We have extensive experience in delivering bespoke luxury hotel refurbishment schemes, having completed the Corinthia London in 2012. The extent of our in-house resources is one of our key strengths in relation to delivery and programme certainty. Many services normally provided by subcontract packages can be delivered and controlled in-house where it is beneficial to the delivery of the project, including; groundworks, externals and scaffolding concrete frames traditional facades fit-out and decoration services joinery and stoneworking The control that we retain over these in-house capabilities allows us to offer a greater degree of cost, programme and quality certainty than our competitors. This approach minimises supply chain risk in a buoyant construction market as we are able to feed our own projects with the core supplies, with smaller packages being let locally. A large proportion of this work has been for repeat clients demonstrating our commitment to delivery and collaboration, including: 1,200 units for Bellway Homes 1,000 units for St George 850 units for Genesis 800 units for Peabody 700 units for Notting Hill Housing Market Sales We have successful experience at every level of the private sales tenure and specification spectrum. We have delivered private sales units that have achieved sales values from 300psf all the way to 4,500psf. The private rented sector has grown substantially in recent years, and we have delivered some of London's most significant PRS schemes in that time. Our experience has given us in depth understanding of how to successfully deliver schemes that optimise market values for our clients, with a successful track record of delivering: high quality tenure blind schemes, such as Camberwell Fields and Greenwich Peninsula highly differentiated and high-quality product like Ram Quarter and Portobello Square private sale schemes such as Distillery Wharf, Ten Trinity Square and Canaletto build to rent schemes like Water Yard Canada Water, Xchange Point and Stratford Halo. Regeneration We have established a major reputation for delivery of large-scale multi-phased urban regeneration schemes. We delivered the first 900 residential units at Beaufort Park for St George, and we have delivered almost 700 residential units and 300 student rooms at Greenwich Peninsula for Bellway and Knight Dragon. We were a critical part of the Stockwell Park regeneration project for Network, where we completed the logistically complex Junction, Brixton, a 93-unit scheme involving complex demolition, decant and community engagement. We are delivering 650 units for Peabody as part of the multi-phase regeneration of the Heathside & Lethbridge Estates in Lewisham. Hotels Over the last decade, we have developed an unparalleled track record in the delivery of turnkey hotel schemes for operators, owners and developers, including luxury and volume brands. We posses an inherent understanding of the requirements of investors and operators and accordingly have developed a very strong and highly capable team experienced in providing highest quality products and services. Our expertise is equally applicable to both new build and refurbishment or conversion contracts. Our inhouse capability and direct labour resource removes over-reliance and exposure to a vulnerable supply chain. Residential Athletes Village Athletes Village Client: ODA / Lend Lease Value: 56m Units: 298 (186 Private / 112 Affordable) Completion: 2014 Ardmore was the first appointed tier-one contractor at the Athletes Village for London 2012. Acting as the main contractor for Plot N02, creating 1784 beds for the Olympic Games, we completed the scheme in 2014 following an extensive Legacy programme The new accommodation was initially used by athletes competing at the London 2012 Summer Olympics. Following the Games, Ardmore converted the units into 298 new apartments for Triathlon Homes. Now renamed East Village, the development scooped the Mayor of London s Award for Planning Excellence and was also recognised as being the Best New Place to Live. 6 Ardmore Group 2018 Alongside acting as the main contractor for plot N02, Ardmore manufactured and installed the balconies in-house, collaborating with the prefabricated cladding panel supplier to devise a system where the balconies attached directly to the prefabricated panels rather than through the panels into a secondary frame. We also produced and installed over 2,500 bathroom pods for the entire Village. Residential Athletes Village Ardmore Group 2018 7

Residential Canonbury Cross Canonbury Cross Client: Notting Hill Value: 45m Units: 138 Private Sale Completion: 2015 Canonbury Cross is a 90 unit, mixed-tenure residential scheme at Highbury Corner, which perfectly demonstrates our ability to manage the complex demands of inner-city projects. The project has several significant constraints, common to many London schemes: it sits just 8m above Victoria Line tunnels and Network Rail tunnels; construction access via a restricted singlelane road; and close proximity to surrounding residential properties. Our experience has allowed us to successfully manage the interface with Network Rail and LUL, including agreeing design calculations, method statements, monitoring and inspection reports, and anti-vibration measures. 8 Ardmore Group 2018 Our electronic delivery management system pioneered at the Athletes Village and close liaison with residents has ensured a hassle free approach to servicing the site. In fact, the project managed to score a perfect 10 in the Community section at its last Considerate Constructors audit. Residential Canonbury Cross Ardmore Group 2018 9

Residential Ten Trinity Square The Residences Trinity Square Client: Reignwood Value: 160m Units: 41 Private Residences Completion: 2017 Situated in the heart of The City of London, Ten Trinity Square included the meticulous restoration of the Grade II* listed former Port of London Authority headquarters into a stunning Four Seasons Hotel and superprime residences. Ardmore has overseen a comprehensive refurbishment of the 96-year-old building, providing a truly breathtaking transformation. The Sir Edwin Cooper designed building, which was originally built in 1922, was the site of the inaugural assembly of the United Nations in 1946 and occupied by the Port of London Authority until 1970. Alongside the hotel and residences, the building s original classical meeting rooms has also been restored to provide the facilities for a private members club. 10 Ardmore Group 2018 Sitting on the top seven floors, The Residences include 41 spacious and classically elegant apartments designed with supremely specified materials and finishes. Residential Ten Trinity Square Xchange Point Client: Tonenest Developments Value: 24m Units: 164 (120 PRS / 44 Affordable) Completion: 2013 A major mixed-use scheme for Tonenest Developments comprising 164 residential units for private rent within in four blocks, together with basement car parking and commercial accommodation. Xchange Point s green credentials are evident by the high levels of insulation and the double glazed windows which mean a stable temperature with no unpleasant draughts and better soundproofing. This also reduces energy usage and therefore lower energy bills in the flats. The scheme sites above two major railway tunnels, and it was agreed prior to any formal submission that the deflection caused by the demolition of existing buildings and excavation would cause too much heave on the tunnels running below the site. 12 Ardmore Group 2018 This early dialogue allowed us to develop our deconstruction method statement so that the demolition was carried out in parts, and excavation and foundations were carried out in 1m wide strips to ensure that reloading was sufficient to mitigate tunnel movement. We were able to agree with Network Rail an electronic tunnel monitoring system, where alerts are sent immediately to asset protection engineers, and Ardmore s management team and health and safety department, should deflection be greater than a pre-agreed level. Residential Distillery Wharf Distillery Wharf Fulham Reach Client: St George Value: 45m Units: 138 Private Sale Completion: 2015 An exciting riverside scheme adjacent to Hammersmith Bridge, Distillery Wharf is the first phase of Fulham Reach, providing 138 highly specified, luxury detailed apartments and penthouses. Distillery Wharf features a host of facilities from a private screening room to the finest spa and swimming pool and a state-of-the-art gymnasium. Residential Chelsea Creek Chelsea Creek Client: St. George Value: 35m Units: 164 Private Sale Completion: 2015 One of London s most elegant developments, Chelsea Creek is the capital s prestigious waterside property. Unique and exceptional, the scheme combines luxurious city living with blissful tranquillity. We delivered the first two phases, which included 140 highly specified luxury residential units over 8-storeys and substantial yet magnificently detailed public realm areas. A private residents spa feature a fully equipped gym and residents lounge overlooking heated swimming pool, with serene slate walls. The spa also features a rain shower and a Scandinavian style sauna and steam room. The apartments are finished to the highest level of specification, with air conditioning, timber flooring, custom-designed kitchens and pre-wired entertainment systems. 16 Ardmore Group 2018 The truly spectacular penthouses are exquisitely specified with sleek timber flooring and opulent Poliform wardrobes, walk-in double showers and custom-designed Boffi kitchens. Residential Beaufort Park Beaufort Park Client: St George Value: 120m Units: 875 (527 Private / 348 Affordable) Completion: 2014 One of the largest residential projects in the UK, Beaufort Park is a comprehensive mixed-use development incorporating 2,800 new homes and commercial properties in Hendon, North West London. Ardmore began work on the scheme as principal contractors for Phase I. As a direct consequence of the successful delivery of the first phase, we were awarded a further six contracts on the development, acting as principal contractor on seven of the first eight phases for St George. Since the launch of the scheme we have delivered almost 900 residential units within 19 new blocks. We have also carried out the sensitive relocation and painstaking restoration of the Grade II Listed Grahame-White Watchtower building at RAF Hendon as part of the scheme. 18 Ardmore Group 2018 We first completed blocks B1-B5, which included 191 residential units along with a number of commercial units. Of the residential units built, 175 were designated for private ownership and 16 affordable rent. Blocks A1-A9 were completed across two phases of works and comprised 489 residential properties, a number of commercial properties, a large internal car park, and extensive areas of external works including two podium decks and a park. Blocks G3-G5 comprise 89 units of 65 shared ownership units and 24 apartments for social rent for Catalyst Housing. Residential Beaufort Park Ardmore Group 2018 19

Residential The Henson The Henson Client: Londonewcastle Value: 18m Units: 70 (46 Private / 24 Affordable) Completion: 2010 The complex renovation of the famous 'Muppet Factory', the Henson - named after the Muppet Show's creator - included the partial demolition of an existing Victorian Warehouse. New build extensions behind retained elements of the existing brickwork facades and basement arches, provided 70 high-specification apartments. 20 Ardmore Group 2018 Residential The Henson Ardmore Group 2018 21

Regeneration Parkside Parkside Client: Peabody Value: 108m Units: 644 (334 Private / 310 Affordable) Completion: 2018 Parkside is a large-scale regeneration of the existing Heathside & Lethbridge Estates in Lewisham to provide over 1200 new mixed-tenure homes. As part of the regeneration programme, we have acted as the design and build main contractor on Phases 2, 3 and 4 - constructing over 640 units with a combined contract value of 108m. Phase 2 comprised a 17-storey residential tower providing 190 units, and a new basement energy. Following two competitive tender processes, we were appointed to the next two phases of the scheme, which included 218 residential units in Phase 3 and 236 units in Phase 4, alongside a new community centre, nursery and estate office and extensive external works to create new roads, realign existing roads and provide high quality public realm. The site has certainly been active: we delivered Phase 2 whilst Phase 1 was completed by another contractor. Phases 3 and 4 were delivered simultaneously. During this time, hundreds of residents have been decanted into new blocks, requiring meticulous construction planning and community engagement. Introduction Regeneration Camberwell Fields Regeneration Camberwell Fields Size and Structure Sectors Residential Camberwell Fields Client: Notting Hill Housing Value: 32m Units: 279 (192 Private / 87 Affordable) Regeneration Completion: 2015 For estate decants, a programme of visits was developed with Notting Hill using a shared diary to ensure visits were appropriately scheduled and managers were on hand to ensure visitor s safety and successful viewing. Ardmore Group 2018 25 Student 24 Ardmore Group 2018 There are 15 handovers on the scheme, with some new residents moving in over a year before the scheme is completed. We have worked closely with Notting Hill to refine our handover and phasing strategy to ensure minimal disruption to new residents whilst maximising sales opportunity for Notting Hill s sales teams. We also introduced a New Homes Assistant service on the project, providing new residents with a visit to advise on any concerns they had with their new home and assistance with minor works to ensure they were settling in comfortably. Hotels The scheme straddles the busy Edmund Street, and we had to ensure the road was always manned and mobile plant and lorry disruptions were kept to a minimum and works planned to ensure allocated delivery times and routes were adhered to. High Rise A large-scale estate regeneration scheme consisting of 279 new mixedtenure units within ten new blocks, straddling the busy Edmund Street. The buildings are arranged in 10 blocks ranging from three to seven stories in height.

Regeneration Portobello Square Portobello Square Client: Catalyst Housing Value: 57m Units: 324 (141 Private / 185 Affordable) Completion: 2016 Originally build in the 1960 s, the regeneration of the deteriorating Wornington Green Estate has included complete demolition and the new build of 1,000 quality mixed-tenure homes. We were appointed as the main contractor for the first phase of the project, comprising the design and build of 324 new mixed-tenure homes 141 for private sale, 174 affordable and 9 for shared ownership. The scheme also includes re-provision of a public park and retail units. Demonstrating our ability to deliver logistically challenging schemes, we had to develop a complex decant strategy and phasing plan, with partially occupied blocks being part deconstructed in order to make space for the new buildings to facilitate resident decants Regeneration Portobello Square 26 Ardmore Group 2018 Ardmore Group 2018 27

Regeneration Greenwich Peninsula Greenwich Peninsula Client: Knight Dragon / Bellway Value: 120m Units: 651 (428 Private / 223 Affordable) Completion: 2017 We have been a major part of Knight Dragon s extensive regeneration of the Greenwich Peninsula. Since our first appointment in 2010 on Bellway s City Peninsula block we have delivered over 650 residential units. As the first plot brought forward under the masterplan, City Peninsula was a major milestone for Greenwich. We were appointed by Bellway Homes to construct the 19-storey tower, incorporating 229 apartments including two triplex luxury penthouses and two floors of car parking at ground and first floor level. Following the successful delivery of City Peninsula, we were again appointed by Bellway to deliver the next plot on the masterplan: Platinum Riverside. Regeneration Junction, Brixton Junction, Brixton Client: Network Homes Value: 15m Units: 92 Private Sale Completion: 2015 We have been a major part of Knight Dragon s extensive regeneration of the Greenwich Peninsula. Since our first appointment in 2010 on Bellway s City Peninsula block we have delivered over 650 residential units. As the first plot brought forward under the masterplan, City Peninsula was a major milestone for Greenwich. We were appointed by Bellway Homes to construct the 19-storey tower, incorporating 229 apartments including two triplex luxury penthouses and two floors of car parking at ground and first floor level. Following the successful delivery of City Peninsula, we were again appointed by Bellway to deliver the next plot on the masterplan: Platinum Riverside. High Rise Stratford Halo Stratford Halo Client: Genesis Housing Value: 120m Units: 706 (410 Private / 294 Affordable) Completion: 2017 A major residential-led scheme on the fringes of the Olympic park, Stratford Halo comprises 706 mixed-tenure residential units, commercial units and artist studios. Spread over seven blocks, the scheme includes one of the tallest residential buildings in London, the 43-storey Halo Tower, alongside five new mid-rise blocks and the re-invention of the existing art deco soap factory Warton House. The scheme s key design feature is the curvilinear Halo tower. Rising 132 metres above a double basement the Halo tower is undoubtedly the architectural centrepiece of the scheme. The tower has a gross internal area of 29,000 square metres, with a 14.5% net to gross ratio. Over 10,000 cubic metres of concrete and 2,500 tonnes of reinforcement sit on top of 100 structural piles rising 43-storeys above a double basement car park. The site is bordered along one length by a canal, and extensive de-watering was necessary during excavation works. The site also benefits from a direct connection to the Olympics district heating system that provides a low carbon heat source to residents through the scheme s CHP unit. High Rise Canaletto Canaletto Client: Groveworld / Orion Value: 80m Units: 190 Private Sale Completion: 2017 Canaletto is a 31-storey residential tower comprising 190 exceptionally specified apartments, alongside a resident lounge and terrace on the 24 th floor. Situated next to the City Road Basin, Canaletto rises 97 metres above a double storey basement, which houses a residents swimming pool, spa, gym and cinema. Canaletto is a tribute to quality and craftsmanship. The 190 exceptionally specified apartments, by world renowned designers Johnson Naylor and Martin Goddard, are each built to exacting quality standards. The apartments take full advantage of their high-rise position with floor-to-ceiling windows. Internally natural stone and timber are combined with advanced level home automation services to make the apartments a unique luxury offering, with prices in excess of 1800psf. A remarkable penthouse apartment spans the entire top two floors, with an interior concept created by Waldo Works and substantial exterior areas of private landscaped terraces. We worked closely with building control to develop a partial occupation strategy to achieve sign-off of the first 18 floors over a year in advance of the overall completion. Originally built in 1904 to power London s underground transport system, the site is now embarking upon the next stage in its remarkable history. Ardmore s scope included fitting-out the smaller buildings, which had already been completed to shell and core standard, and the turnkey delivery of the 37-storey Hammersmith & Fulham tower. One of London s most spectacular new developments on London s River Thames Ardmore has been at the forefront of delivering the exquisite scheme with prices in excess of 2,900psf. Hotels The Ned at Poultry The Ned at Poultry Client: Sydell Group Value: 90m Rooms: 252 Completion: 2017 Originally designed by Sir Edwin Lutyens, the Grade I listed former Midland Bank Headquarters in the City of London is one of the Capital s most iconic buildings. With an entrance way opening into a grand banking hall on the ground floor, underneath listed offices on the upper floors, all designed by Lutyens in what is widely regarded as his finest commercial building. We have sympathetically restored the impressive Portland stone façades and meticulously refurbished the original banking hall and the safety deposit vault, which has been converted into one of 14 total food and beverage offerings. The Ned, which opened in early 2017, boasts 252 suites of varying sizes, restaurants, rooftop bars with landscaped terraces, a health spa and gym, event spaces and a private members club. The Ned beat off stiff competition from across Europe to pick up the top prize at the 2017 AHEAD Awards, being named European Hotel of the Year and picking up awards for the Best Event Spaces, Best Restaurant for Millie s Lounge and Best Spa and Wellness. Hotels Ten Trinity Square Ten Trinity Square Client: Reignwood Value: 160m Rooms: 100 Completion: 2017 Situated in the heart of The City of London, Ten Trinity Square included the meticulous restoration of the Grade II* listed former Port of London Authority headquarters into a stunning Four Seasons Hotel and superprime residences. Ardmore oversaw the comprehensive refurbishment of the 96-year-old building which has undergone a spectacular transformation. The Sir Edwin Cooper designed building, which was originally built in 1922, was the site of the inaugural assembly of the United Nations in 1946 and occupied by the Port of London Authority until 1970. Alongside the hotel and residences, the building s original classical meeting rooms has also been restored to provide the facilities for a private members club. The five-star Four Seasons Hotel occupies the lower ground to the third levels, with 100 guest rooms and suites, restaurants, bars, meeting salons and spa all sensitively crafted by Ardmore. Hotels Corinthia, London Corinthia, London Client: International Hotels Value: 101m Rooms: 306 Completion: 2011 In May 2011 Corinthia London opened its doors as one of London s most luxurious new hotels following an extensive renovation that comprehensively transformed this historic site into the grand 306 room, five-star Corinthia London. As the main contractor on this project we were responsible for everything from excavation and ground stabilisation to providing a full fit-out service including fixtures and fittings, delivered in just two years. Restoring the external stonework to its original splendour was a key element in reviving the hotel to its former glory. Every inch of the stone façade of the building was cleaned, with defects meticulously repaired and window surrounds remodelled in keeping with the original designs. Working closely with the interior designers, Ardmore s team was instrumental in fitting out and finishing the front of house areas, Harrods Flower Store, Northall restaurant, ballroom, standard guest rooms and junior suites. Sourcing from across the globe, we placed over one thousand individual orders for items of FF&E including fabrics, leathers, light fittings, case goods and silks. Hotels Corinthia, London I was amazed with the scale and complexity of the renovation. Some of the work has been ingenious and I could hardly believe that the entire internal structure of the building could be removed and rebuilt without removing the façade. The lower levels will be occupied by new bars and restaurants with a new sky-bar on the 18th floor. The Gantry builds on our significant history at Stratford City. We were the first tier-one contractor appointed to the Athletes Village for London 2012, where we delivered almost 1800 beds for the Olympic Games, before converting them into 300 residential units as part of the legacy project. Hotels Ardmore Group 2018 45 Student 44 Ardmore Group 2018 High Rise A major piece of the Stratford City Masterplan, the Gantry development comprises a 285 bedroom hotel over 18-storeys by Hilton Curio and a 136 room longstay hotel over 17-storeys by Adagio.

Hotels Dorsett Shepherds Bush Dorsett Shepherds Bush Client: Dorsett Hotels Value: 24m Rooms: 317 Completion: 2014 The Dorsett Shepherds Bush, which opened in 2014, was completed following a major refurbishment of the Grade II listed Shepherd s Bush Pavilion building, which originally opened in 1923 as the Pavilion Cinema. The original cinema won the RIBA London Street Architecture Award for the best London façade in 1923 when Sir Edwin Lutyens was on the panel of judges. The cinema was designed by Frank T. Verity for Israel Davis. Its distinctive brick and stone frontage onto Shepherd s Bush Green was one of the prominent features. We retained the original award-winning brick façade with minor alterations to ensure natural light within the hotel rooms behind, including a new glazed roof which follows the curved profile of the original. Delivered in just two years, the new hotel offers 317 luxurious Chinese-inspired bedrooms, an executive lounge and two restaurants, as well as a spa and meeting rooms. Student Scape Greenwich Scape Greenwich Client: Rise Value: 17m Rooms: 298 Completion: 2013 With 298 contemporary student-rooms, Scape Greenwich (Plot M0120) consists of two vault-topped blocks connected at ground floor level. Following an initial two-stage procurement process, the developer was unable to close out stage 2 at the anticipated price, putting significant risk on a programme tied to occupation dates. We were quickly able to carry out an appraisal of the Stage D+ design and provide a fixed price lump sum offer based on a comprehensive set of contractors proposals for the interior specification, which at that stage was still largely in abeyance. Programme was critical to the developer, with completion dates tied to term time occupations for students, and we improved programme by developing the design for our own pre-fabricated bathroom pods and pre-cast concrete panels with integrated windows for the envelope. We were able to deliver against a challenging construction programme that saw us handover the first block just 11 months after breaking ground. Student London House London House Client: Goodenough COllege Value: 35m Rooms: 504 Completion: 2014 A major refurbishment and sensitive intervention of the partly Grade II listed William Goodenough College to provide over 500 high-specification private student rooms and suites, alongside extensive front and back of house facilities over two phases. Phase I comprised : adding a two storey extension to create 54 high-quality single rooms with private bathrooms and two studio flats; adding private bathrooms to existing single rooms; reconfiguring accommodation to add 20 studio flats and 10 rooms; creating a new garden courtyard and terrace; and modernizing the reception and common areas to make them accessible. Phase II involved the refurbishment of the Grade II Listed London House comprising student accommodation: 9 flats & 299 study bedrooms with associated shared facilities. The College had not undergone any major infrastructure work since opening its doors over 80 years ago. Goodenough College wanted to refurbish and update its accommodation in order to provide members with contemporary facilities to meet the needs of multi-national postgraduate students and their families.
