1 REAL ESTATE PROGRAM GENERAL REQUIREMENTS The Real Estate program provides students with the knowledge and specialized skills required for career opportunities in the real estate profession. Students may choose to prepare for careers in residential sales, commercial real estate, mortgage lending, appraisal, inspection, or property management. Courses are available for professional development or for personal information. The Real Estate program offers current workplace curriculum and training in the use of technology to assist individuals and business and industry in meeting their professional goals. The Texas Higher Education Coordinating Board (THECB) allows students to earn only one AAS in Real Estate. Students may choose from one of the following two specializations: Residential or Mortgage Lending. TSI testing required prior to first enrollment for all AAS degrees and Level II certificates. PROGRAM OUTCOMES Students will be able to: Explain the Articles of the Texas Real Estate Commission s Canons of Professional Ethics. Analyze the disclosure requirements in various real estate situations. Explain the elements of the fiduciary obligation. EMPLOYMENT There are 11,982 Real Estate Sales Agents employed in the Greater Houston Area. This number is expected to decrease by 0.1% over the next four years. The estimated annual job openings is 206 jobs a year. Median Wages - $19.89 hourly, $41,000 annually LICENSING INFORMATION TREC (Texas Real Estate Commission) sets educational requirements for getting a Real Estate Sales Agent license in Texas. Please visit a Cashier s office at any HCC location to determine your residence status. Once you know your residence status you can go to to determine the cost for your chosen degree plan. This can also come in handy to determine the cost per semester or per class in addition to the cost for the certificate.

2 FINANCIAL AID: Financial aid is available. Please visit a financial aid office on any of the major HCC campuses. You can also visit for more information. REGISTRATION: To become an HCC student, you can visit Once you become an HCC student, please visit with an HCC Advisor to be sure that your major is stated as Real Estate and to start working on your degree plan (the list of degrees is listed in the next section). Be sure that you bring any transcripts that you may have to determine how your previous learning experiences may apply at HCC. After you have completed this visit, you can then register for your classes online. There are also computer labs on each of the major campuses which may be able to assist you in registering for classes. Be sure you register no later than 11:59 PM on the Sunday before your class starts. NOTE: HCC Real Estate classes are Semester Credit Hour classes rather than continuing education courses. Please be sure that you select SCH or Credit as your Course Career when registering for classes. Veterans, please visit to learn how to apply your benefits to these programs. COURSE STRUCTURE Most of the Real Estate courses meet for four weeks during four different sessions throughout the semester. The Co-operative Education courses meet for the full 16 week semester. Please note the exceptions as you register for classes. The sessions are as follows: 1 st 4-week session (F4A) Aug 28 Sep 24, nd 4-week session (F4B) Sep 25 Oct 22, rd 4-week session (F4C) Oct 23 Nov19, th 4-week session (F4D) Nov 20 Dec 17, 2017 Full 16 week semester (RT) Aug 28 Dec 17, 2017 All 6 courses required to sit for the Texas Real Estate Sales Agent Exam can be completed in one full semester. Once you have successfully completed these courses, you can take the Real Estate Exam Prep course (RELE 1191) to help you prepare for the state exam. NOTE: Students are allowed to take a maximum of 5 semester credit hours during a 4-week session without department consent. The department will only approve a maximum of 6 semester credit hours. Please contact our division administrative assistant, Lyssa Wilson, at for assistance. Online courses are totally online except for an in-person final exam. NOTE: You must log in during the first two days of class or you will be dropped from the course. Hybrid courses (50% classroom, 50% online) generally meet one time per week for 4 weeks at the location listed in the schedule. You must attend the first class meeting day or you could be dropped from the course. Cooperative Education Courses (Co-op) Meet for the entire 16 weeks in the Fall and Spring semesters, one night per week. You must be listed as a Real Estate Major, have completed the 6 basic courses and contact Professor Juan Crawford for a permission number to enter this class. Exam Prep Course (RELE 1191) All day Friday AND Saturday course (9:00 AM 5:00 PM). You must complete the 6 basic courses and call the Division Secretary, Lyssa Wilson, for a permission code before NOON on the Friday before the class starts (permission code is required to register). You MUST register and pay for the class no later than 11:59 PM on the Sunday before the class starts. Attendance is both days and you must be in class Friday by 9:00 AM or you could be dropped from the course.

CERTIFICATE TO DEGREE Did you know that our certificates contain the some of the classes that are in our degrees? You can complete a certificate and then apply those classes toward a degree. You could end up with both a certificate and a degree from HCC. PRIOR LEARNING Do you already have a degree? Real Estate AAS: The AAS in Real Estate is a two year program that introduces students to the many opportunities in the real estate industry such as residential and commercial brokerage, appraisal, property management and investment. Upon completion, students will have met the educational requirements for the Texas Real Estate salesperson and broker licenses. Investors, lenders, property managers, end users and various governmental agencies use appraisal/valuation techniques in their decision making. The curriculum focuses on valuation procedures, approaches to value, property descriptions, residential and commercial applications, appraisal math and construction. NOTE: HCC does not currently offer the courses which lead to obtaining an Appraisers License. The curriculum focuses on the general environment of commercial real estate and includes valuation, environmental issues, selling, listing, and leasing activities. 5 Real Estate Property Management Certificate The Property Management program is designed for students wanting to enter the property management field as an onsite manager, consultant, owner, or assistant. The curriculum focuses on the operational side of non residential real estate and includes maintenance, rent collection, insurance and legal issues. Contract Forms and Addenda RELE 1200 Promulgated Contract Forms, which shall include but is not limited to unauthorized practice of law, broker-lawyer committee, current promulgated forms, commission rules governing use forms and case studies involving use of forms. Principles of Real Estate RELE 1201 A beginning overview of licensing as a real estate broker or salesperson. Includes ethics of practice as a license holder, titles to and conveyance of real estate, legal descriptions, deeds, encumbrances and liens, distinctions between personal and real property, appraisal, finance and regulations, closing procedures, and real estate mathematics. Covers at least three hours of classroom instruction on federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment. Fulfills at least 30 of 60 hours of required instruction for salesperson license. Principles of Real Estate II RELE 1238 Overview of licensing as a broker or salesperson. Under supervision of the college and the employer, the student combines, classroom learning with work experience.
