1 For RANW MLS Appraiser Members: Help Tips for completing the 1004MC Form (revised March 2009) The statistical numbers needed for the fields on the 1004MC can be found on the bottom of the Oneliner Display, or the Totals Only Oneliner Display from any InnoVia property type search. In order to complete the 1004MC, Appraisers will need to do 4 separate searches to find listings matching chosen criteria over a specified time frame. On InnoVia s search screen, set up the criteria to find listings using the various criteria selection options for geographic area (the map-based search, county, municipality, school district, zip code, or MLS area), numbers of bedrooms and/or bathrooms, price ranges, and/or other features of the property. Search #1: 1. In the Status field, select Active. 2. Execute your search, selecting Printer Friendly from the Total number of units (Total # of Comparable Active Listings), Average DM (Days on Market) - which is used in the Comparable Listings Days on Market field simply note it as April 2009 Page 1 of 5
2 The RANW MLS system does not allow members to go back in time to find out how many listings were active at a date or time prior to current. The 4-6 month and 7-12 month fields can not be completed for Active listings. Those fields would be marked Not Available. Search #2: (example for Current to 3 Months, enter low field 01/01/2009, high field 03/31/2009). To calculate the Absorption Rate (Total Sales/Months) for Current 3 Months: divide the # of Units by the # of Months. Using the above statistics, 15 Units divided by 3 (3 month time period) = 5. 3 To calculate the Months of Housing Supply (Total Listings/Absorption Rate) for Current 3 Months: divide the total number of ACTIVE listings from Search #1 by the Absorption Rate calculated above. Using the above statistics, 11 active listings divided by an Absorption Rate of 5 = 2.2.) Search #3: (example for Prior 4 to 6 Months, enter low field 10/01/2008, high field 12/31/2008). 4 To calculate the Absorption Rate (Total Sales/Months) for Prior 4-6 Months: divide the # of Units by the # of Months. Using the above statistics, 14 Units divided by 3 (3 month time period) = Calculating the Months of Housing Supply (Total Listings/Absorption Rate) for Prior 4-6 Months CANNOT be done. The RANW MLS system can not search Active listings for previous time frames. This field would be marked Not Available.. Search #4: (example for Prior 7-12 Months, enter low field 04/01/2008, high field 09/30/2008). April 2009 Page 4 of 5
5 To calculate the Absorption Rate (Total Sales/Months) for Prior 7-12 Months: divide the # of Units by the # of Months. Using the above statistics, 60 Units divided by 6 (6 month time period) = 10. Calculating the Months of Housing Supply (Total Listings/Absorption Rate) for Prior 7-12 Months CANNOT be done. The RANW MLS system can not search Active listings for previous time frames. This field would be marked Not Available..
