Situation Warwickdale Farm has an accessible situation in one of Ayrshire s most productive farming areas. The farm is equidistant from the towns of Irvine and Kilmarnock and is situated in the heart of the county. Irvine and Kilmarnock provide an extensive range of amenities including education, retail, entertainment and transport links. University Hospital Crosshouse is 3 miles distant. Springside Primary School is less than 1 mile from the farm, with secondary schools at Dreghorn (2 miles), Irvine (4 miles) and Kilmarnock (4 miles). Private co-educational schooling for pupils from the age of 3 to 18 is also available at Wellington School in Ayr (16 miles) and St Columba s in Kilmacolm (25 miles). West of Scotland University, Ayr and SRUC, Auchincruive (Scottish Agricultural College), are both 13 miles distant. Warwickdale Farm is 7 miles west of the M77, which provides access to Glasgow to the north and Ayr to the south. There are mainline railway stations at Irvine and Kilmarnock and there are international airports at Prestwick and Glasgow, which are 11 miles and 23 miles distant respectively. There are two ports at Cairnryan (60 miles) providing regular ferry services to Ireland. Ayrshire is renowned for golf with regular Open Championship venues including Royal Troon and Turnberry, and the highly regarded Prestwick, all within easy reach. There are 10 golf courses all within a 10-mile radius. Along with farming and golf, the county is known for its excellent salmon fishing on the rivers Ayr, Doon, Girvan and Stinchar. Game shooting is also popular within the region, whilst Ayr Racecourse, home of the Scottish Grand National, is about 15 miles south. The Firth of Clyde offers marine and chandlery services together with scenic coastal sailing. Description Warwickdale Farm is a productive mixed arable and stock farm extending to about 208 acres. It is run in conjunction with two additional blocks of land extending to about 18 acres and 55 acres, with about 281 acres farmed in total. Warwickdale includes a four-bedroom farmhouse, a traditional courtyard steading and a range of agricultural buildings, including extensive winter accommodation for livestock and general purpose storage. In addition to the fertile land, which is all in good heart, a particular feature of farm is the access to the fields provided by a network of minor public roads and private farm tracks. All fields are stock proof with hedging and post-and-wire fences. Farming System Warwickdale is farmed in-hand as a stock rearing enterprise. The farm currently carries 60 spring-calving suckler cows, with all progeny finished on the farm. One hundred calves are also purchased annually and finished on the farm. There is winter accommodation for 400 head of cattle. Cattle are sold directly to the abattoirs at Ayr and Saltcoats. The farm carried a herd of 140 milking cows until 10 years ago. The land at Kilnford is presently used for grazing young stock, while silage or spring barley is grown at the field at Perceton. Two cuts of silage are taken annually. The farm is self-sufficient, growing its own spring barley and providing straw for home consumption, with reported yields of 2.5 3 tonnes per acre. A cropping history of the farm is available from the selling agents. The land benefits from regular applications of lime, farmyard manure and artificial fertiliser and there is an on-going rotational reseeding programme. LOT 1: About 207.67 acres Warwickdale Farmhouse Warwickdale includes a traditional farmhouse which has a south-facing, elevated position and attractive views over the surrounding countryside. The Land The land at Warwickdale Farm extends to approximately 208 acres in total and is predominantly south-facing. The farm benefits from good access via public and private farm roads, with the gently undulating land rising from 95 feet above sea level on the southern boundary, to a high point of 164 feet above sea level on the northern boundary. The land is graded as Class 3 by the Macaulay Institute for Soil Research. It comprises 187.70 acres of arable/grass leys, 4.28 acres of permanent pasture, 14.01 acres of amenity woodland and 1.70 of miscellaneous. The amenity woodland was planted in 2004 and comprises a wide variety of broadleaf species including 900 oak. The farm infrastructure is in good condition, with the fields all of a good size and shape to suit modern agriculture. The majority of the fields have a mains water supply and drinking troughs. LOT 2: Land at Kilnford (about 55.52 acres) The land at Kilnford is situated just over 4 miles south of Warwickdale Farm, near the village of Dundonald. The land lies in a ring-fenced level block with excellent access from the public road. It is divided into three enclosures with an internal track leading from the public road to all of the fields. The land at Kilnford has a mains water supply, drinking troughs and livestock handling facilities. The land is graded Classes 3 and 5 by the James Hutton Institute. It is level, at 49 feet above sea level, and comprises 21.42 acres of arable/grass leys and 34.10 acres of permanent pasture. LOT 3: Land at Perceton (about 18.25) The land at Perceton is a single field which has an attractive situation on the banks of the Annick Water. It is graded as Class 3 by the James Hutton Institute and is situated about 1.5 miles to the northwest of Warwickdale Farmhouse. The land benefits from a natural water supply provided by the Annick Water and is of an excellent shape and size for modern agricultural machinery work. It is a level field which lies about 82 feet above sea level and comprises 17.07 acres of productive arable/grass leys. Travel Directions Warwickdale Farm (KA2 0DN) From the A77, take the A71 west signposted for Irvine and Troon. Travel on the A71 for about 6 miles until reaching Corsehill Mount Roundabout. At the roundabout take the third exit signposted for Springside and Crosshouse. After 0.3 of a mile enter the small roundabout and take the third exit onto the B7081 signposted for Springside. In the village of Springside turn left onto Station Road and then left onto Overtoun Road. Continue for about 0.7 of a mile to Warwickdale Farm which is on the left. Land at Kilnford (KA2 9ET) From the M77, take the A71 west, signposted for Irvine and Troon. After about three miles take the A759 signposted for Troon and continue for about 4 miles, where the land at Kilnford is on the right. Land at Perceton (KA11 2AJ) From Warwickdale Farm travel north. At the Crossroads turn left and left again at the T-junction, joining the B769. After 0.3 of a mile turn right (signposted Perceton House). The entrance is on the right after a further 0.3 of a mile.
