We have been encouraged by the City's efforts to create a forward thinking plan to reduce greenhouse gas emissions and incentivize the development of mixed use, high-density communities near transit. https://mail.google.comfmail/ujof?ui:::2&ik=:efee67dbd5&l.ievv=pt&search:::i nbox&th= 13c884657c06e04b 1/3
1(30/13 City of Los Angeles Mail- Fwd: 13-0078 CASP Support Letter After much discussion at the City Planning Commission hearings over the last several months and as the results of an independent analysis, it became clear that in order to accomplish balanced mixed use development, deliberate efforts must be made to protect commercial and industrially zoned land In the CASP area. Given CASP's proximity to downtown and other market forces, there is currently, and will continue to be, greater pressure to develop the area for residential over other uses. As such, we agree with the City Planning Department and Planning Commission that the combination of a 1.5 residential base FAR in the CASP's Urban Village, along with the development incentives included in CASP, will facilitate balanced, high-density development in the area. We have been encouraged by the City's significant efforts to create a forward thinking plan to reduce greenhouse gas emissions,' protect near-highway residents, and incentivize the development of mixed use, high-density conimunities near transit. After much discussion at the City Planning Commission hearings over the last several months and as the results of an independent analysis, it became clear that in order to accomplish balanced mixed use development, deliberate efforts must be made to promote commercial development in the CASP area. Accordingly, we support the City Planning Department and Planning Commission's recommendations that the for this specific area, the combination of a 1.5 residential base FAR in the CASP's Urban Village, along with the development incentives included in CASP, will facilitate balanced, high-density development in the area. We respectfully request PLUM's support and approval for this recommendation from the Planning Commission.
