No. : ZO:EST:DM:2015-16 Dated: 08-02-2016 NOTICE Requirement of Premises for Bidhannagar Branch We are hereby inviting offer of premises (preferably ready available ground floor space of about 1200 1800 sq ft in fully constructed building) for our Bidhannagar Branch (with ATM or e-gallery) at Salt Lake, Sector- I in between Kwality Bus stop and Tank No- 4. Offers in sealed covers, containing technical and financial details as per Bank's standard format, would be obtained from bonafide owners, who are ready to lease out space at readily available or partially constructed (if remaining construction can be completed within 2 months time) building at the centres concerned. Vacant land or mostly incomplete building or building requiring substantial structural modifications will not be considered. 2. The cover containing technical details should be marked Envelope No. 1 and superscribed with " TECHNICAL BID " and cover containing financial details should be marked Envelope No. 2 & superscribed with " FINANCIAL BID ". Both these covers duly signed, should be put in a 3 rd Cover superscribed with "Offer of premises for Bidhannagar Branch" and it should also bear the name and address/phone No. of the offeror. In this connection, the following salient aspects are to be noted :- i) The premises should preferably be a fully constructed one and the landlord should be able to arrange requisite internal modification/additional civil works within a reasonable period. The structural condition of premises should be satisfactory. In the event of any partially constructed premises, the landlord should be in a position to complete the construction and hand over the premises in proper condition within a maximum period of two months. ::02:: ii) iii) iv) Offered space should be preferably in ground floor. In case of combined (1 st floor for branch and ground floor for ATM/e-gallery) offer of same ownership, about 150 sq ft ground floor space facing the main road and with sufficient front opening should be provided for ATM/e-gallery. Premises which does not have sufficient space to accommodate branch in a single floor will not be considered. Also 2 nd or upper floors will not be considered. We reiterate that space sufficient to accommodate branch along with e-gallery/atm in ground floor will be preferred. The space required is in the range of 1200 1800 sq ft (carpet area) approximately. Premises should be on the main road with a frontage of about 25ft. There should preferably be space in front of premises for parking of vehicle. There must be atleast 15 front opening and the clear ceiling height should be about 10. The carpet area will not include the staircase portion, masonary walls, pillars or any common area. The space should mostly be open type i.e. without much partition/load bearing walls. Provision of space for generator set is mandatory. v) The locality should be one which does have potential from Banking business view point. vi) vii) viii) ix) Premises should be leased to Bank preferably for a period of 15-20 years. Lease deed is to be executed as per Bank format only. The enhancement of rent during lease period would take place after every 5 years and the rate of enhancement would be in the range of 10% to 20% depending on the locality/premises concerned. The premises must have permission/licence for commercial usage or the landlord should be in a position to arrange such permission/licence from appropriate authority for establishing commercial status of the premises before handing over possession. Also Landlord should have the right to lease/sublease the premises. The landlord should be ready to abide by Bank s standard lease terms & execute deed as per Bank s format. The landlord should co-operate in arranging electric connection for branch premises. If required, necessary liaison work should be done by Landlord with the electricity authority.
::03:: x) The responsibility of carrying out civil, sanitary, plumbing works of premises will be with the landlords. These include plastering, painting, flooring (vitrified tiles), water supply, sanitary arrangements with fittings, installation of window, door, collapsible gate, shutter etc. Bank will only do installation of counters, false ceiling and internal electrical works. xi) xii) Proper ownership certificates/documents are to be produced for our verification. The property must be free of any litigation/dispute. Copies of title deed, tax receipt of building, BL & LRO mutation certificate/parcha etc. photograph of premises (interior & external) should be submitted along with Technical Bid. Landlords should submit offer directly and not through Brokers. 4. ::03:: Important points to be noted i. Lease : Lease agreement is to be executed as per Bank s format only. No deviation will be acceptable. Among other things there will be clause of premature termination of lease, in Bank s favour i.e. Bank will have the right to terminate the lease at any point of time, giving 3 months notice. Lease registration charges will be borne by Bank and Landlord on 50:50 basis. ii. iii. iv. Carpet Area: Rent will be worked out on the basis of carpet area only. Carpet area excludes masonary walls, columns, staircase and also passage/lobby which is not under exclusive use of Bank. Landlords scope of infrastructural works For handing over the premises to Bank Landlords will have to carry out all the requisite civil, sanitary, plumbing and related works. Permission of statutory Bodies: The premises must have all requisite permission/licence/clearance from related civic/administrative/ statutory authorities including for the purpose of being leased out on commercial basis. Power Supply: There should be provision of about 15kw electric power supply at the premises. In case of no such arrangement Landlords will have to arrange the requisite power supply though CESC/WBSEDCL authority. Bank will not bear cost of any transform. But security deposit will be paid by Bank and the meter will be in Bank s name. All liaison works with electricity authority has to be done by Landlords. We have fully understood the aforesaid points/terms and agree to those. We are quoting our rental rate considering the aforesaid aspects.
