ABOUT US VMQ Property Services is a Turnkey Property Development Consulting and Project Management company. The creation of the company emanates from a vision shared by the founding members to provide a unique and personal solution to the property development and built environment. The Turnkey approach will remove the clients from the direct management of various disciplines by providing a one stop manager to coordinate on their behalf. Having collectively forged over 28 years of experience within the property and construction industry, the seeds for VMQ Property Services were germinated through the blending of a surplus of diverse skill sets. VMQ Property Services Business Model is to add value throughout the life cycle of a property, from business strategy formulation to operational efficiency. Our involvement is from managing the packaging and development planning, feasibility analysis, value engineering and management of the collaborative inputs of other professional s teams; such as architects, quantity surveyors and engineers and, to project close up and handover of project manuals. We manage your projects at every pause, turn and green light up to successful completion. PROPERTY DEVELOPMENT FACILITATOR Our services include preparation and packaging of various commercial land deals. This service is mostly required by municipalities, we ensure formalisation and registration of land into the rightful owners including the appointment of conveyancing teams and the facilitation and drawing up of leases as well as sale agreements. The Value Modelling Quotient is our signature and our unique approach to feasibility modelling which is informed by various schools of thought, models and our experience. The VMQ method is a fundamental aspect required in catering for needs of the following markets: FACILITIES MANAGEMENT VMQ Property Services provide coordinated management and administration of the property infrastructure and operational services for office blocks, commercial buildings and residential flats. This service greatly aids in optimising the functionality of the asset by repositioning nonperforming assets or optimising the use of existing asset. This allows for the client to reap the highest return on investment. 4 THE VMQ ETHOS Under the core values of integrity and professionalism, VMQ Property Services has established itself as a team of professionals in the property development and built construction industry. We have the precise industry knowledge to deliver on property development projects from concept formulation right through to project completion. By giving each client personal attention; VMQ Property Services endeavours to ensure a maximised return on investment. VMQ LEADERSHIP Managing director of VMQ Vatiswa Mjiba brings to her role a host of over 15 years of experience within the property industry. She holds a Post Graduate Diploma in Property Development and Management from Wits, as well as B.Tech Degree in Construction Management. Vatiswa s experience has equipped her with the expertise to analyse and develop business processes that optimize the businesses function and profitability. In 2000 Vatiswa entered the industry as a quantity surveyor. She has been scaling the ladder incrementally from property development, project management, property feasibility analysis to business strategy formulation and development as well as deal negotiating. Vatiswa has forged her career in companies such as Old Mutual Property Group, Edcon and Crowie Projects at exco level with projects to the value of as much as R360 million. An ardent believer in building lasting business relations, Vatiswa s ability to lead skilled teams is a testament to her proven track record as she is a results driven professional. With her technical, analytical and leadership skills she is adept in steering organisations towards realising their strategic initiatives. Lebo Qhobosheane, the Founder of the business and Non-Executive Director has been an industry professional for over 13 years. In addition to his ongoing studies in Property Development and Management, he holds a BSc in Construction Management and Management Advancement Programme certification. This self-starter is driven by the desire for excellence. Along with his attention to detail, his industrious and resourceful nature have lead Lebo on a successful and rewarding journey through the built environment. Although not active in the business, he now provides guidance to the leadership. In 2002, as a site agent for blue chip construction company Grinaker LTA, Lebo s career was initiated through the use of his people skills and on-site experience. Since then, he moved on to project management and then to development management roles for the likes of JM Henrey & Associates and Eris Property Group. Lebo provides valuable guidance in the structuring of property development transactions. Having worked on projects to the value of up to R1.2 billion, he has proven his skills as a property development expert. PORTFOLIO Within the built environment and property industry, together the VMQ Property Services team have accumulated a wealth of experience and knowledge. The driving force behind the VMQ team is the passion for tangible returns in order to unlock the value of your asset. Our previous work is a testament to this very fact.
