Page 5 General Terms and Conditions of 2017 Cash Rent Lease: Cash Rent Bid Due November 15, 2016, 12:00 p.m. (CST) and must be in writing. Verbal offers will not be considered. Acreage The acreage for this lease is based on the tillable acreage. Cash Rent Payment The cash rent shall be due in full on or before March 15, 2017. Limestone Landlord shall pay for lime and application. Ag Program Payment Tenant to receive 100% of the USDA direct program payment for the corresponding lease year. Maintenance Tenant shall keep the farmland, including soils and otherwise, in good condition. Landlord will ensure access to all tillable acreage. Tenant must repair any damage to tillable and non-tillable acreage caused by tenant. Roadsides Roadside appearance is important to the landowner and tenant will be expected to mow the roadsides at least 3 times per year, or if the tenant maintains the roadsides in a weed free state, then tenant will be expected to mow only one time after August 1st. Tenant is not responsible for mowing cemetery areas within the property, but must allow one narrow strip (approximately 200-250 feet long by approximately 6-8 feet wide) for mowers to access and mow the cemetery. Renewal Landlord may entertain renewal or extension possibilities with tenant. Possession Upon signing the lease, tenant will have access to the land. During the term of the lease, tenant will have access to bins on the property for storage and use, at tenant's own risk. Please note that one bin has a drying floor, but tenant may need to provide its own fan for grain storage. Tenant will pay utility or similar costs as required for use of the bins.
