Lower level slate paved terrace. Enchanting steeply sloping woodland garden with a pathway leading to a large landing stage and direct waterfrontage. DESCRIPTION To be sold for the first time in about 25 years. Built in 1963 and ahead of its time including a feature in Ideal Home Magazine.

3 The architect Michael Newberry is known for his modernist architecture including a glass box house, also built for himself, in woodland in south east England and he also designed parts of the Queens Park Rangers football stadium. The architecture of this house is deemed so merited by the Royal Institute of British Architects that it is included in their collection at the Victoria & Albert Museum. The house features walls of glass on its western elevation captivating views over the sailing waters of Port Navas creek, Port Navas Yacht Club and countryside beyond all witnessed through and over the woodland canopy below the house. Importantly the house has direct frontage to Port Navas creek with a large wooden decked landing stage accessed by a path through the woodland from the house. Much of the originality of the design is clearly on show throughout the house although there are now opportunities to improve the property and expand its accommodation and this could begin with the lower ground floor where there is a range of rooms loosely set up as an apartment which could be refurbished or even included into the main house accommodation.

4 LOCATION Fowler s Landing is an imposing detached waterfronting residence, in a particularly convenient location for golf and sailing. Set towards the end of a privately owned nothrough lane, Fowler s Landing is on the more accessible north side of the Helford River and is only about 1½ miles from the village of Mawnan Smith. This area is a firm favourite with those who like to walk, to sail and to enjoy The National Trust Gardens and unspoilt countryside. The village of Mawnan Smith offers a post office and shop, doctor s surgery, garage, restaurant and hairdressers. The focal point of the village has always been the picturesque Red Lion Inn, which was a well established hostelry as far back as 1717. The village offers a variety of clubs, societies and sporting activities for all ages. The glorious gardens created at Glendurgan and Trebah by Alfred and Charles Fox and by the Rogers family of Carwinion and Bosloe are now open to the public and attract visitors from all around the world.

5 For the sports enthusiast, there are five 18-hole golf courses within about 15 miles. The nearest being literally at the top of the lane at the Budock Vean Hotel. Water sports such as windsurfing and waterskiing are available at the waterfront at Helford Passage, sailing facilities are second to none; the Helford River, Falmouth Bay and the River Fal (Carrick Roads) offer some of the finest day sailing waters in the United Kingdom with excellent yachting facilities, including the Royal Cornwall Yacht Club. The area bounds in wonderful creekside, coastal and country walks. Much of the coastline is owned by the National Trust and the area is designated an Area of Outstanding Natural Beauty and Special Scientific Interest.
