5 BritLin Investments co-invest in properties and procures third-party managers that provide local expertise. Our owner-manager affiliates own over 63 properties with over 20,000 units in 18 states and manage over $1 billion in assets. We develop long-term relationships with our sellers, lenders, and ownermanagers. Our combined operating teams have over 50 years of hands-on competency in investing, operations, management and ownership. Our tight-knit affiliated teams are skilled in capital markets, real estate transactions, and lender relations. They have public and private company experience and have purchased over $500 million in multifamily properties.
6 BritLin Investments actively seeks acquisitions of multifamily properties in an alliance with current property owners, sponsors, and various lending sources. Multifamily Property Types Include: Nationwide middle markets. Multiple property portfolios and single building properties. $5 to $35 million cost. Class: B and C, 100 units and above, built 1960 and newer. Favorable price per-unit with purchase price below replacement cost. Cap Rate 8% and above lower cap rates are doable based on deal structure. Occupancy stabilized at 80% and above. Ideally under current third party management.
7 Master Lease with option to buy. Seller second with single and split promissory notes. Multiple stepped phase buyouts. All cash buyout. New Holding and Operating LLCs can be created when needed. The current owner becomes a partner in the new Holding LLC and retains a portion of the properties cash-flow. The current owner no longer has direct ownership and responsibility of the property while maintaining income and other benefits.
8 BritLin Investments diverts risk away from our lenders and structures cash-flow towards secure preservation with the rapid return of lenders principal funds. The capital-stack and waterfall can include: Primary Debt Secondary Debt Single and Split Promissory Notes Mezzanine Loan Bridge Loan Equity Loan Preferred Equity Loan One of our primary arrangements is to restructure primary portfolio debit by refinancing an entire portfolio or creating a new property portfolio then refinancing it at a lower interest rate.
9 Third-party administration and bookkeeping are maintained for each properties Operating LLC. BritLin Investments with its network of relationships: Identifies Properties Underwrites Investments Supervises Acquisitions Provides Funding Rises Funding Upon stabilization we operate and hold properties for the long term.
10 We eliminate cash-flow surprises by not relying on speculative backend performer projections. Our affiliated companies have distributed to their lenders and investors, monthly cash-on-cash returns in excess of preferred-returns plus IRR profits from surplus and disposition income.
