2 Dear Purchasers, We are pleased to present you with this Information Package that outlines the way in which Centvm Apartments is managed and the services that are on offer to all owners/ investors in this new development. Purchasers in Centvm have invested significantly in this building and as such deserve to have a management team that are dedicated to the efficient operation of the complex and ensuring investors are able to take advantage of opportunities created through the targeted marketing of the project. Please take a moment to read through this information so that you are aware of what services are available to owner/ investors here at Centvm Apartments. ONSITE MANAGEMENT Centvm Apartments will operate with the benefit of having Onsite Property Managers that will adopt a whole of management approach to the operating of this new development. Our company has extensive experience in the management of complexes such as this and will be responsible for both the property management on behalf of investors and the overall day to day operation of the building. This management model for buildings such as Centvm has proven to be very successful over time as we are dedicated to ensuring that it is managed effectively and that owners investments are closely monitored and given the best possible return on investment. We are able to achieve this by marketing Centvm Apartments to various sectors exclusively for and providing tenants with services that are not available in similar buildings throughout Melbourne. SUMMARY OF SERVICES PROVIDED Investors in Centvm have the opportunity to have their apartment managed by our appointed onsite property management team that will operate from the reception area on the ground floor of the complex. Our company is a fully licensed estate agency and essentially operates in the traditional way of collecting investor s income into our trust account and disbursing it to our owners on a regular basis. Our owners will receive detailed statements of the income derived from their investment each month. The key difference between our management and external property managers is that we are onsite and dedicated only to the apartments within the development.

3 BENEFITS OF ONSITE PROPERTY MANAGEMENT TO OUR OWNERS We feel that the key benefits of utilizing our Onsite Management services are best summarized as follows: Competitive fee schedules. We can directly target major employers in our area and promote Centvm Apartments as a premium complex to reside. Our flexible hours and the ability to meet people on site at any time will attract local professionals to Centvm ahead of other locations. Onsite and available throughout the day for all resident/ owner issues. Dedicated to managing the apartments within the Centvm development and are therefore 100% committed to attracting tenants/ clientele for your apartments only. Provide our owners with Investor Update newsletters to ensure you are kept up to date with any issues. Able to show prospective tenants through apartments at all times, any day and at extended hours. Quickly develop a relationship with tenants/ guests and provide them a level of service not available in traditional residential complexes. We are able to offer services to all residents that provide us with a point of difference and enhances Centvm s reputation as a preferred place to live. Operating onsite will allow us to keep a close eye on our residents and ensure that your investment is being well cared for. Encourage and foster a strong sense of community amongst residents via consistent communication and involvement within the complex. We can represent the owners interests at the Owners Corporation meetings. Attend to all maintenance issues quickly and efficiently with on site maintenance staff (no call out fees). In summary, our business has an intimate knowledge of your apartment in the Centvm Complex. Prospective tenants are dealt with professionally and with the minimum of fuss. 4 SCHEDULE OF FEES PERMANENT LETTING Please find our schedule of fees for the leasing and managing of your apartment. As our company operates onsite, many of these fees have been applied at a discounted rate based on the industry average. Management Fee: 6% plus GST = 6.6% Services included at NO EXTRA COST in our management fee, but not limited to, are as follows: Internal inspection reports Condition Report including digital photos Annual written appraisal and rental review Trust Account Data Entry Transfer of rental funds to selected accounts Maintain full trust account reporting and financial data management Paying Invoices for works on your behalf deducted from rental income Sundries, Postage & Petties: $8.00 per month plus GST. Leasing Fee: One week s rent plus GST. Re-leasing Document Fee (to an existing tenant): Statement Fee: Maintenance Co-ordination: Organize all repairs with qualified trades-people and pay associated accounts. Ensure all issues with your apartment during the warranty period are taken care of and that attendance to warranty issues is provided at no cost to our owners. Service to Smoke Detectors: Yearly service and battery change to all smoke detectors in your apartment as per Victorian regulations. Onsite maintenance will carry this out. $25 plus GST (no call out fee charged).
