can reveal structural, roof, mould, termite and other problems with the property that the Seller will need to identify. A home warranty can give you peace of mind by providing repair-or-replace coverage of major home operating systems. A preliminary title report informs you of any problems with the property s title and a policy of title insurance protects your rights to the property. On new construction or renovated buildings, one of our team members will do a walk-through before closing which will allow us to make sure all required work has been taken care of and that the property is ready to become yours. 8

Buyers Expense Info Sheet You will need to plan ahead to cover the up-front costs that apply to buying a home. Timing is important to help make things go smoothly so make sure to plan ahead. Have an inventory session. Decide what you want to move, what you want to sell in a garage sale or what you want to donate to a local charitable organization. Credit cards, bank accounts or any financial institutions, cheques, drivers license, social insurance #, medical, dental & life insurance, house insurance, magazines, newspapers, fitness centres or health clubs, safety deposit boxes, friends & relatives, passports, churches, community groups, daycare centres, change of address cards with the post office, employer, schools, care card, points cards and any businesses that you deal with such as auto dealers, tire stores, hair salons, pizza places etc... 9

Packing Packing can be a tedious, time consuming chore that takes skill and the right materials to prepare household articles for your move. Here are some helpful hints 1. Get your packing materials organized - either purchase boxes/cartons or gather them from your local businesses but make sure the size is average, too big of a box will become awkward to carry. Packing materials such as tape, and tape gun, black markers for writing on the boxes. Old newspaper or bubble wrap to wrap up your valuables. If you are building boxes, make sure to tape the bottom so contents do not fall through. 2. When you begin packing, pack a room at a time, label the boxes for each room with a brief description of the contents using a marker. This makes the move so much easier and stress free. 3. Ensure to double wrap glasses and any fragile items to ensure they don t get damaged or broken. Wrap firmly but loosely enough to provide cushioning to your articles. Fragile boxes should be marked FRAGILE. 4. Don t overcrowd or overstuff your boxes. Try to keep the boxes manageable in weight and size so it is easy to pick them up and move them. 5. Kitchen boxes - pack the bottom of the boxes with newspaper for cushioning. Pack glasses standing on end, upside down and not on their sides. Stack dishes on edge, and fill empty spaces with newspaper for cushioning. 6. Make sure to tape boxes across the top and edges. Seal every opening tightly so the boxes stay strong. 7. If you have any original boxes for computers, T.V., stereos etc it is recommended that you utilize them to move these items. 8. Prior to packing up your computer, phones etc. make sure to back up your software & any files. Make sure you leave one phone out to the last day before moving in case you need to make any calls. Departing 1. The new home owners will greatly appreciate your care when you leave. 2. Double check that all closets, storage areas, cupboards, garages, sheds and mailboxes are totally empty. One last check in the pantry, fridge, microwave and stove to make sure you aren t leaving anything behind. If you have a garden hose and want to keep it, remember to take it along with any flower pots or planters you may have outside. 3. Please place all extra keys, remotes, manuals or warranty information, paint swatches, tiles, contact numbers for yard maintenance etc. or anything that they may need at some point on the kitchen counter. 4. Lock all windows, doors and turn out any lights or fans that may be on. 10
