After 1.3 miles take the left turn to Mytchett and at the roundabout turn left to Mytchett. After a third of a mile fork left into Hamesmoor Road and at the next mini roundabout by the Miners Arms public house turn left onto the B3411 to Frimley. At the mini roundabout, reached after half a mile, turn right towards Pirbright by the Rose and Thistle public house, and follow the road over the bridges across the railway line and canal. After a third of a mile, Windmill Lane, point A on the sale plan, is on the right. This lane leads to the wood and is the easiest foot access. It links with tracks and paths through the wood. DESCRIPTION Potters Pool Wood is named after the large water feature in its south west corner. This links to the Basingstoke Canal which forms the western boundary of the woodland. The canal was originally built between 1789 1794 and was restored 1974 1991. Potters Pool is now an attractive lake which attracts a wide variety of wildlife. Potters Pool is considered to have been a clay quarry. The pottery clay is believed to have been used in the production of Borderware pottery produced in the border region of north east Hampshire and west Surrey. The wood is principally late rotation Scots pine, pure in many areas but also with oak, beech, sweet chestnut and birch. Younger areas of pine, particularly of the eastern side, provide a contrast and create a varied age structure. Rhododendron and holly are present in the understorey. The importance of this area for wild birds is shown by the designation of part of the wood as a Special Protection Area (SPA). The classification reflects its importance for rare and vulnerable birds together with regularly occurring migratory species. The SSSI designations can be viewed on the Potters Pool Wood page of the John Clegg & Co website. The Basingstoke Canal, together with associated flashes and heathland, is nationally important for aquatic plants and invertebrates. The SSSI designation notes the Basingstoke Canal is botanically the most species rich aquatic system in England and that several off-line flashes are included in the site. These are an integral part of the hydrological system and provide shallow water conditions which are rare in the restored canal. Potters Pool is mentioned as one of four sites of particular significance. The Ash to Brookwood Heaths SSSI is the largest area of dry heathland remaining anywhere in the London Basin together with extensive wet heath, bog and associated habitats. Heathland was once very extensive in western Surrey. It supports rich communities of plants and animals. Potters Pool and the Basingstoke Canal give the woodland an unusually strong water element which is rare in woodland sales close to London. The combination of water, woodland and heathland remnants supporting a wide variety of flora and fauna make this a most appealing property. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
