This infrmatin will never be supplied t a third party by us and will nt be used fr any ther purpse. 1.1.6 By paying the depsit yu agree t enter int an agreement t rent the Premises frm us in accrdance with these Terms and Cnditins. 1.1.7 If the Premises are damaged during yur ccupancy due t accidental, negligence r willful act f the guest r the guests invitees the Premises will be repaired by us at the cst f the guest. Any damage ver the amunt f $500 may result in a reprt ldged with the plice as malicius damage. 1.1.8 Use f the Premises fr any event r use ther than as residential hliday accmmdatin will result in the immediate terminatin f the bking fr the Premises, remval f the guest(s) and ther ccupants frm the Premises and ther csts r expenses (including a functin/extra cleaning fee f up t $2,000) being charged t the guests credit card. The descriptin f the Premises is made in gd faith and we will accept n respnsibility fr misdescriptin. All phts n this Website were taken n site and are prvided as a guide nly. 1.3.2 Phtgraphs n the Website are an accurate representatin f the described prperty at the time the phtgraph was taken and are subject t change with fair wear and tear. Neither GCHR nr the wner f the Premises accepts respnsibility fr persnal perceptins. Nr d we take any respnsibility fr any errrs r missins cntained n the Website. If any feature/facility is essential fr the guest in chsing a particular prperty, it is advisable that the Guest checks this with the reservatin staff at time f bking. GCHR cannt be held liable fr missins r errrs, whether temprary r permanent, in regards a prperty s facilities and services. 1.3.3 All prperties under management are privately wned and are rented n a fully self-cntained basis. In such circumstances, the Agent will undertake best endeavurs t repair, replace r hire an alternative. 1.3.4 All prperties are nn-smking. 2. BOOKING CONDITIONS 2.1 Tariffs and Fees 2.1.1 Tariffs/ Prices listed n ur Website are a nightly rate based upn a minimum stay f three (3) nights r five (5) nights during the perid frm Christmas eve until early January (see belw) and are guide nly. Tariffs, Prices/ qutatins are subject t change withut ntice and will nt be guaranteed until depsit has been successfully prcessed by us and yu have received frmal cnfirmatin f yur bking frm us via email and r SMS. A dynamic pricing structure is in peratin, tariffs change regularly. If a lwer tariff is listed fr a cmparable prperty than previusly bked we unfrtunately cannt amend the tariffs charged after a bking cnfirmatin has been issued. 2.1.2 Surcharges apply t ne and tw night stays. Between Christmas Eve until early January a min five (5) night stay is applicable. 2.1.3 The number f persns included in the quted tariffs is utlined n each respective prperty listing. Where the bking is fr mre than the number f peple listed, extra beds will be prvided at an additinal fee f $55 per persn per bking. Fr example if the tariffs fr a particular prperty are fr up t 6 persns and the bking is fr 10 peple, 4 extra beds will be supplied at an additinal cst f $220 fr the stay. 2.1.4 There is n additinal charge fr an infant under tw years f age. Fr infants belw the age f tw-years, cts are available fr a charge f $55 per bking and high chairs are available at a cst f $33 per bking. 2.1.5 An additinal nn-refundable fee f $22.00 will apply t the prcessing f all bkings. 2.1.6 Where a barbeque (BBQ) is prvided at the Premises an additinal hiring fee f $55.00 will apply. 2.1.7 If a credit card transactin is declined fr any reasn, a $22 reprcessing fee will be impsed. 2.1.8 Optinal Extras if available (nt available at all Premises), are included n the bking frm: including: WIFI, Private transfer frm either Gld Cast r Brisbane airprts), and Express pstage f apartment keys. 2.2 Payment and Depsits(s) 2.2.1 We nly accept payment by credit card (N credit card surcharge fr payments via Visa, Mastercard r AMEX). 2.2.2 A twenty five depsit (25%) depsit f the Ttal Bking Fee r $220, whichever is the greater is required t secure yur bking and must be paid at the time f making yur bking. 2.2.3 The balance f the Ttal Bking Fee must be paid at least ne (1) calendar mnth befre yur arrival date. We will endeavur t send yu a curtesy reminder ne (1) calendar mnth befre yur arrival date, but the respnsibility t make the payment rests with yu. 2.2.4 Fr bkings made within ne (1) calendar mnth befre yur arrival date, full payment f the Ttal Bking Fee is required at the time f bking. 2.2.5 N matter what the circumstances, the Ttal Bking Fee must be paid by the guest yu n later than ne (1) calendar mnth befre yur arrival date. 2.3 Bking Prcess 2.3.1 The Guest respnsible fr the bking enters all the required details via the nline bking frm and then submits the bking request. 2.3.2 A cmputer generated email is autmatically sent t the Guest advising that an n line request has been received and is awaiting prcessing. 2.3.3 The bking staff will check the bking request fr cmpleteness and accuracy, make the required changes (if any) and send a ntificatin frm the reservatin sftware system by email and SMS that all is in rder with the bking and prvide a dissectin f the Ttal Bking Fee and advise that the depsit payment will be prcessed within twenty fur (24) hurs. 2.3.4 Upn successful prcessing f the depsit payment an email cnfirmatin will be sent t the Guest cnfirming the bking. Only at this pint des a cntract exist between the prperty wner as the accmmdatin prvider and the Guest. 3. REFUNDS AND TERMINATING YOUR BOOKING 3.1 Terminatin by guest 3.1.1 If yu cancel yur bking fr any reasn, yu must ntify us in writing, and the fllwing cancellatin fees apply. 3.1.2 If cancelled less than ne (1) calendar mnth befre arrival, 100% f the Ttal Bking Fee will be frfeited by yu. 3.1.3 If cancelled mre than ne (1) calendar mnth befre arrival, the depsit paid (as per cnfirmatin email) will be frfeited by yu. 3.1.4 If the Ttal Bking Fee has nt been paid ne (1) calendar mnth befre yur arrival date we may terminate the bking withut ntice t yu and seek t re-let the Premises. If yur bking is terminated under this clause, yu will be autmatically frfeit all mnies paid by yu. 3.1.5 N refund will be given fr early departure. 3.1.6 Refunds cannt be made fr bkings cancelled due t inclement weather r illness. We recmmend that yu take ut cmprehensive travel insurance t prtect yu in this regard 3.1.7 Bkings may be transferred t a future date, at a cst f $220, prvided that the request t transfer by the guest: Is made at least ne (1) calendar mnth befre arrival, and is fr the same prperty, and is fr a duratin f at least five (5) nights, and is fr a perid nt later than fur (4) mnths after the riginal arrival date, and the applicable tariff fr that seasn is crrectly applied. 3.1.8 Except fr circumstances utlined in clause 3.2.1 credit card refunds are nt permitted. 3.2 Terminatin by Agent 3.2.1 If the Premises becmes unavailable fr ccupancy befre r during yur stay fr any reasn (i.e. damage t the Premises, carrying ut emergency repairs, sale f the Premises by the wner, the terminatin f ur appintment t act as Agent fr the Premises r any ther eventually), we will endeavur t find suitable alternative arrangements fr yur stay. If satisfactry alternative arrangements cannt be made, we will refund mnies paid fr the whle r part f the bking nt fulfilled. 3.2.2 We cannt be held respnsible shuld a prperty be listed fr sale, sld r the Agent s appintment t act is terminated and yur bking is cancelled. 4. CONDITIONS OF OCCUPANCY 4.1 Check-in and Check-Out 4.1.1 Check in time is frm 2.00pm nwards. We d nt maintain an ffice at the prperty. Key Cllectin is available between 1.45pm (1345hrs) and 9pm frm ur ffice n the day f arrival. If yur expected arrival time is utside nrmal ffice hurs it is imprtant t tell us s arrangements can be made t check yu in utside f nrmal business hurs. Yu may cllect yur keys frm the key safe utside the ffice. Additinal charges will apply if we have t deliver keys in persn. 4.1.2 Yu must check ut befre 10.00am n yur check ut day. Extra charges will apply if yu are late in checking ut. 4.1.3 Yu are respnsible fr the safekeeping and replacement f accmmdatin keys. Replacement r lst keys will be prvided at an additinal charge f $165 4.2 Use f Premises 4.2.1T maintain a gd standard fr guests, certain cnditins need t be cmplied with when staying at the Premises. We appreciate that mst guests will respect the relevant prperty, but because f the ccasinal case f abuse there is a need t draw yur attentin t the fllwing cnditins: On departure, the Premises must be left in a similar state t the cnditin n arrival. Failure t leave the Premises in a satisfactry state will result in yu incurring extra charges. Yu authrise us t charge yu fr the additinal csts we incur t clean the Premises n yur departure if this cnditin is nt bserved. Befre departure, all fd must be remved frm fridges, all rubbish put in the apprpriate cuncil rubbish bins prvided, and crckery and cutlery washed and packed away. The Prperty must be left in a clean and tidy cnditin. The prperty shuld be vacated n time and secured. All windws and drs are t be lcked. Only the number f peple shwn n the cnfirmatin email may stay at the Premises vernight. The number f yur guests at any time shuld nt exceed the number stated n the cnfirmatin email ntice unless subsequently agreed in writing r email by us. Yu must nt use the Premises fr any unlawful purpse. Yu must nt smke n the Premises. Animals r pets are strictly prhibited n the Premises unless prir arrangements are cnfirmed in writing by us. Parties and ther functins are strictly prhibited n the Premises. The Ttal Bking Fee charged is fr private dmestic hliday use nly. Accrdingly this rate des nt allw fr the extra csts assciated with functins in terms f cleaning, garbage remval, wear and tear, repairs etc. Failure t cmply with this cnditin may be cnsidered a serius breach f this agreement resulting in yur evictin, the lss f yur bnd and/r ther mnies paid by yu. Disturbance t neighburs, including excessive nise, is strictly prhibited and may result in terminatin and evictin withut refund and extra charges may be made fr security and ther expenses. Owners r ccupiers f apartments must nt park any vehicle in areas set aside fr visitr parking and visitrs may park nly in areas set aside fr visitr parking. 4.7 Lss, damage r injury 4.7.1 If n arrival yu ntice any existing damage r breakages within the Premises yu must reprt yur cncerns re the cnditin f the prperty t ur ffice within eighteen (18) hurs after arrival. Otherwise it is agreed that all is in rder with the Premises. 4.7.2 Yu will be held respnsible fr any damage, breakages, theft r lss f any prperty n r in the Premises during yur stay (including keys). If any prperty is affected in this manner, yu will be respnsible fr all related csts fr the repair r replacement f the affected prperty. 4.7.3 Neither GCHR nr the wner f the Premises takes any respnsibility fr the lss r theft f yur persnal prperty r fr any bdily injury that ccurs n r at the Premises. We recmmend all guests purchase travel insurance since Management are nt respnsible fr any injuries, illness r accidents that may ccur whilst staying at ur prperty. 4.8 Parties and ther entertaining 4.8.1 We have a zer plicy n parties being held in the Premises. A party being defined as: Any situatin where the maximum number f guests n the Premises is mre than the permitted number f Guests; r Any situatin where the nise level frm the Premises is deemed t high thereby disturbing ther guests and/r residents; r Any situatin whereby excessive traffic t and frm the Premises is identified; r Any situatin where it is deemed that intxicatin is ccurring; r Any situatin where it is identified that excessive alchl is present. 4.8.2 If any Premises is identified as having a party, we reserve the right t immediately request all ccupants f the Premises t vacate the Premises and terminate the stay. In such a situatin, the Ttal Bking Fee will be frfeited. In additin any expense resulting frm additinal cleaning, replacement f any furniture/fixture/breakage, including lst keys as well as any repairs will be deducted frm the bnd r charged t yur credit card. 4.9 Alchl 4.9.1 We d nt allw excessive levels f alchl t be brught in t the Premises. Excessive amunts f alchl being defined as: Cases/slabs/cartns f beer, pre mixed drinks etc.; Multiple bttles/cases f spirits/wine. 4.9.2 If a registered guest r any persns assciated with that guest, is identified as bringing excessive amunts f alchl t the Premises that persn will be requested t either relinquish the alchl t us (r ur appinted security prvider) and which will be stred in safekeeping fr their retrieval n departure, r alternatively fr the alchl t be permanently remved frm the Premises. If at any stage, shuld a persn be deemed in breach f this plicy and refuse t abide by the requests, then that persn will be requested t leave the Premises. 4.9.3 Yu shuld be aware that under Queensland law, if the accmmdatin cmplex has a liqur licence, it is illegal fr underage persns t cnsume r pssess alchl while staying there. Fines f up t $2,500 apply. It is nt illegal fr underage persns t cnsume r pssess alchl in the privacy f the Premises. Hwever, it is illegal fr an adult t supply alchl t a minr and then nt respnsibly supervise its cnsumptin. It is illegal fr anyne t drink alchl r be drunk in a public place, including cmmn areas within the accmmdatin cmplex, regardless f age. 4.11 Smke Alarms 4.11.1 Apartment accmmdatin is equipped with back t base smke alarms, accidental setting ff f these smke alarms may result in the fire brigade attending, if the fire brigade attends a false alarm this will result in a fine frm the fire department, these fines are expensive and are passed nt the guest. 5. SPECIFIC RULES RELATING TO YOUR STAY AT AN APARTMENT 5.1 If yu are staying in an Apartment, yu, yur guests and yur invitees must cmply with the by-laws, huse rules and any reasnable directins prvided by members f the bdy crprate s cmmittee r building manager fr the scheme. 5.2 The rules prvided abve under the heading f nditins f Occupancy and the definitin f the Premises extend t the cmmn prperty f the scheme. 5.3 The prperties listed n the Website are independently perated and managed. They are neither managed by, nr assciated with, the resident building (n-site resrt) manager ( Building Manager ). The Building Manager has n respnsibility fr the Premises, and is nt respnsible fr yur bking r stay. This includes issues relating t check-in, check-ut, cleaning, maintenance and parking.
