EPC Certificate It is now mandatory to have an EPC for house sale and let under the home information pack legislation. 75 Gas safety Certificate Under the housing act every tenanted property with any gas appliances must have an annual gas safety certificate carried out. 75 Electrical safety certificate Under the housing act as landlord we must make sure that the property is safe electrically. This certificate will test the entire property. 120 Digital inventory We highly recommend that a digital inventory is carried out before any tenancy begins.
