WALCOT WOOD Shrewsbury 23 mile Hereford 35 miles Chester 65 miles (all distances are approximate) DIRECTIONS If approaching along the A49 visitors will need to travel to Craven Arms. In the town, and at the southernmost mini-roundabout, leave the A49 and join the B4368 signposted Clun. Follow this road through Aston on Clun and Little Brampton. At the One Hundred House public house, turn right and follow the minor road towards Kempton. After just over one mile turn left into Kempton. After 400 yards on a sharp right bend turn left next to an old stone built lodge and pass through the smart wood and wrought iron gate marked Private onto a well stoned track, point A on the sale plan. Follow this road for 200 yards and then take the right fork at point B. Follow this for one mile, passing a cattle grid and track leading off to the right. At the next junction take the left fork, point C, and thence through a gate. This track leads up into the wood, point D on the sale plan. This is a good stoned track which continues up into the wood. DESCRIPTION Walcot Wood is situated within Walcot s historic and listed deer park and south of the famous Walcot Hall arboretum. Walcot Wood offers purchasers a rare opportunity to own part of this historic landscape. The wood itself occupies a commanding position at the head of a small valley overlooking the land immediately adjacent to Walcot Hall and a small wooden framed folly on the edge of the arboretum. Formerly known as Pigeonhouse Bank the wood contains two fishponds, one with a small island. These were originally part of the park s landscape design and complemented a now demolished rustic Indian temple which is understood to have been within the woodland close to the main access track. A new owner may wish to clear and restore these ponds which are currently overhung by a large number of mature trees. Forestry historians will delight in finding that the wood s position is less than 100 yards from one of the first Douglas fir trees planted in the UK. This was collected in North America by Douglas himself and grown from seed by the eldest son of Major-General Robert Clive, 1st Baron Clive, KB, FRS, also known as Clive of India the then owner of the Estate. Leading up to the old arboretum entrance at the northern end of the wood is an avenue of wonderful ancient beech, sweet chestnut and lime trees. These straddle the main ride in this part of the woodland and offer visitors a glimpse of the historic qualities of the wood as well as imparting a real magical Harry Potteresque feeling. Access into the wood from the woodland gateway is excellent with a sizeable loading area approximately 200 yards along the track into the wood. From this visitors can access all parts of the wood via a range of unsurfaced tracks and rides. These have been well proven in recent years with good quantities of timber leaving the wood following thinning and felling work. The wood contains a small quarry which has provided the hardcore for maintenance of the tracks and rides. Crops include a range of aged Douglas fir, Grand fir, Norway spruce, larch, beech and other mixed broadleaves. All are thinned as appropriate and there is also an area of replanted mixed broadleaves and coast redwood close to the woodland entrance. Of most significance is the good sized area of planted 1996 and 2000 Douglas fir trees. Most of this has now been thinned for the first time and is beginning to look promising. For those looking for immediate income there is an area of mature planted 1960s conifers at the northern end of the wood as well as surrounding the fishponds. These could be felled and replanted (subject to felling permission) with a range of species according to a new owner s objectives. WALCOT WOOD TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. These are let on an annual basis with the current agreement expiring on 1 st February 2019. The rent has been paid in advance and will not be apportioned on completion. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
